The Welder is through with the frames of my burglary!!!
He called me today to come and see them
but I was too busy today to do that.
I told him not to put the design yet
but until I see the frame and confirm
to him how I really wants the design.
So by tomorrow I will be there to confirm
the design for him again.
Also, I am very sure that this guy will
be through with the burglary by the end
of next week!!!

And it consumes far more woods than aluminium
If they have through with the wood work for your roof
they will have to remove all the woods dey on the roof
that they will nail the aluminum to. And you will
have to buy a ruler straight once to replace them
and also, you will have to buy 3 times more than what
they use before!!(not for all the roof o, but for the woods
that is nailed vertically on the roof)

Maybe nai make you no go ever see that roof
for every house!!!

^^^ First, want you are looking for is not Metro tiles
it is called stone tiles. 'Metro' is the name of a company
that sells these stone tiles. And we have many other
companies that sells it as well.
Anyways, it is 3 times more expensive than step tiles cheesy cheesy cheesy

Around N3,480 per square meters
and they will install it around N400 per
square meters.
You may get it slightly cheaper though!!!
Shine your eyes!!!!
It is exactly same roofing I am going for
and I am getting mine at a far more cheaper
rate @ N2,800 per square meters
and N300 per square meter for installation
but still it is still more than twice more expensive
than step tiles,

It all depends on your taste, for a moderate 4 bedroom in Enugu, it will cost an average of N4.5m (excluding land), if your taste is really high (gutter roof, quality tiles in every corner, step tile roofing, designer security doors, quality fitting in the kitchen, toilets and baths) then you add 2 million to the equation.
Spyder, for the above that you gave him 2million as extra expences
I will say, one never can tell ooo. Because you don't know his taste.
For the step tile, you are right. But for quality tiles and the designer doors
one never can tell. I will say it depends. He should be sure of what he wants
first. And furthermore from the little I have learnt so far, I will say it will be
better for one to see the drawing of the house before we give quotation/estimate
I just think so. And I hope some other people who is reading this that need an estimate
for their project should know as well. Because it will pain you to see that you are spending
and extra 2million to what you have budgeted. Because up to that amount is kind of high.

What I will say is that, before any estimate, you need to know what you want to build. Like for
example, my house is very big(covers above 200 square meters). It is a 4 bedroom
and why I was thinking it is very big, somebody posted on this thread that his covers a total of 325 square
meters. Now these two are 4bedroom. But you can't compare my cost to that of his.
Also for security doors. It depends. Original one's goes for 80 to 150k for the 4 feet
while for the 3 feet is around 50k(i guess). The china ones goes for 18k for the 3 feet
and 38k for the 4 feet. But for wooden, you can get from 13k to 10k for Mahogany wood
which is one of the best for your house. And you can get 5k per door.

Then for tiles, the price really varies. Italian goes for around 2k to 2,800 per square meters
and we still have some that cost around 5k per square meter. It just depends on what you want
then POP. Another 2much money!!! The house fittings.

What I am saying in excess is that, any1 who wants and estimate for a house or so
should kindly give some more specifications. Not just 3 or 4 bedroom flat.

Kindly add this to it.
The roofing you wants
The quality of materials you wants
do you want POP
the height of roof you want
the quality of doors and tiles you prefer(china or original)
quality of plumbing material you wants( I remember  an original stop clock goes for 300/400 for original one. But the one I use goes for 2,800 which is nothing but the best!!)
the height of your foundation from the ground(if its very high like 2 feet above the ground which is very good, you will have to  buy sand to fill the foundation).
If you want to use inter locking for the compound
if you want to use bore hole or well
the kind of windows you prefer(the sliding window that is aluminium, is far cheaper that the opening one/casement)

And above all. If you are building on a swampy land

you can add some more information if possible.
That way it will be much easier for spyder to help you!!!
Because him go know wetin you want.
and understand how best to help you
it is very easy to call figures
but when you gets to the field

Cement is now 2300 NGN here In
Lagos. I Bought an extra 10 bags
for the bricklayer. Because he is
mixing the cement 1 bag to 7 or 8
head pans. Since it is up work
It need to be very strong. Furthermore
I have go my quotation for the aluminium
window. I'm using Tower Aluminium
Which is one of the best in Nigeria.

