Your concept of including the AC pipework ahead seems a good one, to avoid any future breaking of holes.

Is this been done for the duplex and the flats?

Are the flats for future renting?

What are the disadvantages of putting the pipework internally? if any?

Another design just crossed my mind, embedding normal plastic trunking in the wall, prior to plastering.
That way, hoses can be passed inside the trunking and covered. this can easily be opened if service is required.

Some applicants I know are trying to visit children in school and family based in Canada.

The simple maths is for the Nigerian Embassy to revert same treatment for Canadian visitors.
Quite a bunch of them are in the oil and gas service sector.

Land ownership is not the issue here, the only factor that needs investigation is how the denial of admission violates the laws of the Federal Republic of Nigeria.

antitpiah: I hope he is paying his taxes regularly because if he wants to make his own rule he better find his own land, his own electricity, his own water, his own security and hopefully he is remitting adequate tax to the govt as at when due.
I believe the university is "privately owned"
Bills for services rendered are with the institutions involved (PHCN, Water Board etc)
Taxes with the state and federal tax boards.
If he's in violation of any of these, those parties should handle it appropriately.

Why does everyone suddenly believe that wealth always brings happiness?

So what, if he refuses to share wealth with her? That's he's choice !!
For all you know, someone else from he's action can decide to give her much more than Oyedepo could.

The big diff between us and people from other countries/continents is that " THEY STAND FOR WHAT THEY BELIEVE IN"

School
If been a Christian is an "admission criteria", then so be it. Applicants should apply to other schools.
A man or woman is not great based by the school attended, but by what he is made of and what God has blessed him or her with.
Been a private establishment, except he's in violation of the law/constitution, then the school can choose their students
as they please.

Family/Wealth
While this approach is not prescribed by any religion, have we come to see how different from past times, religions have suddenly
failed to cohabit due to the new intro's from individuals in both religions.

He is off course free to do with he's wealth as he pleases. Nobody can judge nor criticize him for that.

The ultimate judgment for everyone is "GOD ALMIGHTY".

Prepaid meters seem to be the only escape from arbitrary billing.
The meter shows your balance and you can actually track usage and study the trend.

A second issue would be to understand how the prepaid units are sold at the PHCN office. angry

If improved/consistent power translates to some percentage increase in tariffs
(certainly not 200% stated by some consumers)and generators and petrol for gens are
reduced/eliminated, then the cost benefit ratio should be better to pay PHCN bills.

spyder880: Thank you for bringing this up, if only I have the chance I will show pictures of the difference between these two styles of doing a parapet.

The precasted parapet is definetely more difficult to do, more expensive and more appealing to the eyes as it has so many variations and designs which will be very difficult to do on the normal casted parapet.
The precasted are done and finished on the ground, then carried upstairs to be fixed. This takes more time and attention to details. I wish I will have time to sort my picture files and post the pictures later tonight.
These pictures would really help clarify this aspect.
Wont achieving a "good bond" between precasted parapet and the main body of the house be a challenge?

I presume that most of the people holding lands under acquisition have them in the Lekki/Ajah Axes. Till then, LASG we await.

For those yet to buy (or about to buy), it's a no-brainer, check all surveys and confirm status in Alausa. Plenty words are enough for the wise.

Port Harcourt — Residents of Rivers State are experiencing fuel scarcity as tanker drivers and members of the Nigeria Union of Petroleum and Natural Gas Workers (NUPENG) stopped lifting petroleum products in the state. The development, it was gathered, followed the arrest of 10 of its members by a task force in the state.

Long queues have returned to most filling stations in Port Harcourt, the Rivers State capital, just as the state's task force on management of petroleum products yesterday sealed some filling stations for selling above pump price.

Some motorists, who spoke to Daily Trust complained of spending several hours on queues to get fuel. It was also gathered that 10 tankers drivers, who are members of NUPENG were last week arrested by an inter ministerial task force in the state, and charged before a Magistrate Court over road obstruction and indiscriminate parking at Abonema Wharf area of Port Harcourt.

The state's Commissioner for Urban Development and Physical Planning, Tami Danagogo in a chat with newsmen at the weekend, confirmed the arrest of the drivers, adding that the task force will continue to arrest tanker drivers, as well as ground any tanker found obstructing the free flow of traffic in the state.

"The problem we have is that NUPENG people and these tanker drivers think that they are above the law. The earlier they realize that they cannot be above the law in Rivers State, the better for them," Danagogo said.

Meanwhile, the Magistrate's Court has adjourned the case to June 28. The tanker drivers were arraigned over a two count charge of indiscriminate parking and assault.

