From my own investigations, this is how it works.
1. All employees are statutorily obliged to contribute to the scheme.
2. Your employer deducts your contributions at source and remits to federal mortgage bank.(FMB)
3. You will be issued a passbook where records of your contributions will be updated on a monthly basis.
4. After contributing for six months, you can access the fund.
5. You approach a recognized primary mortgage institution(PMI)n open an account and apply through the PMI to FMB for the loan.
6. Before applying, you must have identified a property you want to buy, have your equity contribution in place with the PMI. The equity is btw 10 and 30% depending on the amount you want to apply for. The maximum you can get is #15m.
7. The interest rate on the loan is 6%.
8. It is a long and cumbersome process, but if you are patient, you will get the loan. I will advise anybody who wants to apply for it not to do it alone. You can get your colleagues who share the same vision to apply together so you can be encouraging each other.
9. Finally and most importaant, make sure you apply through a very reliable PMI because this will determine if and when you will get it.

I hope we find this very useful. God bless us all.

70% of Nigerian graduates don't end up doing exactly what they studied in school.

The smart ones learn viable skills that would make them employable or sustain them to stand on their own

I was speaking with a friend of mine that travelled out recently and he was like:

"brooo, I for learn at least one tech skill when I still dey Nigeria o. over here, you won't really have issues getting a decent job if you have a tech skill"

Kingsley you are very talented, I don't think getting a job would be an issue for you when you get here.

Cut cut cut!

Don't mind my friend, he might be right but here's what I want to tell you.

"Most people who end up not doing what they studied either learnt something different or upgraded the skills they acquired from school and we are so lucky right now that we can learn virtually anything we want to learn online right now in 2022"

You can school yourself for 6 months just from YouTube videos alone. But to further gain relevance and employability, it's good to earn certificates from those tutorials or courses you take.

Here is my advice:

⚡ Take Online courses and earn certificates if you are looking for employment.

⚡ Watch YouTube videos if you want to expand your capacity/skills before you start going out for jobs.

In summary, you have access to endless resources on YouTube and that can make you better, but add a certificate from reputable platforms to add an icing to your already sweet journey.

I will drop a list of platforms to take online courses and earn certificates

''Whatever your hands find doing, do it with all your might...''

Don't assume that this would mean deploying utmost physical strength to get a task done, No

Rather it suggests the collaboration and commitment of the hands, mind and heart in getting a Job done.

It's not enough to use your hands to get the Job done, are you engaging your mind to create better methods of delivering the Job more effectively? (deploying planning, technical know how and proven methods).

Are you working with your heart to maintain a cheerful and love-filled attitude while delivering an excellent Job?

Listen, you are needed, you are significant, you are not trash just waiting to be disposed

You a valuable part of a complex system, that would be incomplete without you. As in the words of Martin Luther King Jr.

“No work is insignificant. All labor that uplifts humanity has dignity and importance and should be undertaken with painstaking excellence.”

So once again, ......do it with all your might.

How is the independence celebration getting along?
Jobs/Vacancies8 Habits That Will Cost You Your Job by SMJay(op): 6:31pm On Oct 02, 2022
8 HABITS THAT WILL COST YOU YOUR JOB
There has been a wave of Nigerians abroad struggling with their new jobs outside Nigeria, this is not far fetched because there are habits that we all get away with in this country and expect the same experience in a more sensitive and professional environment.

1-Being complacent. Always strive to learn something new. There are people doing all that, and much more. Oh, and not just for those people. Do it for you!

2-Taking too long to reply to emails. I sincerely believe that it is important to reply to emails in 24 hours or less, unless of course you’re on holiday or you have been fighting with a dragon lol. Once or twice will be overlooked, but making this a habit won’t be taken too lightly.

3-Lone wolf syndrome. Have a habit of always wanting to do things on your own? That won't work in the office. "While independence is good in some situations or when concentration is needed to get a project done, generally people who are team players experience more success at work," Brooks says. “Team-playing involves a lot of positive behaviors including giving credit where it is due (that is, not taking credit for work which a colleague did), helping others when possible, doing tasks that aren’t necessarily in your job description, et cetera.” If you’re not seen as a team player, you won’t have the support of your colleagues when problems arise.

4-Coming to office with a hangover regularly. Now you maybe thinking as to who in their right mind would do that. Lagos boys can relate, especially in december. We had an intern who was fabulous at his work, and even though we did not care about what he did outside of work, his hangover affected his performance. His e-mails had several grammatical errors and he made basic mistakes, regularly. Don’t be that person. A hangover affects your productivity. Sure, you can give yourself a free pass once or twice, but that’s where it ends.

