1. You can charge higher within three months. You can rent a house 50,000 CFA now and rent it 60,000 next 3 months. It all depends on the client, how good the place, and urgency.

2. A tenant cannot owe you because if he/she doesn't pay up, there's nothing to wait for than rent out the house immediately to someone else. It's like lodging in a hotel. That brings me to the next point.
