Where we were

Sometime in December, 2015 the price of crude oil per barrel dropped to about $32 and the exchange rate then was less than N300 to 1$. At that time, the government. Marketers were making profit, without subsidy being paid.

2016 first quarter

By mid January, the price of crude oil started rising, and that was the time CBN started their failed policy on exchange rate. What happened then was that as the crude oil price increased, exchange rate to dollar also increased. This made landing cost of refined products to go up. You would recall that we experienced scarcity till May, 2016 when subsidy was finally removed. Why? Cos product was sold. (PMS) at N87 per litre and the differential was paid to marketers as subsidy.

May, 2016

Subsidy was removed. Exchange rate is now over 300 naira to a dollar. Hence we started buying PMS per litre at N145.

NOV, 2016

International price of crude oil rose to $50 per barrel and exchange rate is over N400. The landing cost would automatically increase. But since PMS price is still being regulated and pegged, no marketer would import a product at N145 per litre and still sell below cost price.

JAN, 2017

In order to avoid two things

1) Fuel Scarcity
2) Increased PMS price

NNPC is now importing 90%. of daily consumption of PMS so that Nigerians would not suffer.

So I wonder how some dunce will insult NNPC, when they're actually saving you.

The only solution now is for CBN to do something about the exchange rate and things would be back to normal.

Price not per barrel is about $53-54 and exchange rate is over N400 naira.

Price may remain $54 or even go higher as we pray and hope for. CBN must do something about the exchange rate and allow drop back to 300 or below. If this is done, things would balance up

...for your mind now you you be james. Bond of Buhari Economic strategies...the question is what resulted to this accelerated increase in just one year under Buhari?

OP,,,the first thing one considers before involving cost in a building project is the building plan itself,,.then followed by your choice of material at the finishing stage...a client who choose Step clay tiles roofing sheet and the one who went for Long span Aluminium. Roofing. Sheets can have the same quotation....another important consideration is the nature of the. Soil in your site because it may require a different foundation type. And how far your site is from the existing major road.for easy access of materials to your site..all. These determines the cost of constructing that 2bedroom bungalow, Pls .am not here to bring fear into your mind but a professional Advice has. Always being the solution....so I think you should first get a good working Plan,..then a good Quantity Surveyor or if the Architect can cost it fine and good,..then. OP...from your story line,.all you need to do is to get a good Architectural plan of a 3 bedroom Flat,..am an Architect but I base in Anambra State,..I could have loved to help you but your location seems very far, so is better you look for a professional Architect over there that can work with your site details,..then get a good Quantity Surveyor who will clear that fear from you about the building cost or if the Architect can quantify for you,..you are still on the good side,..just relax your mind,..don't show you are desperate, the best comes with a relaxed mind, wish you good luck,...cheers

Architects and builders have been falling out since time immemorial, that will never stop and hence why I serve as the General Contractor on my builds. I run the project and make the decisions.

I just wish that homeowners, those that wish, will get educated and apply themselves involved more. This is not for everyone though.

Chief I must salute your courage in facing the challenges of constructing a building in this time,..first I will like to commend the Architect who designed the building to your taste and the structural Engineer who worked with the Architect to design the structural skeleton of the building,....Am an Architect based in Anambra State,..we have always battled with artisans, drafts men in this our profession,.that's why I always keep my letter of view and in view ready when any of my clients start listening to the advice of those people who should and must be under the Architect and a good professional builder as. The case may be,..I will advice you work with the architect,..the foundation depth for any structure be it fence or building has no exact height,.a look into. The nature of the soil in that site matters a lot,..2feet is ok for a fence foundation,..the blinding can be 4inches or 3inches minimum depending on the nature of the soil,..for the main building use the architect or get a professional structural. Engineer who will be in the site regularly,..the architect can be. Coming. From time to time especially doing forming of blocks and supervision process,..I want you to please run away from the advice of those artisans,..they can cause a dislike between you and your professional team you engaged to work,...God bless you and bless your project. 1. This is not a Bill of Quantity.... This is just a quotation.
2. The contractor is smart ...The quotation is a give and take ....some parts a low and some are ridiculously high.
3. I'm seeing a 6inches block in your foundation.... PLS, DONT USE A 6" BLOCK FOR FOUNDATION... It is technically wrong.
4. Why didn't he include the cost of filling to it ?
5. Get a Quantity Surveyor to prepare a precise Bill of Quantity and to also manage the project for you.