5-Saying ‘That’s not my job’ far too many times. Sure, it is annoying when you’re thrust with some work that is very different from what you normally do it even outside your area of expertise. Try to learn new things. Approach the right people, ask for help and get the job sure.

6-Browsing the net mindlessly, and checking out your social media and dating profiles at work.

7-Cursing is another no-no. More than half of employers in a survey said vulgar language is an indication that an employee is not ready for a promotion. i mean easy with the Fword at work.

8- NOT MINDING YOUR BUSINESS, This has been a major challenge for most Nigerians after migrating because "office gist" has been a norm for several years and almost seem normal. Your Colleague's marital status or sexuality is not your business.

Dealing with failures and setbacks at work?

How do we recover when our projects fail? When performance appraisals come short of expectations. Or when we make a significant blunder which is reflecting negatively on our competence or character?

There is a certain level of trepidation that comes with failure of any kind, more so within the professional environment. However, these days are expected and will certainly come. Especially as we grow and develop our competencies. Many innovations and creative ideas are borne out of a series of missteps both controlled and accidental. So, it doesn’t have to be a ship sinker!

That said, when it does happen, it leaves some residue of self-doubt, overthinking and sometimes regret for us to deal with. In a very competitive environment, our performance becomes a piece of our essence, so we believe we should be infinitely infallible. But experience connotes otherwise, what is most critical is how we deal with those failures and the learning we carry forward from them.

So how do we respond to failure?

Firstly, own up to the situation, and resist the urge to be defensive or make excuses. Do more listening than talking. Be sure what exactly went wrong and the part you have played in it. One of the best opportunities to spot potential leaders is how they handle their mistakes. Someone might be watching with keen interest! What were the contributing factors and how has our decision-making become flawed? When we are able to figure out what went wrong, we gain much more insight on how we can either prevent such or make better choices not only for ourselves but so others are not as blindsided as we were.

Also, it is important that we carefully assess the impact of whatever mistake or error is. On others, our colleagues, and the organization. Have I triggered something? Is another team having to work extra to clean up the mess? How has the failure of the project impacted our budget negatively? Addressing such situations without understanding the scope of the impact can further worsen it.

When we fail, it might be the cue that we need to speak with a coach/mentor. When we feel most vulnerable, the wisdom of a mentor might come in handy. Someone who has walked the path before and knows exactly how we feel and is likely to have the right words or perspective for the situation. The goal is to be back on track and be better. The recovery is much smoother when can get a little informed encouragement. Clarity is often impossible without an external hand shining the light of wisdom into our murky state!

More importantly, we need not be drowned in self-pity or hide away after a “bubu”. At best, get a note and a pen and list the learnings. Seek out ways in which to do much better. Life is full of lessons disguised as wrong turns.

Having a flat on the highway doesn’t have to end the journey!

Friday and Sunday both, left NYSC camp hoping to get a good paying job.

Sunday, got a good paying job, while Friday was still on the street.

One day, an opportunity came calling for Friday, he had the option to go help a friend with an electrical job in Owerri (wiring a house) or going to work for an engineering firm. He called on his buddy Sunday for advice, told him to go for the engineering job but Friday took the other options to wire the house in Owerri.

After the job, he was paid, days turned to weeks, weeks turned to months and months turned to years, Friday didn't get another job. One fateful day, there was an electrical problem in his location, he fixed it and started getting electrical jobs.

Today, Friday owns his own house, his electrical and solar business in Abuja while Sunday was laid off in the company and still job hunting.

Moral of the story:
Sometimes it feels like you aren't doing enough or others are doing more than you and have left you behind leading to being confused and doubting our abilities, but then it is what it is. We all have different paths to take, just put all your best in what you do and you'll find your path eventually.

M. Scott Peck once said "The truth is that our finest moments are most likely to occur when we are feeling deeply uncomfortable, unhappy, or unfulfilled. For it is only in such moments, propelled by our discomfort, that we are likely to step out of our ruts and start searching for different ways or truer answers.” You know what am talking about. Food business is a lucrative business. A report has it that =N2.4bn has been spent from January - July 2022 on food. Where others see problems, see opportunities.

Hi Fellow Nairalanders!

I am typing this piece with Disappointment, I least expected this.

So, I finished My Youth Service with Joy and gladness, and was back home till I get a good paying job, since I studied Metalogy/Civil Enginnering in the University..

