I am a bit inexperienced but have my father in law and my uncle running the errands for me.

My inital budget was 9 million but my father in law said it won't be enough. How much do Nairalanders think it will cost? I intend to finish this project within 6 months GOD willing.

Depending on your taste, but a 5bedroom duplex will cost minimum of 25million. Dont let anyone deceive you that abeokuta isnt expensive to build, just came back from there and the materials are just like everywhere elsr, the only difference is that labour might be cheaper compare to abuja or lagos. which side of abeokuta is the plot. You can pm me for further discussion, I should be there later in the month. and i can show you some of my recent works.

What's the Sqft. Those style of houses you guys have in Nigeria are so ugly ,colonial and outdated.They also look complicated and may incur unnecessary expenditure. The homes in the photo below are very simple,yet elegant,straightforward ,and also easy to build and complete within a short period of time. In fact,you do not have to waste money on conventional roofing nor stairs because prefabricated stairs is much cheaper. Colour is also important in the finishing . White ,grey and peach colours gives a modern look to a building.

Now since I've stated a breakdown to a point let's take it to finishing so there will be an idea of the amount to complete the project.

Doors,800k making the entrance door 350k and others 450k
Electrical and fitting 600k
Plumbing and fitting 900k
Cabinet and wardrobe 700k
Rail and burglary 700k
Painting 600k

Total of this is 6.7m+14.5m=21.2m

Which I know is on the high side to me I believe with 19m the project can be delivered

How did you even determine the costs....have you visited the site to ascertain the topography/soil conditions and thus the height and nature of the foundation that you said would cost N1.8million Even the foundation of my bungalow and BQ in Abuja cost N2.1 million altogether with direct labour (it was on a sloppy land) but was still that cheap because aggregates (sand, granite, hardcore) are far cheaper in Abuja than in Lagos or the south west. Not to talk of the foundation of a 5-bedroom duplex.

Please get your facts right and don't mislead the OP!!

i was opportuned to witness the building of a 4room duplex,(since january) the site engr is a christian brother, who was very honest to the point that he had serious battles with the carpenters and iron benders who came to do roofing and finishing. these guys where over billing the owner in excess of over 50% of the original cost,they do this mainly by over estimating the materials quoted for the job.outside the decking and foundation, a duplex is just a normal structure. the extra cost of decking and foundation wont be more than 3-4m. dont be deceived.

so far we have spent about 8m. we have roofed and paid for iron fittings, plumbing and electricals have also been done. the only major thing remaining is plastering and p.o.p. just like someone earlier posted 2.2m for block work from foundation to decking, thats over estimating excessively. the issue is, if u know nothing about buildings, then am sorry u would get ripped off.

if possible ,do extensive background checks by URSELF before embarking on any project....nairaland has so many threads that would teach u many things about building. and if u can ,always visit ur site, or have a trustworthy person supervise for u if u aint around.

finishing also matters.......if u are not tiling ur walls front and back with expensive tiles or skreding evry wall or installing jacuzzi's in evry toilet ,baba.....9m will almost do it.

These are the people who will do half work and tell you that you need to add money cos cost of materials have added.Just cos they want a contract they will go at any level to secure it then land the owner in no mans land.This days where your roofing can set you back N3m easy.

Abi oo..they will be conjuring up lump sums for foundation, roofing, windows, plastering, decking, etc without even seeing a drawing...very very archaic and misleading.

They will only be able to hook the ignorant and lowest-price possible clients!!!

you actually beat me to this, I've been observing most of his posts for sometimes but I just chose to ignore them, how can a professional give a bill without design, measurement, site visitation, market survey to ascertain price of materials in the area and specifications. I believe he just try and give a very low quote to get jobs then claims for variation in the course of execution. Even an experienced Q.S like yourself cannot prepare bills without documents.

I didn't give the quote for job and I showed a building for the quote I gave cos I have the plan with me so if you want to give a quote just to scare the client or you feel the quote you are giving out is right well thats for you and you said your foundation is 2.1m Wao is it that your block is different from the one we buy or the rod is different if not I don't see one spending above 1.3m at most.

The picture below is a 2flats of 2bedrm I raised the building to that level for 2.4m with german floor so what will make your foundation be that high.

Well every one hear came here for one reason or the other,you can give a quote for 100m and another can give for 20m and the standard remains the same it depends on the client and to make it clear the pix I posted is a 5bdrm of both study room attached so if I say 19m will do it pls take it so

No problem,...though I can tell you that I was even trying to be mild with the N25m I mentioned which should be for basic finishing.... I just completed a Bills of Quantities this week, requested for by a contractor for his client for a similar duplex at New Oko-Oba, Agege, here in Lagos. The total sum came to N58 million based on the current price of cement....external works which comprise fence, interlocking paving stones, septic tank, soakaway pit, water tank gantry, drainage, etc cost a bit over N9 million (it was part of the N58 million)...of course, finishing differs from one building to the other.
If the client decide to carry out that project using direct labour and not a contractor, he would spend at least N46-48 million on materials and labour, excluding supervision if he required it.

One last thing your quote for 25m and above can we see the design so we know what your bill is all about.

N9M will only get you to window level of downstairs, and that again depends on the tapography, if its anything like that of teh ones of some of my friends on here on Stoney landscape where you have to dig up huge rocks then extra don join B dat.
