Kobojunkie:
I am with @Catwoman, Stop moving the goal post.

Nothing, I repeat NOTHING stops a person on Pounds 4000 a month from owning as many properties as he/she wants. Many people living here in America own numerous properties on less than that amount. It is business and if you are not on it, I suggest you get in fast. Heck, I just saw the show 17 and still counting , and even they make ends meet that way. Not sure why it would become an issue when it comes to owning property in NIgeria.

@Tkb, Property bust in Nigeria has not been even 15% as bad as it has been in the rest of the world. Heck, rather than a bust, there was a rise in demand last year, I believe, only later in the year did the trend slow down.
chei, KOBO

Common sense evades you like a lunatic that you are and your IQ is NOT higher than your shoe-size.
Only a doofus will open his mouth in a public forum that only celebrities like Jay-Z can have no-limit credit cards.
Mr Dolt, Black Cards are not the only NO LIMIT Credit Cards AMEX offer their customers. . . . .

Their GREEN CARDS and GOLD CARDS are all NO LIMIT and please stop lying to us. . .A shoe-shiner like yourself battling mosquitoes every night knows no one working in AMEX.

the risk for the bank is when u get fired hence the'll pray u dont get fired

any other ish is unacceptable to the bank

It might be difficult in the US but not in Nigeria cos Naija economy is not that regulated and we have lots of flunctuations and underprized assets.
oga what are u saying?

most assets have lost value since the liquidity issues started in Nigeria
so what tells u if u bring 100,000 to 9ja now, u will make money?
what?

even ur banks that were once money makin machines were in red when financials were released

oil traders are groaning under exchange risks, so what sector are u talking about?

My own point is that if he invested the saving of 5yrs of yansh cleaning jobs into something. In the Nigerian Stock Exchange boom of 2007-2008 some people made 1000% profit in weeks. Ask Tkb.

Even there are some financial Instruments folks invest in within Nigeria that yield good returns.

Before we now go into the informal sector like investing in agriculture(Poultry etc) investing in transportation. Do you know some properties yielded over 200% profit withing one yr of purchase in that same Ngeria
and what makes u think if u invest 100,000 in a biz in Nigeria or anywhere else, u will reap money?

how are u sure about that?

ure talking about 07/08 when people made money, didnt the same people lose all what they made in 08/09?
bros, base ur assumptions on tangibles. The only fixed variable here is the income
all other side kicks are unverifiable assumptions that canot be modeled into this schitzo

Would they not service most of the debt by getting some tenants?
In essence you are making the assumption that all 5 properties are VACANT i.e UNRENTED? lol
I mean you would have to make that assumption to come to the conclusion above.
are we talking about debt financing or mortgages here?
lets be clear

every pseudo-math-head that has posted so far, have I missed it or has everyone ignored the fact that if the so-called £4000 a month-earning-dude has these 5 houses all over the globe (that are debt financed), there's no way he's going to be able to service all the debt based on his take home pay alone.
Yes, in the UK and US you can get cheap credit, but at what price? And not forgetting that if you are in the upper echelons as the dude arguably is, your NI and tax is about 40% and if you are in finance industry, its virtually knocking on 50%,
I don't mean to be pedantic o, but these are salient points that you math-heads have failed to touch on IMHO

ude, stop vascillating please!!! Can we please stick to dealing with the one POINT? I came in on you trying to figure out how a person witha 4000 pound monthly income can afford properties in Lekki. Can we finish up there please? If you want to know of how mortgage companies work outside of Nigeria, feel free to investigate that but I think we need to finish one thing.
is this one alright?
read up

did u see when i told Sauron to always be quick to add the 3 houses in lekki to his equation
was i arguing about mortgages in yankee?
whats she talking about?

the only issue here is the houses in lekki
PoliticsRe: Are Nigerians Resident In Uk Jealous Of Their Visiting Counterparts ? by tkb417(m): 7:00pm On Jun 10, 2010
don't care if Abijo Lekki is worse than Ajegunle.
Lekki is Lekki and if you peruse the link i provided, there's a 5-bedroom terrace house @ Golden Park Estate for 35 milla only.
35 X 3 is not 240 million Naira.
Try again. . . .
Golden park is not in Phase 1 nor phase 2

Lekki is not Lekki

just like VI and Isale eko are not the same

Whatever mortgage is, i believe anyone making 4000GBP a month can have 5 beautiful properties in Lekki.
Little did you know there are mortgage companies here in the UK selling houses in that very Lekki/Ajah. . .
This is a public forum
u people just gave assumptions that u need side kicks to own properties in UK, europe and Lekkii
4,000 GBP will not own 3 houses in Lekki
PoliticsRe: Are Nigerians Resident In Uk Jealous Of Their Visiting Counterparts ? by tkb417(m): 6:54pm On Jun 10, 2010
Actually, banks do take into consideration your savings when giving out loans. Maybe it does not work that way down in Nigeria but here it is actually a boost when you do have some good amount in savings.
is the savings some some of collateral which cannot be touched?

when they give u consumer loans to buy goods and its tied to ur bank savings and no lien is placed on the money, so what security do they have?
mortgages are tied to ur income

simples
PoliticsRe: Are Nigerians Resident In Uk Jealous Of Their Visiting Counterparts ? by tkb417(m): 6:52pm On Jun 10, 2010
WHy should the savings to be considered just that amount. What about people who already have enough in savings and only need to borrow, say $20,000. And pray tell, why can't a person worth 240 Million not borrow from a bank. Dangote is supposedly worth billions and he has some serious debts in the banks to take care of(if he has not already done so).
do i need a classroom and chlkboard to teach u peeps?

Mortgage is not a consumer loan where the cash is wired to ur bank
mortgage is tied to ur income abi na to ur savings?

Are you also working under the assumption that this person will only have ONE YEAR to get this money or is the person allowed to apply savings accrued over years of working at this job as well?
its irrelevant

if u have savings worth 240milla, will u go on borrowing from a bank?
and even if u want to borrow, the bank will not grant the request based on ur bank balances they cannot control but the residual earnings of the loan applicant
PoliticsRe: Are Nigerians Resident In Uk Jealous Of Their Visiting Counterparts ? by tkb417(m): 6:35pm On Jun 10, 2010
Not all houses in Lekki are worth 80 milla Naira.
3 houses in Lekki could be 30 milla.
terrace houses in yaba goes for N50milla

even in Badore far from Ajah, u cannot get 3 houses for 80milla not to talk of 30milla grin grin

How do you know?
Are you into housing/properties?
i have a loan calculator for a mortgage facility with a UK bank in 9ja

i know what the down payments is and i know the kinda house someone who earns 1m per month can take