As a Sure guy with Parly (Certificate) cheesy
I was very much confident of getting a nice paying job, So I started my Journey as a Job Seeker..

1st year, 2nd year, went by, and still nothing, So i decided to digress into something else for the meantime, everyone knows how Nigeria is .

I decided to pop into Teaching, atleast 'head still fresh'
I got this job, in a Primary school, the Headmistress and I agreed on a 30,000 monthly salary... I was happy though .

I resumed work, truth be told it was fun, but Sour at last..
I never knew this Madam was in for a trick..

Things were going well oo!
Firstly, Late to work a day - 5,000 deducted
Not being audible enough in the classroom - 3,000 deduction
Pupils not able to grab the day's work - 2,000 deducted
Failure to mark pupils note/ asessment/ assignment - 5,000 deduction
Few pupils failing Test, Oral questions and Examination - 5,000 deduction....

I was called for my salary, then Mrs. Headmistress brought out my file of report and defects , i was shocked when she tabled a sum of 15,000 naira as my salary for the month and Said "Welcome" I couldn't Fanthom where I was but i gathered myself and said "Thank you ma"
According to my fellow staff, this was the hidden principle in The School, people's salaries were deducted to nothing .
I went home and slept throughout the week.
Now Do you think I continue in this Mess or Venture into frying of akara and become self employed.
what are your thoughts, help a brother!!
Here are the six questions you should ask yourself when establishing KPIs for the business.

1. What impacts the business?
Identify the high-level metrics that grow the business.

2. What are we trying to achieve?
Help your business partners create goals or Key performance indicators (KPIs) to track how they’re doing against those goals.

3. How can we track it?
Establish short-term and long-term targets for the KPIs.
-The long-term will help you achieve your business goals.
-The short-term will help you check in to make sure you’re on track.

4. How will we get there?
Define the operational activities that you’re going to do or attempt to achieve those goals.

5. What do we need to invest?
Make sure that you’re setting yourself up for success by allocating the appropriate amount of money to the activities that you believe you need to do to achieve the goals.

6. How’s it going?
Set up regular check-ins to make sure you’re doing the activities that you planned and measure the performance against those short and long-term KPIs.

What did I miss?
Jobs/VacanciesThe Trap Of 9 To 5 Employment by SMJay(op):
THE TRAP OF 9 TO 5 EMPLOYMENT
Disclaimer: I am not against being employed in a 9 to 5 job. This post is about pitfalls to beware of.

The last 9 to 5 ended in July 2020 quite suddenly due to the impact of COVID on donor funding.

Some of what I am sharing is what I reflected on especially after my contract which had been renewed for almost 10 years was not. I had 2 days notice via a quick call that it would not be renewed and that was it! (story for another day grin).

Here's some of what I realised after and even discussed with colleagues who also had the same experience:

1. You are not indispensable. So don't take things too personal.

2. Save! Save! Save! The lull of a regular salary can make you careless. For us, the 26th of the month was the sweet spot. People actually freaked out if for any reason, there was no 'alert by end of day'. I, by God's grace had some premonition and started saving from 2 years before. I could have done better because I finally felt the pinch about a year of being out of full time employment.

3. Personal development is IMPORTANT! Very few of us colleagues made the time to acquire post-graduate degrees because we were “too busy”. Personally, I had flunked out of a masters programme and didn’t follow up on other chances. I managed to get a professional certification but I could have done better.

4. Build your social capital: Don’t get sucked into the office politics so much that you don’t make connections professionally and personally.

5. Make time for your family: It was after I left that I realised that I didn’t reeeeeallly know my children as well as I thought. Many experienced that with COVID because the stay-at-home re-introduced us to family and it was shocking. Wave your hand if you know what I mean.

6. Don’t burn bridges: I thought I was treated shabbily and wanted to lose it BUT I didn’t. No one can quote silence so no matter the temptation, keep connections (they may be weak but let them exist), you don’t know when you might need them.

7. Manage your time wisely: In retrospect, ALL the tasks that used to take me forever in 9 to 5 are now a bump in the road. Those long chats over a 2 hour lunch and meetings which go on forever? I realised, we waste a lot of time because a salary will come regardless. Use saved time for personal development, family and building social capital.

8. Self care: Rest and take care of yourself. Nothing can buy good health after irreparable damage has been done. USE your health insurance to care for you/your family... check ups, eyes, teeth, gym. Use it!

There are more but this is the time I have for now! grin

Watch Out for SMJAY CONCEPT..... We making a difference
