I know VGC very very well, I go there very often and have friends that live there. Like you rightly pointed out, the area is almost fully developed. How anyone can have a bigger Estate in that area is beyond reality.
Only few lands are available for sale in the area unless he's going to fill and build on the river behind the Estate which I doubt the State will allow.

Most of the people that built inside VGC built residential houses sitting probably in one or two plots, but he is building for a commercial purposes, he even bought some house and demolished them just to have the needed land he wants.
