bisanjay: LOL!!! That is really very funny!!!! Kindly ask the carpenter to make sure he put beam. That is probably one of the best way to build a house!!!! The minimum amount of blocks you can add after lintel for bungalow is 2 coaches, while for upstairs or so it 1(if the decking is going to have a beam). So there is nothing wrong at all with that. You can even add 4 coaches if you want. The advantage is that it give the house more room for fresh air. As a result, you can stay indoor even when there is no light an still feel no sweat!!!!!! Another advantage again is if you are having pop. POP drops like 6' from the deck. So if you put just 1 coaches and use POP and still install fan(like one of my friend did) You sure will regrec using only the 1 coaches after lintel. What I'm saying in short is; What you have on ground now is much better that what you are being advised to do!! SO take my advice and ask the carpenter to continue with his work and make sure the decking has a beam!!! My2Cent!!! |

Each shops measures 8 by 10ft each and I am collecting 6k per month. The smallest of the shops measures 6 by 11ft and I still collect 6k. The biggest measures 9 and 1/2ft and I'm collecting 7k. in other words, so much cash were not spent to build the shops, but the rent is okay!!! |

Now from my experience: I have an almost 3 plots of land. But the front measured 120ft. I intend to build a large plaza with a minimum of 56 shop and 2 warehouse. But because of cash wey dey yab man!!!! I just left the place like that. But just july this month, i came up with an idea to just build some shops at the front using only the government set back(in a way that the shop can be there while i am building my plaza when I'm ready, the shops wont reach or affect the plaza itself). Now my point is, including borehole that I did for the 12shops, toilet, the front that i make look extremely good compared to others, town planing that I have to pay over 100k, PHCN and everything I spent on the shop(despite the fact that i made it look 3times more beautiful than normal, I still spend a total of 1.5million). But when i collected my 2years rent(which the tenants rushed to pay) I got a total of 2million. Which means I gain back my cash immediately with an extra 500k. Another point is that, i have not even really utilized the land. So I am 100 and 1% into shops/plaza build as it is more than a good investment for me!!!! |

Though I don't mean buying shops!!!! I mean buying a land on a Major road and building something like a plaza with a minimum of 33 shops/office in it. The minimum to budget is 15million(depending on what you want. Land can cost 12million. 2million can build you 7shops on the front of the land Then when you have money you can build the main plaza or so inside the land. The higher the value of the land = the cost = more advantage and more strategy you will need. But if you want to build a plaza direct, you may want to look for lands worth from 20million upward another 20 to 30m can complete it for you!!!! 50m total and I assure you, you can get that cash in 8years. But please don't be too greedy with the concept of the plaza(if you can give packing space, do. build the plaza in a way almost all the sellers can enjoy equal advantage) |

From the best of my knowledge shops are the most lucrative business in the building business in Nigeria. From my previous calculations, it will take you a minimum of 14years to recoup your investment if you build a house(anywhere in Lagos, including cost of land) and that is if you don't have bad tenants and your tenants moves in immediately after the building is completed and if you don't spend any cash at all on maintainance. But for shops, I calculated a maximum of 7 to 8years to recoup your investment(including cost of land). Again, value of shops(the once that are in strategic locations) appreciates even more rapidly and can easily be sold out if the need arise. WOrD uP! |

The very simple lesson to learnt from this thread is: Never give 100% payment in-advance for anything you are not getting immediately!!!! It is just like getting payed a 6months salary in advance!!!!(you know very well we won't take the job very seriously anymore). Anyways, @ahonohai There are somethings you just have to let go!!! the mistake you made was paying 100% in advance. just collect your keys from brabus, finish up the remaining things left. And try to be at peace with brabus. from the best of my knowledge, it will be near impossible to get back that 132k so let it go!!!! With time you will forget every!!!! @Brabus, I must have to say you didn't do well at all. My advice is that next time try to buy all materials immediately when you have the cash with you! Delay with cash can be pretty dangerous. Not like you the bad guy, it just human!!! But you need to be very much cautious when spending money for a job you've not finished or others people money!!!!!! Which ever way, becareful Peace!! |

Not everybody that voted for those places are ready to buy or build. Again to have potential buyers is really going to take a lot of time(if you don't know anything about properties, then you should know. Because I know that for sure). Some people are just seeing it today and they just vote because they like the idea. It may be up to 1 or more 2years before they can be ready to buy the land and start their project. So my arguement is; If we want to keep this project alive, certain things need to be worked out!!!!! If you say you want to wait till all 50 people are ready before you can kick the project, THEN I DEFY YOU!!!!! I did not advertise any property here neither did i say i want a percentage , I am not that hungry my dear. I'm not an engeener or anything that is related to real estate. I am just giving out an opinion!!!!. If the project is a success, i am 101% more that ready to buy(even more ready yourself ). And as for the Graph, if you can read graph, then you should understand that. It simply says if all the buyers are not ready to buy at once, there is a possibility that the propose nairaland estate will be kind of scattered!!!!(in other words, it won't have a definite site!!!! 15ppl here, 20 there another 25 there and so on) |

One more thing I will like to contribute(that is if Seun & Lawyer wil agree). After considering what we have on ground as adviced by lawyer(after considering what I just state above). Another factor that can really make this work is or that can be an added advantage(if we can get a good investor) is if after the voting is completed(This person may buy all the 50 plots needed and later start selling to potential buyer from nairaland. that is if Seun & lawyer can put head together, i think this will work out fine). Again, it will be easy to call it an estate if it was first bought by one person. The investor will resell with little profit(must sign an agreement). Instead of people buying unit by unit(because I'm very certain not everybody that voted are ready to buy now). So this may come or stand as a set back for the project. Reason: You all will agree with me that the owners of the propose lands will not want to wait till all NLDer's are ready to buy his land before he can sell. So lets say the propose NL estate is chosen today and 10 ready buyers buys 10 plots out of it now out of the propose 50 people's estate we are talking about now. Let me say before we could get the remaining 40 NiaraLander's to buy theirs out of this propose NL estate, the owner of the property may have sold it out to more ready buyers or may have sold the closest property to our fellow NLer's to other ready buyers not from NL. Option 2: If we can not get an investor, then I think it will be wise for Lawyer to contact with the seller of the propose property chosen by NLer's. He should get an aggrement with them for the 50plots of land needed, that their money will be payed within certain period of time. So the buyers will keep that portion for us NLer's until we are ready to buy. So Lawyer will continue with the advertisement. First 50 buyers from NL to comes forth will get his or her own portion of the cake untill all the land is finally bought out from the buyer(s)!!!!!!! But to kick this, I think he should get atleast 10 ready buyers to begin with. When the owners of the property can see cash of 10 ready buyers, keeping an extra 40 for them won't be too much to ask!!!!! From the below you can guest what NL estate will be like if this measure are not put into consideration!!! My 2bags of Dangote cement!!!!

@ Lawyer, there is nothing bad for NL to have more that one estate. From the votes, I notice Badagry and SANGOTEDO/ LAKOWE (AJAH) are tops on the chart. So my advice oga lawyer, maybe you use this two place for the propose NL estate. Because I'm sure people voting for SANGOTEDO/ LAKOWE (AJAH) cannot go for Badagry if Badagry finally wins and vise-versa(because of their distance apart). So Lawyer I think you should promote both. Besides, what we have up there for now are mere votes. Of all the votes we don't really know for sure where most of the serious people are!!!! 2CENT!!!! |
