In most cases, "fair pricing" is not fixed or determined by either party to a contract/transaction, it is arrived at, after careful study, by independent Panels which might include representative of both parties involved.
At the end of the day, both parties feel relieved and fulfilled, (Mutuality) for the part they would pay (Cash and Service) when such fair price is applied.

"FREE" means you dont want to pay at all and that is ridiculous.

The fact that everyone is a HYENA, competing at who can exploit the other the-most, and getting away with it (which is what leads to our ever spiralling inflation, with prices only going Up (when reason demands) but never coming back to normal when such reason are abated.. does not mean it is right or desirable.

U could have as well express your opinion without being insultive. I guess in this context the term 'fair pricing' is subjective. So to each his own. But my is point is go for what u can afford. Don't expect wizkid to come perform in your daughter's birthday when u can't meet up with his terms of fair pricing. A friend actually wanted davido for 5m for his dad burial, but davido refused the amount...guess what, this same guy got Ayinfele for 1.5m to come perform at his dad burial...Reputation bro...

You see, this is the problem with 'people whose utterances are guided by what they think they will benefit' from another person (Contractor).
There are many like you on this thread, HYPOCRITES who 'praise sing' at any Contractor, at any opportunity, even when it is not required, just because they HOPE to be in the good books of the person/Contractor being praised and probably get a reduction in charges when the time comes.
To such People, everything done by any Contractor, is good, as long as they are not at the receiving end of the stick!

This discussion is about PRICING of JOBS and many people have said their piece.
Unless you want to tell me that you have not heard/read about all the CONTRACTOR SCAMS on this thread, the list is so long l dont even have to mention usernames. (just this thread only!), then what you wrote about is the most silly comment on Nairaland.

And Yes, we are 'generalising' because the topic is not about attacking one particular Contractor, it is to appeal to both Clients and Contractors, to develop a MUTUALLY FAIR method of Costing Building Projects; So why should any poster be particular and not generalise?

BTW: Why did you not just answer the question asked by the Fencing Person (@RipVanwink) you are referring to, instead of attacking the Poster you attacked?

There is no fair method of costing in a rendered services. Are u saying the big lawyers in abuja used by our politicians would earn same amount as with those of lower reputation for same case?

My uncle is a lawyer, a very sucessful one based in Abuja. I can still remember the amount he collected from a client for visiting him in ICPC then, just for visitation, i know most lawyers won't earn such amount for all the cases they will defend in their lifetime. Reputation matters alot sir.

And then with scaffold. With plaster job, you don't have to do all round scaffolding because not all the face of the build will be plastered at the same time. It's good advice to do build and transfer. What this means is that arranging with the carpenter, the carpenter will only set up the scaffold for the section the plaster will start from and after completion, will transfer the scaffold to the next section so you should not spend more than 60k for scaffolding planks including carpentry workmanship. But these hammer mentality contractors will quote and give you figures for all round scaffolding only to go ahead to implement build and transfer. With build and transfer, you buy far less planks but your carpenter labour charge may be more may be a couple of thousands.

It's a real battle of wits. Do have your wits about you.

Scaffold is not formwork for lintels u move from one point to another....lets becareful...the lives of those artisans to use the scaffold is worth more than the few amount we are trying to save.

Contractors & builders are many & they will not all come up with same quote, if u get a high quote, contact another builder...It seems it is only on NL people get estimate from one contractor. In the real world people get estimate from many contractors as possible & compare...

Town planning in your local govt. or state is responsible for building approval.
Depending on the height of your building & size of your plot...it should be around 150 - 200k excluding architectural drawings & land survey...

Blocks could be used for a variety of works, including

1. Walling of a house
2. Making a fence
3. Building a generator house or any other house that have vibrating machines inside it.
4. Toilet pits or soak away tanks.

