i am fellow nairalander- i started catching up on the thread recently, and have see the great work you guys are doing. well done. i intends to start walling the top floor of my 2 blocks of 3 bedroom flat. i understood from Spyder880's answer to Princeoxn question that he would need about 4000 blocks to complete from decking to roofing level. from your experience how much do you think would be ideal cost of bricklayer job (to set the blocks) from decking to roofing level (including lintel and the layers after lintel). i thinks i'm about to be ripped-off by my bricklayer who is demanding N150,000 to set block to lintel. what do you think? could this proposal not have been enough to compete the job to roofing level ? pls i need your advise

it's nice to see good work and the encouragement that people like Sypder888 and others like omobashau1 and -------. i am back and would like to know standard  cost of obtaining C of O @ ifo ota LGA of Ogun state. i have my project in that area. i consulted an architect and was given the following price estimate, to me the  price is outrageous; be that as it may, what do nairalanders think or know compare with the cost as underlisted bellow:
-Building plan assessment 60,000,
- service charge 50,000, 
-PR (Public relation) 120,000,
-Ratification form/transport 8,000,
-stamp duty-100,000,
-letter of allocation 70,000,
-assessmen 200,000,
-survey & C of O execution 100,000.

my immediate concern was the PR bit, pls share your experience, and possible sugesstion.

i'm in dare need of suggestions, advice/confirmation on my project. i've started constructing the woodwork for my decking.  The iron bender/welder and the new bricklayer has just called to advised that my previous bricklayer have erred to have layed two set of blocks after lintel.The solutions according to the two technician are; for me to order the removal of a layer of block from the lintel or to deck without a beam- meaning that the deck will be on mere blocks. Both technicians advised against the second option (deck on mere block) based on safety reasons and the fact that the house will be far above the normal hieght of a story building. i need expert/experienced guys in the house Re: implication of decking on mere block-(avoiding beam). i'm inclined to the idea of removing a layer as it sounded logical or an accepted norm, but i'm unsure/unconvienced of why. my quesions here is: is it possible to deck (on mere block) withou compromising safety? i remember Princeoxn and others confirming at some point on this thread that they layed two block on the lintel before they deck their own house. would  the huse be two high to errect a beam after two blocks ?  God bless you all.

I like to attached scan copy of a quotation for your scruitny but don't know how, would someone explain pls.
regarding my project; i'm disappointingly back on the drawing board, as the guy who got the jobs is now asking for cost review realising he's not buying materials for the project. He wanted additional N70,000-(for wood work and supervision). he confess to 'under-quoting'-( in some areas), and which he said he intended to offset in other areas/stage of the project. To me this is a serious confession, i have no idea of the 'other areas' he's refering to. This is what some naija workmen is up to, and why people don't trust our workmen/contractors. i now have to scruitnised all aspects of his quotes for likely cost inflation !!!!. i've suspended action with him to talk to you guys and other workmen in my area. what is the price of cement now, my uncle was able to have Buham cement for 1650. who knows how relaible this is in compare to Dangote, and any reason for price differences; apart from distance/ transpotatin. could dangote cement be consider superior to Burhan

i'm ready and hope to start in the next 3wks except for this sudden hicup by the woodwrk/carpenter.i am negotiating and personally involved in the whole process . the guy and i agreed N250.000 for the decking's woodwork and labour for the mason. out these amonunt he was surposed to provide wood, bamboo, nails, transport wood to/from the site, contruct, and remove wood after deck is dry. i was guided in my negotiation by suggesion on this thread. He captulated after as i refused i wouldn't allowed him to buy the iron, and other materials. i've alway made it clear i'm doing the buying of materials myself, i've asked him to go and have a second thought. the house is one block of two 3bedroom in lagos.

Managing this building contruction is fraught with lots of challenges more than I thought, like today, i got disappointed by the guy who was to provide/do the wood work for my decking. but i'm at a point of no return; it is in the light of that i thought i should first refer to you nairalanders, and our great experts on this subject for advice, sugessions and reccommendations. i remember reading on this thead re: decking with second hand wood/wooding materials. i am looking for such services, and would appreciate your suggessions and references of carpenters who has prove relaible. Spyer, omobashau, Prince, brabus, and NextHome you are the exsyclopedia i know. i can only hope am not pestering you on this or becoming something of an OLIVER TWIST-asking for more. Long live to all nairalander as i look forward to your reply

iron rod contractors/ dealers usualy present quotaions in tones when bidding for contract ; pls anybody in the house who is able to decode tones in actual numbers. For example; how many pieces of 10mm, 11mm, 12mm, & 16mm makes a tone ? omobashua, syder888 & Prince0xn over to you again.

