This is why I tell anyone that cares to know from Alaigbo that if you are born foolish by an ipob father you are destined to perish of foolishness.
Comparing worldclass London and New York to a local city pocketed by a drug lord shows the extent of your delusions. Do you the government in London or New York demolishing their best buildings while allowing slums to proliferate everywhere?

Meanwhile, your father won't even qualify to be my gateman.

The real owners of Bakassi have come to reclaim their territory! Those from Cross River shouting "We are not Biafra" , you think you can get back Bakassi From either Cameroon or Ambazonia without Biafra being existent in the picture? If Biafra comes, we will get back Bakassi for sure. Any other ethnic nationality that wants to leave Biafra after its restored is more than welcomed to do so. Biafra will be a Confederation of ethnic nations, just like the UK. Anyone can join and anyone can leave. I know most people from Cross River still wish Bakassi could come back to Cross River State and it will in the coming years cheesy
Obasanjo did Cross river people dirty. Are you aware that Cross river lost its right as a coastal/littoral state after Bakassi was ceded to Cameroun? They also lost their right as an oil producing state. Thus becoming a poor state. Calabar that was once a vibrant city is now a shadow of its former self.

Sell oil in the black market and buy weapons
Exactly!!!
They can't be risking their lives and fighting all those battles without compensation. They should sell both crude oil and locally refined fuel. Nigeria offers a huge market for market for that. Invite Eastern European technical partners that will buy the crude oil in exchange for black market sophisticated weapons, as well as logistics.

Recruit more indignous people to their ranks and even send some men for military training to places like Israel and Poland. In addition, they should also share Intel with ESN and other separatists operating in Nigeria and Cameroun.

Cameroun can't win this guerilla war against them if they remain resolute and strategic.

Lol, when I see ignorant ones like you trying to insult those wise enough to be your teachers, I just shake my head. Now let me educate you on how the economy works. When a significant number of people with higher purchasing power refuse to build houses, it doesn't mean they will disappear from Lagos. No, instead they will decide to become tenants. Now, basic economics states that when demand outstrips supply, prices will skyrocket. So, with many people seeking for houses to rent and only few being available for rent. Let me explain what will happen, ordinary 3 bedroom flat may jump from 1 million naira yearly to 3 million! The Igbo businessmen who refused to build but decided to become tenants, will still be able to afford it, but how many Yoruba civil servants can afford to pay such rent? That's when most of you will start moving into interior villages in Ogun state while others will move into slums or floating batchers.

Even companies will eventually find Lagos too expensive to operate from. The multiplier effect will gradually make the city less competitive and less viable.

Alaigbo:
You are not intelligent. Let us assume you are telling the truth, when Igbo diversify n invest into real east in Ipobland people will strategically go to those places because of the new development going on there isn't that so ?

That is less pressure on built up places in Lagos right ? So how will Lagos now be in trouble ?

Another point when Nigeria capital was diverted to Abuja did you know how many investment Lagos lost ? Now compare such investment to what a handful of economic saboteurs you Igbo building on waterways represent n compare what Lagos will miss btw the divide yet Lagos felt nothing so your wail of woes will only apply to Ipobland not Lagos

Port- Harcourt and Warri, both in Niger Delta, used to be very busy, business wise before. Trans- Amadi Industrial area in P. H then used to be a place where lots of companies have their offices and it did offer employments to many Nigerians living in P. H.
In Warri, the Wharf and NPA quarters was very much busy also like PH.
Unfortunately, these two areas in these states, Rivers and Delta, have become a shadow of themselves, courtesy of Niger- Delta activism and hostile attitude towards non- Indigene investors.
Today, the sea ports are there, but no one is using them in Warri, Trans- Amadi Industrial area, still has those structures, but investors have taken a flight with their capital and those areas have become a shadow of themselves, while the Niger- Delta agitators, who saw those areas and their God given areas and we're hostile to non- indigenous investors, have abandoned their lands and are hustling for employment outside their God given land.
One bad aspect of life,is that people don't learn from history and the mistakes of others, till it hits them like thunder.
Watch the economy of Lagos State in the next 10-15yrs. I rest my case.
God bless you!
Don't mind these ignorant ones arguing blindly over things they know nothing about. When they will realize what I'm saying, it would be too late.
PropertiesRe: Why Builders, Developers And Real Estate Agents In Lagos Are In Trouble by Sadwaste(op): 4:54pm On Nov 26, 2023
Lol, so you don't know there are many Igbos and non Yorubas who use Yoruba names or phrases to name their houses? In a hostile environment like Lagos, smart people try to avoid bringing unnecessary attention to themselves as outsiders, so they try to assimilate as much as possible.

That one or two properties were sold doesn't mean there aren't several others without buyers. The question is, what percentage?

Lagos economy is large and the population is huge, so ordinarily, the property sector ought to be very vibrant but due to political problems viz a viz hostility towards Igbos, a significant demography with huge purchasing power are no longer interested.