This is after my bargain. And this is the best I have go
so far so good. I have another man I want to call now

Also, please note slide is not as expensive as casement
and also, imported is not as good as Towers product.
Towers Aluminum is one of the best aluminum window for residential.

Your house looks neat. Who is supplying you the clay shingles you will be using for the roof? Is it Hiralco?
The structure of the roof clearly give it as holding clay shingles because of the extra reinforcement around it.
Hit me please, i need a reliable supplier of clay shingles, cant find any around lagos mainland.

Thanks for those compliments! So many people here thinks I am not doing well with my negotiations. But at least, you are building in Lagos, and you know what the cost of labour and materials are saying here in Lagos. I am doing my best and at the same time I want the best. One thing I like you to know or understand is that; my number one piority is QUALITY/PERFECTION!!!! If you take a good look at the plastering of the design done by the bricklayer, I'm sure you will see for yourself what I meant.
  The Bricklayer is not through the the plastering of the of the design, and from the look of things, he will be through by next week! After that, I will proceed immediately with the roofing sheet. Then I can go and buy the doors. Please lets leave the security doors till I buy them. I don't want to mislead you/anyone. Before, I buy any of those security door,I will have to shop around, get some contacts, and then tell you the best place to buy.
And for the picture of the burglary, I will post here once the welder is through with it. And this may be
around early next week(the welder is kind of fast with his work).

The welder that worked for me is not around
and the bricklayer I am currently using now is
a new one, and I am still testing his skills and
cost. But my old bricklayer is a bit kind off ex-
pensive(atleast Brabus says so which I truly doubt!!)

What I can advice you is to go and look for
a neutral bricklayer by yourself and get different
prices for the work you want them to do.
Also, do give promises. That will help you
reduce their price.
Promises like; "I just want to use this job to
test your work because the bricklayer I am
using price is too expensive. So just give me
the best price, at least consider the fact that
after this work you will still be working with me.
Remember I have another 6 bedroom duplex I
am building for my brother @,  If you can do
well, I can give you that as well).

I forgot to mention that in my area, we don't buy plaster sands,
The sand on the floor is a plaster sand itself. And its a very fine one.
What we do is that we use it for the plastering of our house, and buy
the normal filling sand to fill the space

Please note a normal burglary go for 4,500 incase anyone needs them
but the customized burglary depends on your design.
Please I strongly advice that you don't use pipes(hollowed irons) for your
burglary because it is not always very strong. 12 or 16mm iron is okay.
Then for customized, you can use square rods. Hmmmm very lovee-eeeely!!!

These below are some of the things that I've done this past few days!

I've bought a total of 7 bags of Cement @ 2150 per bag = 15050(the price of cement dey go up for Lagos every minute o)
Secondly have paid the bricklayer 25,000 for the plastering of the design(It seems to be more than a 40,000 naira work. Because
the bricklayer have used a total of 4 days, working from 7:30am to 7:30pm on the work and yet he has not gotten to even half of work. I'm very sure he will ask me to add to that amount. Which I may do freely, because I know the work is worth more than our bargain).
Thirdly, I just signed a contract with a welder for my customized window burglary. We agreed on 11,000 naira per 4 by 4 window,
13,000 per 4 by 5 window, and 5500 per 2 by 2 window. Total amount to N152,500!!!)
Also, please note I have changed my bricklayer and electrician!!!!(sometimes the best thing of life are free to all, E.g Water!!!)
Also, I gave some men 1500 to help me with some digging around the compound, and also, I gave the electrician 6,500 for
some extra pipes & other thing. The first electrician did so many mistakes that this electrician is correcting,
So total for all the above expenses now is: N204,050 hmmmm na wa oooo

I think it depends on what the welder is doing for you.
For my 14 pillars, around 25 window works I paid the welder
12,000 as his workmanship. (note the pillars were all 16 feet tall and
the way I ask them to put the rings is every one foot, one ring).
Then again, for the gutter roofing design, I paid 28,000 naira for the work.
Its kind of a hard work, and again, they have to bend over 200 set of irons
to the shape of the gutter roof. And there was a beam inside that goes around the building that
serves as a chain up.
Depending on your area and the professional involved, this price will vary.
Also, I have seen some welders that put rings around the pillar for every 4 feet
which is not the best!

