NEVER...if you give them quit notice before the end of their lease and they've paid yearly, then they have nothing to pay anyway (unless they are paying monthly)

majority of people who have been given quit notice will be upset and decide not to pay their monthly rent any longer, since you want them out... sadly, regardless of how they feel, they still owe you rent every months.

if the lease is over and they havent paid the next rent yet (but still living there) then they already live "rent free" anyway... and the will probably do so until you get them out.