Sill awaiting your answer to my initial post- i mean contact number of reliable iron rode, cement, and granite seller in lagos. l intends to speak to him/her re-prices. i'm trying practice what i'm learning on this thread (buying qty at unbeatably price), and being able to explain how i arrived at my decision when i shall be reporting back on progress of my project latter. The deck is oct, and i've got quotations from my builder which i'm cross checking. your resposes are most welcome

while i'm happy to be back,i must express my suprise that our popular thread 'Real Cost of Building six Bedroom house' is no more !!!.I sincerely beg to know why and what credible and authentic have we out there? That this happen withut notice is disappointing. i hope you all are no conspirators in this act. our most valuable materials are no where to be seen, they are most valuable and should not be taking away from the 'Real People' However it nice to see you are also part of this new thread. whilest i can still track you, pls i need suggestion re: list and contact Nos of reliable iron rod machant/depot, cement and granite suppliers in Lagos (around Berger, ojodu, ojota, ogba etc). i need this as i am preparing to do my decking in next few wk . i can confirm that i've received valuable info in the past through men like Prince oxn, omobashau, and spyder; here i'm again for help. i have observed that you used new planks in your decking, why not rent an already used woods and bamboos ? obviously less expensive. can nairalanders comment on re-using wood for decking, and could it affect my house in any way. i'm negotiating to use it in my decking's wood work. bless

congrat on your projects,
mine is a storey building of 4flats on a 50'120 ft plot of land. from experience what would you considers an ideal iron rod layout (inches ) of a decking. i've heard people talked of "3" and "5".
why is 16mm rod relevant in a decking? i am confused as contractors have quoted for me varr ing/conflicting iron rod specifications/quotations. i am particularly not sure why i can,t do without 16mm rode. would it not be ideal to stick to 12mm than mixing both ? whose quote sounds more reliale and safe out of thses two quotes :
contractor A contractor B
-16mm= 0.5 tons (64,000) 16mm= 1.5 tons (165,000)
-10mm= 1/4tons (32,000) 12mm =4tons (440,000)
-12mm =5. 4ton (672,000) 8mm= 0.5 tons (57,000)
-binding wires 4 rolls (12,000) -bindding wire=4rolls(10,000)
-labour cost = 120,000 -Labor=130,000

i'm building in Lagos. would you confirm if the labour cost you quoted above involve; welder, bricklayer, carpenter and labourers w supplying the bricklayers.
i have also observed from the images shown on this thread that one block was set after lintel, but my own bricklayer wanted 2 blocks set round after lintel and befere decking is done. could this be write ?

@ prince onx and Spyde880 and other "Generals in the house" ,

apprecite ur repply and have compare yours with a quote from my a contrator. some similarities. however, someone handling the project for me is talking about hiring mixer machine that would mix the cement, sand and gravel , i've ask for the cost of hire. but i'm wondering how you intend to mix yours on the day of decking. again, must an electrician be involved before decking ? i understand he will be needed to loop and to run wires through b/4 the decking; are you also doing this and why not afterward ?
it's interesting you've got your wood & carpentry jobs contracted out the way you did !!!!, Pls would you mine giving me the contact detail of the carpenter/company as i will like negotiate with him regarding mine. but in my own case, i may not have to spend as much as yours because i intend to re-use the wood i used for my Lintel and pillars. it quite a lot and i think it can be reused. my pillars is 36 in total.

i have problem attaching/ down-loading image, but will try again tomorrow. thanks

you are undoubtedly one of the Oracles (building) in the house, pls what sayest thou on the cost of Decking a storey building of 2 flats. Each flat has 3bedrooms. a bathroom, and a toilte each. i need to do decking and i'm encouraged by your insight and experience on this subject and will be posting the image soon for other people to comment. i am able to give the job whoever you can recommend. i did the linbtel and piller recently and wasn't too impressed with the work.

i am a new comer on this thread. this topic is long overdue. what an incredibly eyes opening reference for those who intend to build their own house devoid of fraudulent property machants. i regret not  finding it earlier.
i have an on -going building project; a storey building of 4 flats (3bed each). i spent about 1million naira on pillar and lintel 2wks ago and I'm really upset because i thought it's was too expensive. i intend to do Decking soon. pls can people shed light on how much do experts/experience gurus in the house think i might need to complete the decking.  details re- bags of cement, laterite(tons), sand, carpenter, welder, bricklayer etc. a family member helping has given me estimate i like to confirm. i am still seeking the best quote and wouldn't mine a recommendation of proven builder. i will upload photo when i got them soon
