What you are doing wrong is that you haven't learnt basic checkmating techniques.
With queen rook and pawn, what you should do is leave your pawn alone and perform the "queen and rook roll" or the "bicycle".
If the pawn is advanced you may promote it and still mate with "queen and rook roll".
Ideally, you should be able to win with the rook and king or queen and king if that's the only available material.
In the "queen and rook roll" the queen supports the rook two ranks away as it checks the opponent king. When the king moves, the queen comes to the same rank as the rook to check the king. The process is repeated rolling the king back till it's mated.
In the bicycle, the queen and rook form barriers on 2 ranks or files while alternately taking checking the king forcing it to move back till mate.
You can google these on google images to have a pictorial idea. A picture means more than a thousand words u know.

That "queen in the center" diagram just reinforces how powerful the queen is... but sometimes she may be just powerless depending on the position.

Tips at planning stage:
1. Don't plan a bigger building than what you actually require. Each additional square meter costs a lot. If u have 10 square meters more than u actually need, u may be losing about 400k already without even starting the building construction.
2. Avoid or minimize too much embellishment... too much concrete not for structural purpose may be a waste. eg excessive concrete fascia(if u love it, by all means do it) may cost up to a million extra in some cases.
Also decorative columns are just that...decorative. Avoid them if you are on a tight budget.Who says your house would not look beautiful by buying higher quality paints instead of trying too hard.
Less is more.Don't think you building is made beautiful by making it busy.At times, going for quality instead of quantity pays off cost wise and aesthetically.
3. Open plans where you have minimal interruptions between spaces are cheaper to build and more modern.

Not always true... doing it yourself may eventually cost you more unless you are experienced in the construction field or you are just doing a small and simple building. Maybe you should have said 'use trusted and experienced hands'.
A friend of mine was ''doing it himself'' and has spent 7 million naira without going past foundation stage.
Another client of mine was ''doing it herself'' and the project is abandoned after spending millions.
If u must do it yourself, assume you are a project manager directing sub-contractors i.e only co-ordinate. don't try to get your hands into too much hence you'll lose money by trial and error.

It all depends on the finishing you want to achieve, high or medium( I know it can't be low from the 3d you posted)
Also, to get an accurate rough estimate you need to give an idea of the gross floor area... or better still the site showing the building footprint. This will enable a close to accurate parametric estimate to be done.
Based on the plot size, i estimate the building area to be 270sq.m hence u should budget about 10 million naira especially considering your finishing and roof style.

Bought various items which got delivered but the quality of all goods were below standard.Products are also too expensive. I have a perfume that sells for 6k everywhere but goes for 12k on jumia.

Also, a veteran player had a drawn position against GM sriram... but the GM didn't accept a draw upon offer. He forced his opponent to have the 50 move rule as the only option to claim a draw as they had made many moves without a capture or pawn push.
But 3 moves before the 50 move rule could take effect,the nigerian made a careless move as he was certain to get a draw any how. This allowed the GM get a passed pawn on the 3rd rank.
I hope he still got a draw as I left there at 10pm and the game was still on. The GM literally sat out his opponent like carlsen does sometimes

Nigerian players have proven to be as strong as grand masters. Ajele had a winning position against GM Sriram but the GM offered a draw and he accepted...Maybe as a sign of respect for the GM title. Not a bad performance

HONDA KEY ISSUE.
Please what may be wrong with my eod 2005 key not entering the ignition.the key gets hooked and doesnt go fully into the ignition hole.hence the car cant start.even when it goes in,the key doesnt roll...it stays hooked.
