Is inhuman to form a cartel to punish the masses, is also in front of news papers that cement industries made the highest profit within the last one year of the increment of price from 2000 naira to 2700 naira among other sector of the economy. Well Dangote is government and government is Dangote , the company will always like to monopolize any sector they came in to. Building materials producers are there making much profit, while the minister for works is there talking about reduction in house rent. We all know that the power sector is not performing but do also know that breweries in Nigeria don't run on PHCN but at least the prices of products has not jumped like that of building materials. Just take your time and check the price of cement in any African country where Dangote is exporting cement to, then compere it with what they sales in Nigeria where they produce the so called cement. 1. All can take starter up to two months; so you can still keep them together. 2. If the present place they are is spaced enough make up your mind to partition it into two; broiler & cockerel can stay one place while the other side will be for your layer. 3. you can start looking for buyers for the broiler from two months if they are matured. Just like I said before, spyder880 made some clear suggestion about taking bulldozer in and the damage it will cause like creating erosion, removing some of the beacons making it difficult for identification and that is the major reason I suggest that we should use the money for bulldozer for "IKPA NRI ANI", on the other hand I will like to suggest that spyder880 should also find out what it will cost to use boys around the village to root all the trees and clear the land if the house agrees that he can use the money meant for the bulldozer for "IKPA NRI ANI". My advice to all of us that subscribed for this land is that we should not see it that the owners are trying to make us their ATM is the normal thing to do IKPA NRI ANI when you buy land from the original owners (called virgin land). Moreover I will encourage all of us to try and find out what other parts of Enugu are paying as development fee this will help us appreciate or ask question on some of the payments that is coming up from spyder880 and the owners. God will help us and give us the resources and wisdom to secure our investment. |
To me if you know that the boys will give you a good wider road to the site, then you can make use of the bulldozer money for the IKPA NRI ANI then we can get ready for development levy which I hope is 10% of 400,000. |

This is what is obtainable in Enugu State, I have a properties in Enugu and inside the deed it is always stated clear how much the annual rent is, for example I bought a property from ugwuaji community in Enugu south L.G.A at independent layout phase II and the annual payment is #500. Like in Delta here it is not applicable but they have what is called agreement money which you will pay before they can sign your deed for you which may be 10% cost of what you purchase the property. Looking at the Nigerian economy am in support of 3k/month and 30k per annum, it is easily said than done even with the 30k we will still have many that will not comply. Thank you very much sir. Considering that there is nothing to attract thieves there, the estate manager's fee seems most cogent of them all, and I propose 30k/month on that at this time. We can get 2 gardeners to plant and tend flowers on the roads, at 15k/month they can as well cut the grasses on each undeveloped plot once a year,(they have enough time to do that) and these people's presence is enough security for that land. However we may have two live in security men at 15k/month as materials start coming to site, If we start with the security now, then the gardeners can come later when the buldozer finishes its works. With 24k per annum on each plot, we can take care of these for now. If we make it 30k or 3k monthly, we will have enough to cushion an increase or ad hoc levy in future. Whatever we start with now is going to be the base, so we should not start on a high, lest we run into troubles. I want to use this opportunity to cheap in my own mind on the type of structures that may be okay for this our estate, in as much as we are trying to avoid over cloudiness of the estate we should bear in mind that some of us that have properties here are not residing in Enugu, so many of will like to have a block of flats where one or more will be reserved for use any time we are around the city. So to me I will suggest that we have a particular pattern of a story building; duplexes, blocks of flats and bungalows, it does not matter where it is located to avoid people having problems with the exchange of plots. Please to me it does not make sense for someone to make down part payment for 4 plots only to complete payment for only one plot and is making the system to look so slow. My advice to oga Spyder is that he should try and complete the payment for the property and lets start off our different projects by then he will have more people coming in to do purchase of the remaining plots by then he may put up the once that are not yet completed and reserved for sale. God will see us through |