Of course, there are handful of Hausa and Fulani moneybags with funds to invest in one tower or two, but know that such can't make any impact in a city said to be close to 20 million. What defines a property market outlook is not one or two towers that were built but rather the thousands of flats and individual duplexes that are no longer being built.

Meanwhile, talking about criminality, we know those constituting nuisance with agbero, omonile, street gangs, road robbery and drugs in Lagos. Unfortunately for you, they're not Igbos!

yoruboid:
You’re the one deceiving yourself. If the sales are declining, how is it any of your business when you’re not a developer. And if the sales are declining, why are the prices going up instead of remaining stable.

A&A Towers in Eko Atlantic has sold up to 80% of its over 50 apartments at $350,000 each in the last few months. It’s owned by Yorubaman who still has dozens of other highrise projects in VI and Ikoyi. Sujimoto keeps selling luxury apartments in Ikoyi and Banana Island and how many Igbo men do you see him rolling with? His clients are typically Yoruba and Hausa.

And once again I put it to you that most of the houses in VI, Lekki and Ikoyi are owned by Yorubas while the few Igbo tenants keep acting like it’s theirs. They will take an apartment and before you know it, thirteen of them will live there and suddenly they come here and make it seem like they have bought thirteen different houses.

You can check most of the towers in Banana Island, Ikoyi, VI and Lekki. Many are named after Yoruba people and most are Yoruba owned. Why would a Igbo person build a house and name it after a Yoruba person. Does it make sense?

Anyways move your “properties” away instead of ranting about it. No one will miss you. We will have a saner business environment devoid of criminality

Sorry for ur loss.

People are still building houses everyday in lag regardless...pele
Lol, you don't even understand the situation. Of course, people still build houses in Borno state, same with Lagos. However, when 10,000 people were building annually in the past only for 900 to be building annually today, then the sector can be aptly described as collapsed!

If you're smart, these are the questions you should ask yourself:

1. Are investors building enough houses to solve the housing deficit in Lagos? The answer is no!

2. If you bought a property for 100 million three years ago and decide to sell now yet no one is pricing up to that amount despite the inflation and loss of naira value, hasn't the sector collapsed?

3. When people put up their properties for sale in Lagos and there are no buyers after original price has been reduced twice, is such sector still viable?

These 3 challenges I mentioned above are what realtors and property sellers are facing currently in Lagos. Don't take my word for it, ask around and see for yourself!

Mention the developer

Most developers I know of in Lagos are Yorubas and that most buyers are your people is another lie

A simple check on prices of houses in Lagos in November 2023 compared to 6 months ago will prove to you that houses have increased in price month on month. Of course you have no idea because you’ve not made a real estate investment in Lagos

If people aren’t buying, why are prices or houses going up

Over 60% of real estate in Ikoyi, Victoria Island, Lekki to Ikate, Ikeja and Surulere are owned by Yorubas. Some of these lairs will live in a house as tenants and act like it’s theirs. It’s in their DNA
Your problem is ignorance. Being a developer doesn't make you owner of an estate. Go and check those buying the properties in Lagos until recently. Even in parts of Lekki, you will see entire neighborhoods with houses almost completely owned by Igbos. It's the same in many parts of Lagos. That you don't know this shows you're ignorant.

Again, you claimed that prices of houses are going up. How many of those houses have been sold in recent times? Go and ask realtors to compare year on year sales with previous years then come back to me. There are many properties for sale with no buyers in Lagos now, I mean lots of them!

Continue decieving yourself.

PropertiesWhy Builders, Developers And Real Estate Agents In Lagos Are In Trouble by Sadwaste(op): 8:31am On Nov 26, 2023
My friend who is a real estate developer in Lagos was complaining bitterly to me that business has been terrible. I told him it's a general problem affecting the whole country since Tinubu removed subsidy. But he said no, it was worse than that. He told me that Igbos used to be the bulk of their customers. They will send their staff to go to Igbo markets like Alaba, Trade Fair or Ladipo to canvas for investors. They're mostly the ones with cash to invest. But today, they've stopped.

These days there staff are sometimes chased away and threatened never to step foot inside their shops again. The man is from Edo state but is into real estate development in Lagos, Benin and P.H.

His situation prompted me to make further inquiries and what I discovered was quite startling. Something dangerous is happening in Lagos and people are not even aware. There is going to be a severe housing crises in the near future. A three bedroom flat will soon be going for 3 million annually and yet people will find it hard renting one. There is going to be proliferation of slums and shanties all over Lagos.

Anyone who is informed knows that what I'm saying here are facts. When people are no longer building houses. Government isn't either. And population keeps growing, then it will only result in proliferation of slums.

People in Lagos will soon find themselves spending all their income on paying rent. While most others who can't cope will end up in slums.

My friend is now focusing in Benin and P.H. while diversifying away from Lagos property development. Others who are proactive should brace up before it's too late.
