I took 700k today to buy 'ALL' my plumbing materials needed for 4 toilets only 5k came back home with me!!! I will upload some of the pictures of them right here Because I have them in my house now!!!! I know I have lost alot of money to this guys broda But I understand, I came home with wc's that is worth that much! Like for example The master bedroom w/c cos me 80k(the set) Excluding the mixer which cost me an extra 25k All the stuffs that were bough were original NO FAKE NO CHINA!!! uploading pic, MolarMols:Bros, if i take car say I won drive come Lekki, e go take me over 3hrs considering the traffic from Ikorodu to Lekki!! Prices of materials varies. You know say lekki na biggest boys their area na so e no easy to build there. Also know say your fence go need to get pillars ooo(concrete pillars) because there na water!!!(whether you sand fill or not, you still need it except you love cracks/tear!!!) Also, try this. go and meet some other set of those block molders and tell them you need around 25,000 blocks and that you need the best price. The price will really fall bro, When orna gree price finish(check around o) tell am to bring you the amount you need(maybe 3,000 or 1000 sef) to check out him blocks. Presently, Cement is over 2,000 here in Lagos So is the cost of blocks: 9 inches block: N145 per block and 6 inches: 130/135 per block The same with filling sand, sharp sand, stones, cost of labour, EVERYTHING -- INFLATED!!! But if you can make it in Lagos, you can make it anywhere in the world!!! Peace |
Spyder, your duplex, is it a 4 bedroom or a 6 bedroom? Because I tried to confirm this, but found only 4bedrooms in it? Please confirm!!! |

Guys, the carpenters have being working really hard for you and me! One of them even fell sick as a result of the stress(they are working from 8:30am to 7pm daily and because of the wood is very hard) So presently, only two carpenters are working on the site. But they are still a bit fast. Please check out the updated pictures Hope you love them!! P.s. There is a possibility I will still have to buy more woods Peace!!!!

cinzo:Brotherly, Yes you right, I did it at the front and sides. but not at the back And the reason why I didn't do it at the back was because there was not enough pillar there to carry it. And I don't want to take chances!!!! But i chained the back of the building with concrete and iron o. Even though I did not put the design there. It helps to hold the building as one!!! Peace!!!! |

This is the last pic for now!!! I will try to take some more pictures of the roof once they are through on Friday and upload here no NL. The height of the roof is 12ft So it consumed more woods. And also, if you notice the roof the vertical woods nailed on the roof has a distance of 14 inches from each other(a normal aluminium/step tiles aluminium usually has a distance of 3 feet frome each other) so as a result, that was one of the reasons while It requires more woods than normal. The Stone tiles roofing that I want to your requires this. Last pic Peace!!!!

The pattern of roof and the roofing sheet I want to use require more materials than a normal aluminium or steptiles roof I had to buy an extra 255 woods and an extra bag of nail totaling -- N107,500 (including trasport 5,000) And their is a possibility I will still buy more The height of the roof is 12ft and so far I have bought over a thousand woods 2 by 3 ---500 pieces( I will check to confirm this number. But it is around 450 to 500 pieces sha) 2 by 4 ---275 pieces 2 by 2 ---200 pieces 3 by 4 --- 30 ,, 2 by 6 --- 30 ,, facing board --- 6 pieces(for the back of the house that has no gutter roofing) total number of woods --- 1,041 pieces of wood(the woman even gave me some free woods but hell! the house consume them) So far they have use around half of that number. Please note I went there with them and I counted all this woods to be sure they are complete, because i can't risk loosing money like that. the cost of the woods now is now around first set of woods ---- 374,000 second set of woods -- 110,500(the extra 255 woods, transport -5k, kerosine-3k, chemical to treat the woods - 3k nail - 5k 1 bag) Total: 483,500.00 Workmanship - 150,000 Together: N634,500 (na wa oooo!!! the roofing sheet am using is stone tiles) Furthermore I have paid my electricity connection fee which is N50,000(because the area where I am building is a new site and the community are standing electrical poles and distributing electricity. Before anyone can connect or tap light, you have to pay 50,000 for futher developments!!! So I paid mine last saturday) OVERALL TOTAL MONEY SPEND ON CONSTRUCTION TODAY IS NOW --- N3,623,200(and the roofing is not even finished yet!) PEACE!!!! |

NemekGee:For me, my bungalow is my taste!!! and some of the reason why I choose a bungalow is because, I don't want to spend too much money on a house! I want to invest invest more of my money!!!! Building my bungalow to my taste will cost me nothing less than 12million A duplex will cost me twice that money!!!! I don't know your budget so cannot tell you what to build!!!! But my advice, depeding on your budget you can build a home(something simple and worthy) then use some of your other money to invest!!! Bros house no be investment oo! I no no how some people dey build their own!! But it will take you around 14yrs to get back your investment |

I gave it to this architect that drew the 4 bedroom flat to draw me something similar, but he came up with that above!!!(the 3d drawing above) and was asking for 150k. That was when I fired him Anyways, I didn't even knew the house will be much nice at all the size and the shape was my idea -- OLUWA CHAMPION!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! and guess what I'm loving it!!The carpenters are fast oooo!!! |
@Tony13 Check your mail timothy001:!!! or spam folder!!! Timothy001, Now you can't erect a house in Lagos with C of O. That is one of the new policy here in Lagos. But what they did for me was that, the architect collect the sum of 160k in total(I think its kinda too much now sha) from me to sort some people people in town planning. So they will back date the house plan approval to 2003. So I can build. Anybody that ask for my C of O, I did tell them that I have done the approval of the house since 2003 so I don't need to have C of O to build since I already have my approval. Funny enough C of O can take sometimes eternity before you can get it!!! Talk to your architect about that, I'm sure he can do it for you!!! |
the upview of what I am building Though there had been some modifications, but it still look like this!!! Modification did were as follow ** The front round pillars was changed to two each ** the 3 by 4 window was closed. ** The big lobby was reduced!!! ** The back kitchen door was taken to the middle and also increased to 4 fit PEACE!!!!

Anybody interested in the 3D version of my house. I don't have the 3D version of my house yet, but I will ask another of my architect to make it for me. Though he was not the one that drew this one, but he can make a 3D version of what my house is going to look like.
