Hey Kolo,the thread isn't dead but just sleeping.There are quite a lot of good chess players on NL... U can try obudu chess club in PH.its around mile 1 axis.There are also a couple of active clubs in lag.I ll check if I still have d links.

Please do not listen to builders who wrongly advice you not to build with bricks.The main reason they do that is their lack of expertise and experience regarding bricks.

These guys have always been within Benin city prior to the bye-pass construction.They mostly trap their victims at the bye-pass/roads linking delta and the east(mostly at sharp bends which may lead to accidents). I normally avoid them by swiflty passing those corners.Another issue is that of armed robbers who lie parallel to to road and shoot tires of oncoming vehicles.One has to be careful at Benin generally.
I used to do between 160-200kmph on Benin Byepass cos of robbers few years back but have learnt to avoid constant travels on that road for now.

It's not to good to be true...That's about the price of a 3 bedroom apartment within Adelabu/Ogunlana drive/Bode-Thomas area of surulere.On the average,it ranges from 800k to 1.5m P/A.

Anytime humans try to move away from nature...there are dire consequences.Clay has been bestowed upon us in abundance and this is the way to go interms of cheap and sustainable building materials.Clay can be made into a variety of high quality materials like bricks,ceramics,roof shingles,floor tiles,wall tiles etc.There are glazed ceramic tiles that have similar characteristics with granite.
They are fire proof(generally very safe),cheaper(when optimised),durable,aesthetically pleasing amongst other positives.Other building materials have come up over time and have their good sides but I think natural materials are best for us and the environment.Our production process is marred by many uneccessary costs hence materials are expensive.Importing doesnt help either.

Even if dry wall partitions are not used,we can make use of 100mm blockwork for internal partitions.Major construction companies use this and it works well for cost,schedule and reducing building dead load. There will be no sound issues as blockwall is solid construction.

Just stumbled on this thread today and think its interesting...I designed a 5 bedroom duplex(to be built in PH) for a nairalander few months back and he mentioned he was using you(spyder) for construction.This doesnt look like the same project(at least from the pics) but that was about 380sq.meters.A quick parametric estimate gives about 9.5million for construction(prudent manual labour) so I think 8.8m will get the project to a good level especially as finishes are excluded.
It seems this project is being built on good soil right? Because I know foundation costs in some parts of PH can gulp millions of Naira.Well done on the job...schedule seems good.
