Like a site I around my area, the owner ask the Engineer to monitor everything for him, while he was resting at home!!!
He asked the Engineer to buy him 5 tippers of 10ton sharp sand. The Engineer bought just 3 and devided it into 5(with the tipper)
So everything looks like 5trip!!!!

For me, trust is something we don't want to get too involve in!
I can't even trust myself with certain things how much more
other people!!!!

Nigeria is very complex!
If you want to build a house in Nigeria I suppose the best
way out is to make out time a do some personal project management.

Get the professionals and close mark them.
If you are 'using' your siblings, be aware they may be more expensive
in the long run if you do not agree on salary!
Get details like how much you will pay them per day/month.
What exactly do you want them to do (job description) and agree where the
money for bike/food etc will come from ?salary or project/materials money
and be generous in salary negotiation example 'employ' them for 6 months
eventhough your project is just 4months!
If you are asking them to supervise your site/project it means they are unemployed
or under-employed. If your brother works with Shell will you ask him to supervise your projecthuh?

There is no free medical insurance, unemployment allowance and social housing etc
in Nigeria and I genuinely wonder how poor Nigerians survive to be honest.
Last time I visited, I really appreciated the presence of God!

Some people have not had a meal since 1971.

When I'm not around, I can trust some people with certain things. And even with those
thing no matter how small, I put an eye on them.
Things like construction have got no paticular amount.
There is a 3bedroom home roofed in my neighborhood. The woman building it
gave her husband 700k to give to the carpenters and supervise the work
The man just gave all the money to the carpenters. without supervising anything
till date nobody is living in the house yet. because of the work done.
because the carpenter bought pieces of aluminum and useless wood for the job.
I mean if people can do such things to people around them, how much more
people so far away!!!!
I have list of endless stories of people who have suffered from such fate!!!
Is it the story guy that the house was built but not in his name?
or the one that they jaxed when he came back?
Or the ones that were killed?
Or the once that have spend millions with little work done?
DIY reduces it far far!!!! Even bible defy us from trusting our fellow man!!!
Man will always disappoint!!

@ all this is not my full statement. A guy was obviously duped by if family for
close to 6m. The first 3m he gave them to start is 4flat of 3bedroom was consumed(his brothers).
Even the land before he bought it he asked them if it was a solid soil and they said yes!!!!
but after he paid, he said story changed from solid to swampy.
So now he said the property has been left abandoned after he sent a friend of his to go and
check the site on his behalf all the way from Togo(he took care of the expenses). The friend
sent him pictures and video of work don @ the site. Which was done when he paid a second 3m
to his sister. This was as old as 2005. They gave him a quotation for the german floor

132 bags of cement
and workmanship 200k

So the above was my reply directed to the guy. That was why I said even if they give him
a quotation of 50k, they are most like to eat up the money!!!! So he shouldn't be encourage
by and cheap stuffs from them.
So not like the advice quoted is for everybody. But I still stick with "TRUST NO ONE"

In all when I say don't trust people.
I mean try to take precautions.
Even professionals can still dupe you
Like Olubuffet stated

What about inferior building materials?
Even the most honest people in naija
can still dupe you. They can buy a stone
for 10 and tell you 20. Or give you a quotation for
gold and end us using copper. Like I always say
once the plastering is completed you can never
tell what was used for your house.


To play save, I will advice people abroad to save their money
in one of our solid banks around Nigeria(we have hsbc)
or first bank and watch the bank. Anytime you are opportune
to come around, come and buy your land and start your constructions.

In every venture, people lose money, every sector sef, bad eggs are everywhere, and I will tell you the truth, 6m may not fill some waterlogged sites, the guy didn't tell us if his land was 1 hectare, or if the water was 6 foot high!
Spyder remember the guy mentioned that the land was a plot and was around Ikotun.
Again if you notice very well, he also mentioned that the first 3m sank into the soil so
as a result there was absolutely nothing to show for it.

To the best of my knowledge there are 100% chances that the first 3m was used by his
brother(s)to satisfy their own need. I am not saying a foundation cannot gulp 6m o.
But ifs very simple. They mentioned swampy and not sloppy. Even if its both combine.
Atleast the water wont have washed the first 3m away. . . .

Those things you mentioned there have got nothing to do with your trust!!!
following somebody to the bush does not mean you trust them
buying food from your local food vendor does not mean you trust them either
but giving something to somebody or money to somebody and having faith
that the person will do what you ask of them with the money is trust.
You can give someone money and still do not trust them
maybe cos you have no other choice. But you take caution
like having someone to put an eye on them or signing an agreement with them
just to secure your own side(because you don't trust them).

But without taking any caution and giving people things or having hope in people
is like trusting(for the agent thing u fit don't tell your wife were you dey go. or
somebody else or u go with somebody. for the food vendor, u don see ppl eat the
food. that is your caution. no go go just go anywhere see food buy and begin eat - lol).
You may buy a million bag of cement and still not trust the seller!!!
and am very sure you won't follow just 'anyone' that call himself an agent to the bush
if u still won continue abeg open a new thread make we talk that one there

and for the fuel buyers, that is why them go like pay ur after 2 to 3weeks.

