For people who don't know any bearing in Ibadan but may want to invest in landed property over there, how would you describe Moniya/Akinyele, with particular reference to the attractions there to investing on the land? Thanks

Thank you so much for this. I will like to explain

There is a railway terminal at Moniya (though on a different route) which is near completion. Moniya is attracting investors because of this.

For Moniya/Akinyele, it is along Oyo Town Road.. After Sabo Ojoo... It's not too far from IITA... More so, IITA is now moving some of the infrastructures to that very area which means it will develop in no time...

Good afternoon everyone. How is it going over there?

The hike in the cost of materials is a major concern. We are leveraging advance payment to trusted suppliers and bulk purchase to manage the situation.

How are you coping?

Quantity Surveyor, Cost Consultant, Project Manager.

One of the developers who engaged our service for supervision already paid for all reinforcements, Cement, blocks, granite and dust that will complete his project before the recent hike in price. As a result of the agreement signed, he is not affected by the current fluctuation in price of commodities.

He got the details from the material schedule we prepared for him. He is happy and smiling now. The project is about #50m

Will 825 do the block work from DPC to roofing level? Roofing not included

I mean #825,000 for blockwork to a 3 bedroom flat. About 2750 blocks.

The amount include all Materials and labour

Don’t have the full money yet, I am just confirming price from the DPC to roofing level. No roofing yet.

Ok. That's majorly the block work without finishes.

I have 825k here for block work estimate for 3 bedroom flat(with laundry, visitor toilet, and store)

Hello everyone, Please who knows a general rough estimate of how much it will cost to finish a 3 bedroom and 2 room self contain from DPC level to roofing level.

I just got done with the sand filling.

The last estimate I did is 14.5m for a 3 bedroom flat with top finishes

NB: Taste and specifications varies

here is the architect drawing.

professionals in the house pls can you give a rough estimate of how much it will take to
complete this rental property.
its a very dry land .

i want standard finishing , nothing too fancy.

thanks

I can't see the dimensions on the drawings from the image, I would have given you a rough estimate.

By the way, will you execute it through direct labour?

Pls house I just moved into my place. My concern is i have killed 4 scorpions in about 2 weeks. 3 baby ones and an average size one.
I am concerned how it could be getting in.
DPC was done. Floors r tiled (except 2 toilets i ll do later)
I usually see it in the parlor and it is tiled.

How can i eradicate it?
How do i even know where they are hiding. I have swept everywhere and didn't see it.

I fumigated in August before moving in.

Thanks

Pls check your surroundings

My last project was a 7 bedrooms duplex and they are all ensuite plus a Visitor's toilet downstairs. It's all based on choice. No Architect can convince me otherwise because that is what I want. May be overkill but not for me, that is what is called personal choice. But in my rented houses, of course not.

Hajji M.

I like this submission. Most issues in design are base on personal choice and preferences. They are not sacrosanct.

I need advice from expert in the house pls.
I want to build a two deck (2 storey) and my Engr said we are going to use the this foundation type I uploaded in this picture.
Pls should I tell him to go on?
I have not seen where people dug foundation for pillars only, chained it and casted DPC and followed up the block formation.
Is this really going to carry the the two storey building?

This is like a pile foundation. The type of foundation depends on some factors of which the type and nature of the site is one.

If your Engr is competent and honest, you can trust is judgment/decisions.

By the way, where is the location and what is the nature of the site?
