There was a site around my area, here in Ikorodu
the man wants to roof his house, because he don't
want to pay the Omorile people, he brought some Army!
To come and guide while the carpenters were nailing the roof!
Hahaha! None of those Omorile(touts) near the place or asked the man
for their omorile fees!
Anyways after they were through for that day, in the middle of the night
the omorile's came to the site with Saw! And cross cut 'all' the woods!
That the roofing even collapsed. When the same man came the next day,
he cried. . . . It was a big loss! Because he will now have call the carpenters
again, and pay them again, settle the omorile boys, re-buy some of his woods
and and start the roofing again!!!

confess that some made in china stuffs can be very good
Like the one we have in America!
They can be very good. because this same China too
can produce quality products. It all depends on what you want
or what you ask them to produce.

For example. Check out any KFC(Chinese restaurant) outlets.
Everything there were made in China and they still look not only
very good but very durable!!!
I haven't mentioned that the most expensive/beautiful/adorable
tile I even walked on was made in china?

You have to be there to see what they sell. The stuff they sell are one differenet level from what I saw in Lagos. There are lots of other stuff that are well less expensive than what you have up there. Checkout both websites to see more of their stuff. In case it asks for zip code, just put 27455. I actually saw a nice set; jaccuzzi with phone shower, standing shower with shower head, toilet bowl, and seat with double washhand basin for my master bedroom for $2,455. They look fantastic!

I called the welder and told him I want to change the
design of my burglary. So I was there tonight
and I Have choose a new design(not really a new design
jut did some little amendment on the old one).
The price is still same anyways
but tomorrow, I still have to be there
so as to confirm the design again

Here our carpenters collect job on daily pay or on contracts! And it is not always advisable to pay them on daily basis! ecause they
intend to delay your job so as to get more pay.

If I had paid them on daily basis, it would have cost me more(I guess!)
And lastly we cannot compare the prices of Enugu to that of Lagos

Price in Lagos is really on the high side. . . .
But I believe I have really learn alot here and
I am sure to do better in a next project!

One dividing the sitting room from the dinning, another smaller one could be seen from the stting room in the passage that moves into the rest of the house. There are two outside, both at the balcony outside the kitchen, the other could be sighted from the gate, visible in my house plans.
All these arches have been constructed and the concrete has been poured. My carpenter did them alongside the lintels and they were poured together. I dont think my carpenter took up to N15k for doing all the lintels, plus the 4 archs, though he wasted much time, nearly 8 days.
@Spyder! my arch is over 2 times bigger than a normal arch! (16feet wide) all my pillars and lintels(8 pillars and extra 4 round pillars and 29 lintels) were done
for 28k. Considering the fact that the cost of labour here for carpenter is within 2500 to 3000 naira per day! And again for my big arch, it took 2 carpenters two
days to finish it! I think I did really great!!! Most of the job I did on my site, I pay them on contract!!! It helps me save money. Now say for example I was to pay two carpenters per day job for that arch, it would have cost me around 10k for that arch alone considering the fact that they may delay the job. They put in all their
strength because we had a deal. It wasn't that easy for them!!!

What I am talking about that will cost me 30k is the POP work that will be done on the arch!!!

Please also note that Akun and Itara are more expensive than
normal woods and can last up to 50yrs! if treated!

Also Akun is more expensive than Itara
check-out the price list of Akun.

2 by 2 wood = 250
2 by 3 wood = 380
2 by 4 wood = 450
2 by 6 wood = 750(best price!!!)

Also, you need someone to monitor the company
on your behalf. And that quotation is for step tiles roofing!!!
Bros don't rush it! Take your time. Be the one to tell the roofing
company the wood you want them to use for your roof!!!


And remember I quoted on this thread that my carpenter
went behind me to do some arrangements with some roofing
company to inflate the price of my roofing sheet!!!

Akun is one of the best for your house
It was what I used. And believe me, one of the carpenters that
worked with me fell sick and couldn't resume work!!! The wood
is stone hard and at first I thought the nails I bought were fake!!!

For the Arches and Archives, I am doing only one arch which demarcate
my dinning from the sitting room and it it going for 30k!
the arch is  16 feet wide!!!
Though I may still bargain it a little more when the times comes
but 30k is okay for me too!

As much as I'd like to wait for the price of cement to come down during
the raining season, but you know, during the raining season, a lot of trucks
sinks on bad road. And construction is always very slow(the rains disturbs
workers and everywhere is always damp).

The road that leads to my house is always bad during the raining season
trucks suppling sand and stones and cement cannot operate in that area very
freely because they stands a risk of. . . . .

Please note the estimate I gave you above is for a 435m2 roofing oo
and you can get the square meter of your roof only after the wood works
have being completed. Anybody trying to give you the square meter of your
roof before the wood work wants to rip you off. Because to get that before the
actual roofing is a rip off!

So if your roof is slightly more than 435 square meters,, the price will me more but slightly
and if it is less it will be less as well!

I really love the design of your house. May God bless you and other contributors of this thread. I am currently building a 4 bedroom ranch with living room, garage, family room, nook, and sunroom at Abeokuta. I am planning to do most of the work that needs to be done as the work is up to lintel level as at now. My question is, how much is the roofing of your bungalow is going to cost? The reason is that, mine is of almost the same size as yours, 20m X 18m. I intend to do the lintel and roofing at any moment from now. My achitect gave me estimate of N1.7million for the roofing as I intend to use aluminum roof. I don't live in Nigeria. I reside in North Carolina, USA.