Sounds like best of advice but very unpatrotic. What you are saying in other words is that Nigerians including yourself are dubious and that he should trust only himself. We should not preclude the option that his relatives, sister and friends might be inexperienced in the trade and are just wasting money on the site. They may not be dubious as we may think.

Mistakes are the usual bridge between inexperience and wisdom. Will his coming down to Nigeria replace Professionalism?

My client had no idea what my colour is, where I live, not even my background and I've received and paid N10m on his behalf without any fear - all within 1 MONTH!!!

But seriously, if we are looking it the other way,
I dont think this is going to be save!!!
Remember in Nigeria, one of our biggest problem is
security!!! Even with block house, we still have
burglary windows. as if that is not enough, now people are using
security/bullet proof doors just because of our harsh Oga's.

Its very okay sha. but thief go use people do yeye oohh!!!
But the good go sha pass the bad sure!!!!

What I can add to this development is that
We sure will need a quality fire fighters anywhere we have lots of these houses
and of course a security post!!

The 150k is only for this roofing o! The nuggings are different, they will be done at the ceiling stage. The aluminum company will do the fixing, the installation is already part of the cost in the quotation I have been showing earlier. Its a big house sha.

For the Mixer for the Kitchen sink, I bough SF product. the highest grade 18k
For the mixer for the bath tub; I bought MMaart - 15k(1800 own dey,3k and so on. Even mine is not the most expensive)

First I Don't See Any Good Reason Why I Will Want To Tell People That I'm This
And I'm That!!! Anybody Can Be Anything especially when all you need do is type it!!!

Before anyone interested in what I do for a living hear it! I will start with the fact that I am from
a wealthy home. Olodi-Apapa(where I Grow Up And Where My Family's House At!). Anybody living
around that area can testify. My family is not only rich, but we are the most famous  grin grin shocked shocked
because of my grandfather that work with the government(I never come earth then o!!!) And was given
lots of land as compensation. Even our family compound(very big) was used as a court back where and my granpale the
judge!!!!

The above is not really necessary apart from the fact that it says, there are changes that I did make it  grin grin grin
faster/quickly due to connections. Even if i no work, i go chop and I get lots of rooms wey fit accommodate 20 wives shocked
but na polygamy nai make me dey give them chance ooo/relocate to Ikorodu(I was @ Ikotun before. It was too close to
Olodi-apapa. Bob Come see visiting - lol). Because its the farthest place to that area(visit when my dad ask moi to)!!!!

I do C&F for a living @ tin can port Apapa!!!!(relocated to Ikorodu just mid last year) but the distance to Ikorodu na barrier. Sha I still dey run sh1t!!!!!
And I get two 18600 Litre Tankers(Me and my colleague own 1 And the other one I own alone).
I entered the business Early Last Year With The Company Name; Soprano OiL & Gas Ltd.


To put GOD FIRST na one of the disease wey nobody fit cure me off!!!
That same work, I don do am for two years wey I no get better pay at all

It seems nobody here got an idea of my request on my previous post. Anyways, the kitchen picture Am alone posted tells me all. You guys use slab instead of countertops. Could somebody tell me which is cost effective and long lasting i.e countertops or slab? Am Alone, I know you would be getting sanitary wares for your house and floor tiles. Could you give me a price range for good sanitary wares and floor tiles. I'm at the finishing stage and don't want this guy home to rip me off. Precisely, you guys should not ingore my question, I have been a major player in this thread. Thanking y'all in anticipation as I look forward to hearing from you.

My sanitary wares were quite expensive. In total I spent 700k(kitchen included).
Now I bought for myself what I think is best for me!!! cheesy cheesy cheesy
Why I won't want to give you their prices is simply because
they all varies! It all depends on what you are buying/paying for!
For example my kitchen sink cost 25k.
Normal once goes for around 5k or 4k and some goes for 9k
There are some others that goes for 40 to 50k
I went for the 25k own because I think am okay with that!
It has a 15years warranty(make we leave that one for them jorray!!! grin grin grin)

So if I say 25k and you give them 25k, they may end up buying 10k own for you.
I think its best you buy it yourself(maybe when you come around).

I have been following this thread for some time now. Actuall I saw it and started following it because of my burning passion to build a home.

But, I dont have money so I  want to ask; What do you people do to have money in this dry hopeless country to build all these fine edifices. Please can someone link a brother up.

Am a graduate and applicant having lost my job recently. Actually, when I got the job I wanted to build but all of a sudden I lost the job so I dont know whether I will build the house again cos am poor  again like before.

I have finished drawing the house.

I live in Abuja.

Please who will teach me what to do to make maoney and build my own home like you people.