Thank you all for the contributions here and it really helped me to have an idea about the cost of building materials etc and my contractor has accepted my offer of 800 naira for the installation of step tiles aluminion so at least I have gained 200,000 naira.
I am really happy for you!!! But I want to ask you, did you give him the 800k to go and buy you the aluminium sheet and install it by himself? Because if you do, that would have been a very bad idea. What you should do, is to go there with him and buy all those things yourself there. The only thing you can give him money for is the installation fee. Aluminium has different grades. He may give you a quotation for 5mm aluminium, and end up using 4mm or 4.5 for you. So that is another thing.  So I suggest you go and buy the materials with him from the company. You see, sometimes when you get what you are paying for, you save more.

I hope he doesn't mess up the positive feedback and legacy you have created for him by trying to over price his items. Please tell him to keep his prices steady since a lot of businesses are coming his way. Thanks again for all the good work.
The only thing I can say to you is; "be careful". And there is no way he won't inflate the prices. He did that to me and can do it to anyone. What you need to do is know how to price. If you have an idea of the prices of the things you want to buy, that will do you more good. But what I can say is; "where man dey work, na there him dey chop''. He will surely gain some money. Just try so he don't gain too much from you. And also, try not to over price or try to play too smart, as you may end up buying fake stuffs. For example, a normal WC goes of N4,500. And original once's start from 18k upward. So when you start pricing an original WC that is worth around 25k, for 14k, and they agree. You sure will come home with a fake one.
     They know you can hardly differentiate the fake one from the original. So let them tell you which is good and which is not. All you need do is choose.

Like I promised I will bring somebody to come and calculate the total square meter of my roof
BROSES, The man I was expecting didn't show up, So I had to do it myself. I just measure the
number of ridges I will be needing, and I got a total of 45 pieces ridges for my house @ 2meter
long each. As against those company that told me 94 ridges @ 1.45meter each.
The manager has agreed to 2meter each, so I will need around 45 ridges.
So Today, I  want to go to bed but just felt like I should just calculate the total square meter of my house roof
with my little experience. Though I increased some of the numbers before I added them, And I
got a total of 459.3m2. And the company gave me theirs as 432 square meters. So I think, I am the
one that was wrong. That means my roof is around 435 square meters!!!!!
No probs! Just thought I should let you know!!!!

The Bricklayer/Mason is far more slow with the job than i expect.
The dressing of the design is not a 7 days work as I have calculated previously.
And I need just one bricklayer to do it, because I want every part of the design
to look alike!!! And I must confess that the bricklayer's job is near 'perfect' He is doing
a very good, smooth and perfect job. And as a matter of fact, the bricklayer
is the one delaying the whole thing. I can't fix the roof now, because if I do that before
the plastering of the design, when the bricklayer start plastering the design(which is very close to the roof),
the cement will stain the roof which will not be nice. So I will have to be patient, and let theprofessional Mason
finish his job,

P.s. The house doesn't look much different from what it was before, so there isn't
really any need to post the pictures. But Unfailingly, I will post some pictures
soon as they start the roofing!!!

I want to commend you all for the good work you are doing here. I live outside and have a project at hand at Awka and it has gotten to the roofing level but the quotation the company gave me for the step tiles aluminium was outrageous just like Am Alone complained thus:

Long span Roofing Sheet .45 = 430.8 mtrs at 1250 naira =538,500
Outside ceiling/cladding sheets 208mtrs at 1250 naira = 260,000
flashes= 134 mtrs at 1250 naira =167,500
Accessories 12,000 naira
Installation = 60.000 naira
Transportation = 8,000
Grand total = 1, 046,000 one million forty six thousand

Please I appreciate if anyone should help me wt another contractor and the house is 6 bedroom duplex wt pent house. I 'll post the picture later
The first thing you will need to do is to get someone else to check/calculate the total square meters of your roof.
Since you have got the price of the roofing sheet.  Once you have done that, you can know how to follow those people up