Your utmost response will be appreciated.
Brotherly, if you are using aluminum roof, then 1.7million is far too much
As in you will be ripped of for above 500k!  shocked  shocked  shocked
The total cost of my roof will be around 2.1 to 2.2 million
Excluding the gutter roof!!! And this is so for some reason(please allow me to explain)

So far I have spent a total of 600k for the wood work of my roof. And and still have about
50 piece of woods left at the site that I will use for the security house. some of the factors
that increase the cost of my roof are as follow.

** I will be doing pop in every part of my house(toilet,store, everywhere)
and pop demand that you do your noggins 2ft by 2ft instead of the normal 4ft by 4ft
so as a result, I am spending 2 times the normal price on wood for my noggins.

*** The type of roofing I will be using requires far more woods than aluminum(3 times more
woods). That is especially for the vertical woods you see on the roof.

**** Again, the shape of mine wasted a lot of woods. And it will waste more for my aluminum roofing.
**** My roof is 12feet tall. Some roof can be 5 to 6 feet tall.
**** Lastly, the roofing I am using is nearly 3 times the cost of aluminum.


That doesn't mean you can do your roof for 700k. Let say i want to use aluminum for my roof,
the total money wouldn't have cost me anything more than 1.1million
and that is for a 12feet tall roof. And again, the price of woods in Abeokuta and Labour is cheaper
compared to Lagos(though the cost of aluminum may be higher there).

It will be better for you to post a picture of the house so that we can all have a clear knowledge of
what we are talking about here! And my last advice
BROS maybe it is just me o! But it won't be wise for you to give any architect or engineer
such a huge amount of money for that your roof. They may collect that money and end up buying
you fake aluminum and useless woods . It will be best if you can contact a company that does
aluminum roofing there in Abeokuta. Too do the roofing for you. It may cost you an extra 200k at most
(making it around 1.3m) but you can be rest assured you will get a quality roof!!!

P.s. Thickness of aluminum could be around 4.5 to 5mm
and if your roof is not up to 12feet it can get even cheaper!

Hey Midas02, that site is outdated. 5 tonnes washed gravel goes for N18,000 according to my supplier in Sagamu, but the cost may change depending on location. Transportation being the major reason.

The following building materials and many others have changed:

Sand Crete Block 9 x 9 x 18     -   N140
Sand Crete Block 6 x 9 x 18     -   N130

@Spyder880, I was kinda worried over this issue as well because I live a few yard away from production plant of WAPCO (West African Portland Cement) and I'm a very close associate of another Cement (Magen Roi) Importer like Dangote who is also resident in Sagamu and still I buy cement at N2000. It has nothing to do with brands actually, there are forces behind this making life harder for people in this region. Its not about the demand. I was in Enugu (Nsukka) of recent and I can not compare the rate at which estates are springing up in the east with that of the South-West. On sizes, its possible cos I can tell you, most of the cement being sold at cheaper prices here are re-bagged.

@Am Alone, you may not know the difference if you don't understand the logic. A re-bag will sit while a full 50kg will not. And why should the demand cause it, I think the higher the demand, the lower the cost abi Democracy don turn am.
Yes, the higher the demand the lower the cost
but if demand is higher than supply
then it goes the other way round
the higher the price, the higher the cost!!!

And please forget that logic as it is not 100% efficient
And believe me, I don't need to carry a re-bagged bag
of cement  before I can tell. Just one look at it will tell me
It is simple. The bag is always free around the cement.
As in it will not hold the cement like something very full.
Then when you carry it, its lighter. Then again when you carry
it from the center(vertically). It easily divide into to different
part inside the bag, because it is not very full.

If the difference btwn the full bag and rebagged cement with the same quality and packaging is less than 500naira,i see that as waste of time for those that do that but on the other hand 200naira in 10,000 bags is money ooooo, dats 2m, no wonder they said small water makes a mighty ocean

and loose around 15% to 20% in quality

Bros, I believe the size of cement cannot be reduced below 50kg expecially from
any of those above mentioned companies. Reason is that; It will affect the qualities of
buildings built in that area. Like if lets say they are selling 40kg cement in Enugu instead of 50Kg
And you know we all have standard of mixing cement with sand, and we do our
calculations on 50Kg bag of cement. So if say 10Kg is reduces. People will still mix this
cement like they are 50Kg unwittingly and as a result, the quality of the buildings maybe affected.
And for these companies, if the government finds out will face ban!
Because contruction is not a thing we pay with!!!

What I believe maybe the cause is the demand!!!
There is quite a lot of houses going on here in Lagos.  And when
We buy here in Ikorodu for 2,300 naira. There as some others parts
of Lagos that was rumoured sells for 2,500 to 3000(stands to be corrected)
And some of those places are Lekki, Aja, Ikoyi etc.
The demand of cements in those areas are pretty very high!!! compared to
that in Ikorodu.

Re-bagged cements don't sell with a difference of 500 naira
they sell for just 100 to 200 naira less

It is still thesame cement, same quality, same packaging
just that. . . .

@ All, This was how I was sure I was buying original fittings for my house
I simply advice those who may be willing to kind of follow this step!!!

The man that will be working my POP for me is a pastor and an engineer as well
So he has alot of contacts as an engineer with people that deals with all kind of
building materials. Though I trust no one!!

He is not the one engineering my house for me. He was introduced to my by my carpenter.
So when I want to buy my bathroom stuffs, I ask for if he has any good contact, so he gave
me that guys number. And call the guy on my behalf. And also, advised me to make sure I
fit of all shop around before going to the guy shop. Anyways, after buying all my stuffs, I went
to the same market the next to to do some research about the prices. But noticed I bought not
only the best, but at the best price.

It is always good for you to be reffered to people when you wants to do things in a field you
have not much idea about! Because there is a proverb that goes like: The niddle that has
a thread attached to it, is the niddle that is more easy to be found.
