These are the procedure 1. Open your windows/ doors. 2. Open another space on top of your window, this space should be about 1ft in height and should extend into adjacent wall by 18''minimum (450mm). 3. Place your reinforcement and make sure the height of link is less than 9'' ( to cater for the cover). 4. Board your lintel up to 9'', remaining 3''. 5. The 3'' space is used to cast the lintel As you can see sir from the picture, I place a new column to the right hand side of the door so that the lintel can rest on it, the reason for that was that, there is an existing column that I don't want to chisel because it is an important column in the structure |

as regard no 2, during my renovation, we introduced new doors and the site man said the block will serve as lintel. since it is dry, is this safe?
what do u say about starting columns that will support parapet from lintel? will the pillars be strong enough? thanks. Please don't listen to him, put a lintel over any openings because that will always be a failure point. I will post a picture of a similar door openings done on a renovated work. It is not advisable sir. If your building has no column before lintel, placing one after lintel will over stressed the sancrete block below and such will cause serious cracking or long time failure. I will suggest you use polystyrene fascia |

PeoplesArmy: Hello House, how many trips of 20 ton trucks will I need to sandfill a 60 x 120 feet of land, assuming I will need to fill 4 feet of sand in the plot? Any help is appreciated! In meters volume is 18m x 32m plan and depth of 1.2m. Volume = 691.2cubic meters. Assuming density of filled = 1.6tonnes /cubic meters Weight of filled required before compaction = 1105.92tonnes. Assuming a 20% allowance for shrinkage = 1.2 x 1105.92 =1327(approximately) Number of trip for a 20tonnage vehicle = 1327/20 = 67 trips Note: this is a conservative estimate |

You should leave the plan this way then because a spiral staircase will task the elderly too. Frankly this age issue is why I changed to a bungalow design.

About 75% up to window level. We have a small delay because of town planner people disturbance about approval which ongoing at the moment.
We are planning to get all the building up to window level tomorrow

does doing chain lintel round a building have more advantage structurally to a building than the one done on top of each window and door? someone said the chain lintel does not add anything, it is complete wastage of funds. how true is this?
thanks. Chain lintel is very advantageous to a building expecially when it is reinforced round the house. It solve the following problem 1. It help prevent cracks which may occur at the point where the lintel stop if it is done individually on a lintel. 2. It make the house very flexible, this means you can create a new window openings or door opening without stress.

EgunMogaji: Sorry, some other thoughts.
The steps seems overly grand for such a small structure. Consider a single flight or spiral staircase. You can also cantilever out about 2 feet from each side and get a little bit more space on the second floor.
Depending on the situation on the lot you may want to add a small cantilever balcony. A single flight stair case is out of the equation because the space between the fence and the existing garage is only seven feet and since such stair will start from the back to the front, it will become too tight to enter the stair. Straight flight stair is not great for elderly since they cannot rest half way during flight. At this point of the construction, a spiral stair will have to be made of steel because the ground floor garage has already been constructed. Cantilevering is put of the equation because the ground floor of the garage has been deck already before this modifications. |

Ur advice is needed.... Yes you can easily do that with proper planning. Day one: get a good block maker close to your site and make payment for all the block you may need. Procure your sand and gravel (the quantity will depend on the size of your bungalow). Procure your cement, setting material etc. Day two: get you water source ready, get your busic tools like shovel, head pan, weighing balance, etc. Procure other materials like polystyrene, dpc formwork Notified your team about your readiness. Day three : setting out. Day four : excavation Day five : foundation pegging Day six and seven : casting of foundation footings Week2: All the foundation work(sub structure) Filling Compaction Dpc construction. Week 3. All block work to lintel level. Ring lintel Additional two courses over the lintel Head beam and concrete fascia of polystyrene fascia. Week 4: Roofing and noging |

EgunMogaji: Builders should have a basic quality level.
We're not talking about Corian counter tops or Egyptian marble floors.
Just give us razor straight walls, splash free painting on windows, doors, etc doors not opening into doors, squeezing mouse sized restrooms into every nook and corner, properly sloped floors, proper foundations, etc We shouldn't be discussing the properness of Egbosas foundation in Ajjah. The owner shouldn't be asking on a forum if what his builder did is right.
This is not directed at you.
But you do have a point because I think Skimanski can deliver something that I would accept but I can't afford his service so I went with Baba Biliki. The quality of work that Skimanski does should be the standard if we actually had a government inspection agency that took pride in their work.
I went through phases of inspection on some of my builds here with a hired 3rd party Inspector and we're always shocked to see what the mandatory city inspector still sees and ask the builder to correct. I'm talking things that are out by 1/8 of an inch, or wrong wood or something built different from what was approved, something as simple as carving out a closet in a free space.
We should stop blaming the clients and instead focus on an industry standard.
I think. I am not really blaming the client but I believe all the stake holders have a role to play. As was stated in your comments, there should be a minimum standard every builders/ architect /engineers etc should achieved in a building construction but the client will need to provide the minimum resources in place. I believe all building are divided into this two broad category 1 . structural members. 2. Architectural 3. Servicing 1. How do you build a big structure without soil test? I am sure most clients will not agree to carry out soil test before commencing a big project (one storey duplex and above). 2. How do you build any suspended floor ( one storey and above) without structural analysis and a detailed design of structural members. I am also aware that most client don't really consider that as important. 3.how many client can afford to all hollow sancrete block in a typical building with weak concrete. 4. How many can pay for a leveling operation to be carried out before building construction. |
