The reason is that, in most cases, government has the power to compulsorily acquire any landed property from anyone, IF its intended use is for public use, such as roads, hospitals etc. It is called ‘Power of Eminent Domain’. Public interest will always override personal interest. The property will be valued, and Compensation will be duly paid in accordance with the approved federal government gazette.

The holders/owners of such land have freehold interest, this means it belongs to them in perpetuity (bar compulsory acquisition for public use, such as roads etc). This is because the government holds Power of Eminent Domain. I hope I answered your question.

With $5,000, I'd most likely go for Toyota Corolla (2008 model). It's a durable car and very economical in gas consumption.

PS: The spare parts are very easy to access and pocket friendly.

Let me be honest with you, it is only you who can make a very good decision for yourself. Take note of the following


1. You are young: Reduce cost of production and set up by using your energy to reduce outsourcing. Do some tasks by yourself. Might be constructing structures, lifting of heavy things, clearing of land etc by yourself, etc. If a consultant is going to write a plan for you, these things you can do by yourself will have figures attached to them.

2. You are based in Abuja: You need to open your eyes to what sells there. Luckily, your location attracts higher price. The way you think despite you are a beginner is different from the way an expert who is based in the local interior part of Kogi thinks. So, what kind of advice can you get from such person? Lol. Sir, you might need to go around and check pricing of what you are interested in.

3. What do you mean by high yield? It can be high number of turn over within a period of time with low to high profit on each transaction, or can be just one time transaction with very high profit. Do you want something u can turn over every 3 to 4 months? Or just once yearly?
Or can you wait to invest continously in your business for 5 to 8 months without any income before you start making income every week?

4. To have a less risky business is to be highly educated in the area you are interested in. Let me be plain to you. What makes most business risky is not only lack of tech- know how but the kind of person you associate with. Man is the worst pest. The consultant or the plumber you give money to render a service for you is your main headache. Therefore, be ready to study and know the in and out of the business you want to do.

5. What can be set up with N250,000? This is the main question. I think you need huge capital for trading. Also, you cannot use such small amount to make high profit if you choose to go with rearing of animals, fish, snail etc. You may run out of patience. In my own opinion, you can look into vegetable production. You can do it if you have a piece of land around you. You have source of water around you, amd maybe a water pump you can use.

You can start with cucumber. Then, move into cabbage, tomato, lettuce etc later. If you think you are smart enough to take instructions via a chat medium like whatsapp or telegram, you can be guided easily. Also, if you have land, water around you and you can get just one more person to assist you in the garden, you should be able to get it done. Within 3 months, you may be able to make more for yourself.

Send me an email if you have access to the assets I have listed, and if you are interested in vegetables. If you are smart, you can install everything by yourself (irrigation inclusive). You should break through easily. If and only if you are smart.

OP, let's assume you are not living in Nigeria anymore. With all the states you listed, no Abuja or Lagos, I find it weird that you have not traveled out of Nigeria through any of these states' international airports. I know we have other international airports in some of those states you listed (Enugu and Rivers), but they are not really functioning. Majority goes to Lagos and Abuja to travel out of Nigeria.

PS: Akanu Ibam 'International' Airport, Enugu only has Ethiopian Airlines. I know Port-Harcourt Airport is not any better.

They have to compensate for exercising their power of eminent domain for overriding your right (unexpired leasehold interest). Government can only acquire land for public use (public schools, roads, prisons, hospitals etc), not to revoke your ownership and now transfer leasehold interest to an individual. According to land use act of 1978, there is no freehold interest in land, which means all land belongs to the Government, buyers only have leasehold interest for 99 years. That's one of the reasons you pay ground rent annually. In essence, WE ARE ALL LESSEES, some third parties are SUB-LESSES. Government is the actual LESSOR/ OUTRIGHT OWNER.

I see from the document the words "lessor" and "lesee" used to address both parties. This clearly shows that the land is under a lease title, and not outright purchase.
Get a good property lawyer to handle this for you, to see if these terms can be amended. Otherwise, avoid it and look elsewhere.
My deeds of assignments usually have the words "donor" and "donee" to refer to the seller and buyer respectively.

Contrary to the 'general' belief, that a tenant has the right to overstay in a premises for a certain period of time after expiration, IT IS WRONG and NOT IN ANY TENANCY LAW. The lawful thing for whomsoever wishes to determine a tenancy contract is to give the statutory prior notice of 6months (in a yearly tenancy), a 3 month notice before expiration suffices IF it's clearly stated in the tenancy agreement. You must deliver vacant possession of the premises not later than the tenancy expiration. All damaged fittings and fixtures to be fixed or replaced, APART from normal wear and tear that might have set in due to use over the period. You're not expected to leave the property far worse than you met it. If a refundable caution deposit was made ab nitio, fine, the landlord/agent can fix the house from it, so far it's will accommodate the impending repairs.

Just saw the attachment. The notice served on you is faulty. It's not valid to serve both 7 days Notice to Quit and 7 days owner's intention to recover possession at the same time. The former precedes the latter. The lawyer is obviously a charge and bail unseasoned one. Between, when did your tenancy expire, OP?
