Updates on the sales for the new plots.

The sale of the additional plots has been reserved for buyers who already own lands in this estate. If after the 27th of January 2016 and there are still plots remaining. We are going to sell to new buyers.

The gentleman who owns plots numbers 25 and 53 has reserved plots numbers 63 and 64 via email sent to me yesterday, after I posted the layout. Other members have been making inquiries about the two plots but it has been taken , I am expecting more reservations by existing owners while new members are still free to choose from the remaining 8 plots as plot number 4 has been taken.

This is to sound a note of warning to anyone who is not on instalment payment and have not completed his or her land payments I will sell these lands to interested parties and refund such affected buyers if there is interest by other members.

We cannot move forward if we continue to wait for funds to what we must do. The next few weeks will witness serious development here and I will need all the funds we can recover.

All those owing us fencing and nri ani funds should please pay up as we prepare to commence further works.

I may need to bring in a bulldozer quickly to create a new road from the new side

Plot number 41 has been paid for today. More payments are expected as we zero in for the final steps in acquiring the new 20 plots.

I can also confirm that plot number 65 has been reserved for payment later.

I have got the completed payments, I sent you a mail yesterday.

I went to Ugwuomu yesterday to make final arrangements for the payment of the new 20 plots to the new seller(as agreed). Negotiations about nri ani heated up as the man insisted on N30k per plot. I went with another man who later told me its cheap compared to other places.

I am already making arrangements for the payments, settling of the community youths and also bringing in a bulldozer to clear the roads by this week/next. I leave most of the arrangements to my new staff who will move into this area as I have hired a house for him to live at Ugwuomu village, close to this land. The plan is to build him a house inside this land soon.

The fencing of this land should start immediately we pay and create a road, I have started making contacts with the town union who must be aware of any bulldozing, they said I will have to pay to them about 10% of the land purchase sum to be allowed to work. (they always come around to support, or stop any developer who fails to settle them) I know I can negotiate them down.

Thanks for the correction for plot number 9, but plot 31 has been returned to the market after being sold before, an owner with 4 plots wants to let go of 1 plot.

All the other reserved plots remain reserved, just changing the recreational facilities to a more central position.

As long as your fully paid plots has not been surveyed and lawyers agreement done on them, you can swap. But if we have surveyed the plots, it becomes problematic to swap. The reasons are that we pay N90,000 for each plot to be surveyed on a buyers name, and if you change your mind, the survey registry will need to be consulted, corrections made and another survey carried out to correct the first, however, this new survey will not be free. They collect as much as N60,000 to repeat a survey or to correct an already completed one. Lawyers wont listen to me if I say, repeat an agreement that had been signed, they will expect me to pay again. Happy new year.

I have paid for the full land survey of this new 20 plots of land here. I will need the survey numbers which will be issued from the surveyor's office to prepare a deed so I can pay this new owner for his land. Thereafter we will move to bulldoze the new road and then start fencing the land.

The new survey plan, as prepared by my surveyor. I have paid for this full survey, and its registered. My lawyer quoted all beacon numbers in the new deed prepared today. I have blocked off some information not meant for general consumption, for obvious reasons. I will attach a photocopy of the complete survey plan to anyone who is buying from this layout.

I have dropped 40% part payment for this new land today after my lawyer completed the deed and power of attorney agreements. The new owner has signed the necessary documents and we agreed I will complete the payment by end of February 2016.
