@ Salius The total money for the woods and nails and Soligum(chemical to treat the woods) and transport is 374,000.00 300,000 for woods alone transport 21,000 nails 30,000 (6 bags at 5k per bag! Note the nails are UK made. Uk made is the best) Soligum @ 3000 I bough 3 and kerosine I bought 9,000 and to treath the woods I gave them 4,000(below the normal price.) The woods I bought was Akun! ![]() The total wood is around 800 pieces They will start the roofing hopefully on Friday! GOD ALMIGHTY. FABULOUS HE!, FABULOUS HE!! , BABA!!! MY GUY CAN YOU PLEASE SHOW HIM SOME RESPECT! DOWN ON YOUR KNEES!!!!!

salius:Bros I don't understand what you mean by rafter ooo!!! Maybe if you explain better I can help you But the total woods I bought was around 230k including transport It was 100k. But that design cost me and an extra 130k wood(you can see the woods used in the pics) And like I said. Cost of building really varies from place too place. I did my best here only to find out that it was nothing compared to the prices of other places. Oga 370k is 2 much ooo!!! Mine was 280k and they said it was too much ![]() and all the blocks I used was 9 inches throughout, and I used a total of 5000blocks! including the soak-away pit. No 6 inches at all(the cost of setting a 9 inch block is more than that of a 6 inch block) Go and get another bricklayer o! because meself won shine my eyes well well oo |

for the quality you mention above here is 350k but the others are same!!! If it is as you've said, the value of house rent here is same as yours. So why is my labour and material cost here more expensive?!!!! Na wa ooo!!! |
Brabus, no time I want to buy the wire and keep and as a matter of fact, I am going to buy the wood for the roof today tomorrow or next they will start the roofing I just want to know so that when it gets to that time i will know what to do!! P.P.P.P.P u no? Proper preperation prevents poor performance you know? |
@ brabus, please say something about that electric thing na @ Spyder why I'm asking is because, I believe location really affects cost The area in Ghana where I saw bricklayers for 1500(they are professionals) I bedroom self contain them collect 15k per year oo!! My labour is very very expensive as compared to Brabus & Spyder But I don't think I have wasted any money so far on anything Na the area wey I dey build and na the best price I get be that For example My blocks I guy @ 133(the rate is 135 to 140) but i buy 133 I got the best price any1 can boast of yet compared to the price of Brabus @ 120 per block Not that I was reaped off, but that is location for you And it applies to every other thing Cement now in Lag her is 200k(with abeg ooo) Na Dangote I dey use. So other brands na 1900 here But Compared to spyder na 1800 |

@ brabus what do you think about this electrician charges? For the electrical wiring we is asking for 85k(i no lagos things expensive and i need the perfect job) but i mean the money too much me dey think like 30 or 40 k o any suggestions?

One thing I want to mention is that sometimes the materials you are using affect the cost like for example, the aluminium roofing will be more expensive than zink and if u are using cloth, it will even be more cheaper!!! BUT LAGOS NA WA!!! One more thing, bros I no won find over cheap labour make them con build rubbish for me!!! I prefer to spend the cash to get perfection!!! Peace!!! |
Another thing I want to mention Brabus is that for example 2 bricklayers will use atleast 3 labour(at least na so them this lag bricklayers dey do o. Except when it comes to plastering) So i will calculate 4300 block @ 4500 per day work(bricklayer 3000 labour 1500. I use this amount because my blocks are all 9 inches through out) total will be around: 193,500 for those blocks! Then for the casting they did, they use a total of over 145 bags of cement(excluding German floor) so lets say an extra 86,500 for the casting all through!!! And he still plastered the soak-away Na the best I fit do for pricing be this Though there is suppose to be some discounts till But that is that!! Any other place you see some error Brabus?!!! |

Then the casting off the foundation to the pillars and lintel and the casting of the gutter roof I am kind off feeling I had being reap off!! Someone around me set 5000 blocks for 200k here in Lag(only blocks ooo) But if you consider the soak-away pit and the founation pillars and every hmmmm I still feel reap lol!!!! Somebody building in Lagos Please confirm!!! Peace Another of my friend building a 4 bedroom bungalow not as big as mine spent 2million to roofing level(it has no gutter roof) and he used gravel and didn't use dredging sand PEACE!!! |
My roof the carpenter here dey charge me 150k oo for only labour!!!! Na from 200k!! GUY LAGOS NA WA THE 150k na the best price i fit ever get lol na so one wey call himsef professional bring him own quotation for 250k!!! Bros, c me c wahala!!! I need to confirm is roofing stuffs sha before I proceed But Brabus, design of roof matter too o my roof dey a bit complicated sha!!! |
@ Brabus, Tru talk But you know construction varies from are to area Here in lagos they Labour is 1,500 per day if they are setting blocks Then bricklayers charge 2500 to 3000 per day and they set 80 to 100 blocks per day This price is for lagos ooo!!!! I have used a total of say 4300 blocks!!! if you do your calculation you can tell the difference. Please confirm from anyone that works in Lag! Everything is been inflated!!! To my own calculations, I am doing great!! Lagos price just dey different! I remembered when I was in Ghana There Bricklayer collects 1,500 per day work while labour charge 1000 to 1200 per day work now check out the difference, But I still hear ur talk sha!!! But get am in mind say Lagos things high Any body building in Lagos please i want to confirm that |
@ spyder I've said it before; 500k it may cost you more, it may cost you less but you need an expert to work it for you otherwise e no go fine at allll |

My updated cost is as follow I bought an extra 11 bags of cement for the gutter roof casting(total cement used for thet casting was about 53 bags) The 11 bags of cement was bough @ 2000 per bag(Dangote brand) total: 22,000(them won collect money to carry am, bros I carry am for my car boot!!! for free) NET TOTAL: N4,998,700(including land- -- Land is N2,060,000) |