During building, someone recently decided to finish he's plumbing and test run all water supply and discharge lines for leakages before plastering the walls.

Not a guarantee to prevent leakage, but provides some assurance at the beginning.

Surface or buried, probably a personal choice on the long run.

naptu2: Certainly. I'm not even against tolling, but I believe the stakeholders (residents, etc) should be informed on time and they should be given a platform to voice their concerns, so that the government can address those concerns.
Tolling the road....hmmmmm..... Only consolation is that alternate routes exist, hence it is optional and should cause less ripples than the Lekki-Epe Expressway

Lawyer i beg to diasgree with you on this.International law only protects property of foreigners in a country.it does not in any way protect people who hitherto were of the same country.Example is Sudan,the southern sudanese lost their property in the former Sudan after the splt.
So if something like that should happen in Nigeria(God forbid)with which law can you recover your property with?
Remember that after the Nigeria civil war,despite the fact we are still one country many Igbos were unable to recover their property.They were termed"abandoned property"
I tend to believe the fallouts of the civil war leading to loss of non-indigenes property is more likely to occur. While not discouraging inter-regional investments, if one has a preference for personal acquisition,it might be better to locate them in areas you have family ties... Just my opinion....

Just a personal note, if i was to rent one of the two options (and they had equal level of finishing),I would prefer the bungalow.

Climbing and carrying things up stairs is a major demerit at times, though storey buildings also have their own merits.

While not all infrastructure should be tolled. Like mentioned above, if this link bridge is direct Lagos state funding, probably no tolling planned. However, Lagos state residents, pls pay your Tax. :-)

A tolled 4th mainland bridge would still be cheaper for commutters (fuel, stress and time lost). So LASG pls follow the right procedures to execute this 4th mainland bridge.

Compare this to what Setraco is doing on East-West Road, after they systematically pushed Julius Berger out.

Kudos to LASG. More is still expected.

4th mainland bridge between Epe and Ikorodu would greatly alleviate the traffic on the 3rd Mainland bridge.
Partly concession it if need be, but run a lot of public forums to discuss the modalities and carry the people along.
(Someone please speak to fashola to initiate this, the FG wont be ready to do it)

GROWTH in shale oil and gas supplies will make the US virtually self-sufficient in energy by 2030, according to a BP report.

In a development with enormous geopolitical implications, the country's dependence on oil imports from potentially volatile countries in the Middle East and elsewhere would disappear, BP said.

BP's energy outlook forecasts a growth in unconventional energy sources, ''including US shale oil and gas, Canadian oil sands and Brazilian deepwater, plus a gradual decline in demand that would see [the US] become almost totally energy self-sufficient'' in two decades.

Advertisement: Story continues below The chief executive of BP, Bob Dudley, said: ''Our report challenges some long-held beliefs. Significant changes in US supply and demand prospects, for example, highlight the likelihood that import dependence in what is today's largest energy importer will decline substantially.''

The report said the volume of oil imports in the US would fall below 1990s levels, due to rising domestic shale oil production and ethanol replacing crude. The US would also become a net exporter of natural gas.

Overall, global energy demand will surge in the next 20 years, fuelled by economic and population growth in China and India, but at a slowing annual rate, due to advances in energy efficiency and growth of renewables. China will leapfrog the US to become the biggest energy importer.

By 2030, China and India will be the world's largest and third-largest economies and energy consumers, accounting for about 35 per cent of global population, gross domestic product and energy demand.

World energy demand is likely to grow by 39 per cent over the next two decades, or 1.6 per cent annually, almost entirely in non-Organisation for Economic Co-operation and Development countries. Consumption in OECD countries is expected to rise by just 4 per cent.

Global energy will remain dominated by fossil fuels, which are forecast to account for 81 per cent of energy demand by 2030, down about 6 per cent from current levels. The period should include increased fuel-switching, with more gas and renewables used at the expense of coal and oil.

Although oil will continue to lose market share, global oil demand will increase by 18 per cent by 2030. And the Organisation of the Petroleum Exporting Countries oil cartel's market share will rise to 45 per cent, a level not seen since the 1970s.

Presenting the 2030 energy outlook, Mr Dudley said the report ''helps us to be both realistic and optimistic. It shows there are things we can't change - like the underlying drivers of energy demand - and things we can change, like the way we satisfy that demand.''

Global carbon dioxide emissions are likely to rise by about 28 per cent by 2030 - slower than the current rate of energy demand growth, due to the rapid expansion of renewables and natural gas. If more aggressive policies are introduced, global carbon dioxide emissions could begin to decline by 2030.