Because of the various uses for blocks, the mixing ratio cannot be the same, we tend to reduce the ratio of sand to a bag of cement if we want a more solid mix or a block product which can do more than covering the walls in a house. I will like to mention here that most houses, especially those built with reinforced concrete columns and metal rods, blocks don't bear any loads, this is why you see houses built without blocks at first, the builder will first raise the columns and deck the first floor, then continue with another set of columns which will bear the next floor, and up and up we go.
There are many different types of blocks in modern building, these include

1. 9" hollow blocks
2. 6" hollow blocks
3. 6" solid blocks
4. 5" solid blocks

These blocks could be used according to the specifications of the building plan you are using. Most houses with more than one floors uses the 9" blocks on the ground floor and maybe the next few floors, but as a house rises in height, it is recommended that the weight of the blocks on the top floors be reduced, ie. If you use 9" blocks to do a ground floor, use 6" to do the top floors to ease the weight on the columns, beams and foundation.

Many more things to say about blocks, let me rest and come back to the topic later.

The guy asked u a simple question, what is the purpose of plaster sand & other aggregates in blockmaking? how does it add to the compressive strength of block? intstead of giving him a simple & direct answer....u studiously evaded his question & brought up this long epistle u copied from d internet...are u the original author of this writeup?

The bag of cement is only estimated for only fencing,
The size of the land was a plot due less than a plot now because of the new road the occurred small outer portion.
I don't know if what I am estimating for it is enough, that is why I need you guys suggestion in other not to stop half way.
Then later I will do a proper survey on it and see what design to place there.

Even if the bags of cement is for only fencing...it is still not going to be enough.

my people....If u get a geotech investigation report stating that d soil bearing capacity of d soil is very low (up to a depth of 10m), wat would u use for founding ur structure ? Any and every contribution is welcomed.

I am planning on a project of fencing a plot of land at Anambra State. After which I will be putting In place an design for 3 bed room flat of four parts to one decking and roofing.
I have little ideals about building and construction.
At first I am planning on this August to start up with the fencing. So I made some estimates
8 Trip of sand @ 10000-80000
2 trip of fine sand @ 10000- 20000
5 trip of stones @20000-100000
10 bag of cement@3100- 310000
Iron rod@ - 250000
Workers or labour fee @- 150000
Miscellaneous @ 50000

This is what I have prepared so far, if any one could help me out here, I will appreciate.

The ground floor plan...there should be access from d living room & dining to d lobby. The sit out at d back, is d door opening to d stair? for such a somewhat big design, i really don't like the way the main living room was sealed...it would have been more pleasing to have at least a partial void....

Roof load is neglible, its not a foundation issue, its a damn strip for that matter(blinding and block work)... Poor soil conditions are clearly written all over those cracks....

If u can get a reliable place where u can get good vibrated blocks, buying is better...but if u can't get quality vibrated blocks, i advise u mould to be more sure of the quality.

Man, the problem is from the foundation . It won't even stop there ,u will soon notice your window and door frames are also getting slack , your ceiling or PVC or whatever will start separating from the walls and the cracks begins to appear in another part of the wall .


Solution-
Use fillers like cement mix to fill the spaces (might be temporary too)
It could be as bad as trying to introduce a reinforced free standing concrete column if the spacing gets wider

But a long lasting but time consuming solution is what we Architects or engineers call 'underpining' - in simple terms , dig the ground till under d existing foundation (I.e the initial foundation is suspended ) then fill it with concrete, wait till it sets , then cover up .

Good suggestions but It may not necessary be foundation sir, weak blocks and poor mix ratio for mortar can also be a major cause of cracks in buildings when subjected to roof load. Also the type of sand that was used...

Guess d quantity of blocks per bay was much...Get an experienced manson to create horizontal holes along the cracked path to accommodate reinforcement of about 8-12mm at spacing of 1ft and six inches and replaster...Ensure the mortar mix for replastering is 1:4 to achieve high strength mortar. Or see if u can trim affected part & replace with concrete

Did u buy or moulded d blocks u use for dis building? Seems the blocks were weak ones. & also the mix ratio of d mortar can also be a contributing factor.

Around 200k if u intend using columns at d edges. It could be less or slightly more depending on d cost materials in your area. Don't forget to buy waterproof cement when doing d plastering.

Sizes of 12ft by 6 - 8ft by 10ft depth will do. u will need to partition it. Do u have blocks, sand & granite on ground already? What materials do u have on ground?
