Recruit more indignous people to their ranks and even send some men for military training to places like Israel and Poland. When a significant number of people with higher purchasing power refuse to build houses, it doesn't mean they will disappear from Lagos. No, instead they will decide to become tenants. Now, basic economics states that when demand outstrips supply, prices will skyrocket. So, with many people seeking for houses to rent and only few being available for rent. Let me explain what will happen, ordinary 3 bedroom flat may jump from 1 million naira yearly to 3 million! The Igbo businessmen who refused to build but decided to become tenants, will still be able to afford it, but how many Yoruba civil servants can afford to pay such rent? That's when most of you will start moving into interior villages in Ogun state while others will move into slums or floating batchers. Even companies will eventually find Lagos too expensive to operate from. The multiplier effect will gradually make the city less competitive and less viable. Alaigbo: |

Lol, so you don't know there are many Igbos and non Yorubas who use Yoruba names or phrases to name their houses? In a hostile environment like Lagos, smart people try to avoid bringing unnecessary attention to themselves as outsiders, so they try to assimilate as much as possible. That one or two properties were sold doesn't mean there aren't several others without buyers. The question is, what percentage? Lagos economy is large and the population is huge, so ordinarily, the property sector ought to be very vibrant but due to political problems viz a viz hostility towards Igbos, a significant demography with huge purchasing power are no longer interested. Of course, there are handful of Hausa and Fulani moneybags with funds to invest in one tower or two, but know that such can't make any impact in a city said to be close to 20 million. What defines a property market outlook is not one or two towers that were built but rather the thousands of flats and individual duplexes that are no longer being built. However, when 10,000 people were building annually in the past only for 900 to be building annually today, then the sector can be aptly described as collapsed! If you're smart, these are the questions you should ask yourself: 1. Are investors building enough houses to solve the housing deficit in Lagos? The answer is no! 2. If you bought a property for 100 million three years ago and decide to sell now yet no one is pricing up to that amount despite the inflation and loss of naira value, hasn't the sector collapsed? 3. When people put up their properties for sale in Lagos and there are no buyers after original price has been reduced twice, is such sector still viable? These 3 challenges I mentioned above are what realtors and property sellers are facing currently in Lagos. Don't take my word for it, ask around and see for yourself! |

Even in parts of Lekki, you will see entire neighborhoods with houses almost completely owned by Igbos. It's the same in many parts of Lagos. That you don't know this shows you're ignorant. Again, you claimed that prices of houses are going up. How many of those houses have been sold in recent times? Go and ask realtors to compare year on year sales with previous years then come back to me. There are many properties for sale with no buyers in Lagos now, I mean lots of them! My friend who is a real estate developer in Lagos was complaining bitterly to me that business has been terrible. I told him it's a general problem affecting the whole country since Tinubu removed subsidy. But he said no, it was worse than that. He told me that Igbos used to be the bulk of their customers. They will send their staff to go to Igbo markets like Alaba, Trade Fair or Ladipo to canvas for investors. They're mostly the ones with cash to invest. But today, they've stopped. These days there staff are sometimes chased away and threatened never to step foot inside their shops again. The man is from Edo state but is into real estate development in Lagos, Benin and P.H. His situation prompted me to make further inquiries and what I discovered was quite startling. Something dangerous is happening in Lagos and people are not even aware. There is going to be a severe housing crises in the near future. A three bedroom flat will soon be going for 3 million annually and yet people will find it hard renting one. There is going to be proliferation of slums and shanties all over Lagos. Anyone who is informed knows that what I'm saying here are facts. When people are no longer building houses. Government isn't either. And population keeps growing, then it will only result in proliferation of slums. People in Lagos will soon find themselves spending all their income on paying rent. While most others who can't cope will end up in slums. My friend is now focusing in Benin and P.H. while diversifying away from Lagos property development. Others who are proactive should brace up before it's too late. |
