Now my question now is,' are we going to change the rods on the pillars(outer pillars) or destroy the whole pillars and do a new one.There is no need to destroy the existing base, there is what we call a hunch base. How does this work? Cut off the existing columns rods and re-bend it to L shape, prepare another mat and place it on existing base and cast up to about 6 inches. |

Because it wasn't a raft or pile or what?Oga Brabus, let us try and be professional> Do not forget there is what we called Integrity test in engineering, such as Load test Non Destructive test (NDT), PUNDIT, smicht hammer test, odeometer test and a whole of test to determine the integrity of a building, That a building is standing is not an evidence that the integrity is sound. Most collapse building did not collapse immediately after construction but after being subjected to several pressure and use. As a matter of fact there is an expiry date for all structures, like in UAE their Government is responsible for pulling down safely every expired building, building is not to last for eternity but the building should be safe all through it life expectancy and even when building expires it wont just collapse but it will show several signs of distress for a very long period in other for the people to know that it is time they either re-fortify the building or pull it down for re-build. Now that your client is calling for way out please let us do something now because we are all answering the man's clarion call "let's build this house together". As for me from structural engineering point of view, there is cause for alarm over the six inches bloc used, fill it solid with weak concrete. Work on your columns and ensure they are all at least 230 mm x 230 mm, if need be work on the mat and increase the concrete of the base. and run a capping beam. If need be you may call for a review of the bill. The earlier something is done the better for both of you and the future of this project. shallom |
diordaves: It is always advisable to engage the services of a reputably qualified professional for foundation design. It is not what one can toy with. Get it wrong and one may be in for a whole lot of grief.Good points. As a matter of fact you may end up spending less when you know the characteristic of the soil you are building on many people summarily assumed raft or pile foundation all the time whereas there could be a cheaper alternative if only a proper investigation could be carried out, also many in name of being prudent has built a foundation that could not sustain their building because the soil may physical look firm at the surface but underneath there may be a poor strata. I design a structure for a particular Church, and in the course of my investigation i discover that the land was on a transition line i;e some part was firm and having a very high soil bearing capacity while the other side was swampy with a very poor bearing capacity in this case we can combine foundation type to save cost rather than assuming raft for all because of the swampy part. |

I stumble on this tread and it is quite interesting. I do not have any challenge with 6" block as long as it is going to be filed solid and the height is not much. But a point of correction 1. The foundation block for this type of foundation is not only resisting lateral pressure but it is partly responsible for both the live and the dead load on the ground floor, as the load on this floor is transmitted via the floor slab to the filling and the block and that is why you should use 9 inches block and if possible filled it solid as this will strengthened the foundation and resist capillary action for the foundation. Exception to this (that is where the block resist the lateral forces only) is when there is a capping beam on all the foundation blocks connected to the starter columns, in that wise the load from the slab is transmitted to the beam and to the column and therefore having nothing to do with the fdn blocks. in other wise the use of this 6" block has reduced the columns to 150mm x 150mm as against 230mm x 230mm that is most applicable except in a case when it is designed so. now the implication of this is that the above floor may not have adequate support as columns plays a major role in structural stability. As a matter of fact many of us put attention to external column whereas the most critical column that can bring a whole house down if it fails is always somewhere unoticed in the house. Anyway at this stage it is never too late this house can be fortified. And one more thing i want to bring to our notice is that we should start building structures that can withstand seismic effect to some extent as the way our weather is going May the Lord save Nigeria. Your answer is highly appreciated, thank uAs at december/early january we purchased this particular plot for 3.5 M, this particular area is one of the well arranged, nearer to the express and developed area within Magboro. Though there are some interior part that are quite lesser than this value as at when we puchased. But now the entire area is fast appreciating because of the road work the Ogun state government i doing. According to response i got from the Road contractor surveyor, when i saw them surveying our street was that beyond the major axis road the contract covers they are also going to do the drain for all the street. Hope they will do exactly that. |

The POP was done at =N=2,800.00 per square meter for both material and installation The Tiler Charge =N=450 per square meter for screeding and laying of both floor and wall tiles. The plastering labor here cost about =N=250,000.00 |

with Rods that substantial dangerous differential settlement of the foundation may be eliminated completely. The lekki area because of the sandy soil type and water logged nature is susceptible and can induce differential settlement.
