Your input would be highly appreciated Hajivince: Definitely, the roof which will make it a Bungalow is cheaper. U don't need to go over the board, u can just do the longspan aluminium roof but if you want to attain the 4Units of 3bd flats, then you will need to have planned for it from the foundation then u deck and probably felt & introduce a form of temporary flood drain around anywhere on the deck & make sure u have made provisions for the members that will carry the first floor. U can even do a temporary felt if u don't mind The comment above is a good one. However, I always advise people to build vertically and take advantage of vertical. Land mass is in limited supply but you can maximize your plot of land by building vertically. It depends on your location, taste and financial projection. If you can afford it, you can make it a storey building. |

That been said, the design is what informs the quantities of materials needed. One can only give you an average figure of which in most cases may either be slightly lower or higher. Well said |

keepingmum: without re- igniting tensions - i just want to say this thread has been extremely helpful to a novice like myself. a 3bed house in Abj is almost complete and my family (whom i am building it for ) would be moving in, in a few weeks
So far, i have spent just under 7million naira ---- around 6.8million to make it "habitable".
whats been completed so far includes 3bed (all ensuite) - toilets/showers, french windows, Turkish security doors etc
Floor tiling everywhere (inside and outside - used nigerian ceramic tiles)
POP everywhere - the living room actually has those POP designs with "hidden lights", all doors fitted,
Electrical/Plumbing done but waiting for NEPA to come do their bits, Fence has been erected but not plastered
Whats outstanding
Nepa - connection
Carpenter ish - builds of the Kitchen cabinet/bedroom wardrobes
Borehole (i was given a very high bill, 1 millionaire for borehole at the inception of the work and i just decided to channel the monies to other aspects and perhaps deal with the borehole last
Exterior flooring (interlocking)
Gate/plaster fencing
Painting.
I embarked on this project January of this year because i was tired of paying abuja rent for my mum and didnt want to renew her tenancy when it expires towards the later part of this year. I got someone a QS to supervise the project for me as i am somewhere in afghanistan + being a novice. We have had our ups and downs throughout the project but so far, we have carried on and i can vouch for the work he has done.
I tried to use some services from some of the "tradesmen" on this thread and was unfortunately disappointed - I however found the numerous advises from some others here very valuable - especially as it was like a 2nd and sometimes 3rd opinion which equally helped me save costs: but more importantly, helped me know that the advise i was given by my QS was a good advice.
I will post pics just before they move in but just want to encourage anyone whom like myself, would want to commence on a project and isnt sure they will be able to nor is discouraged, start with what you have and set your self a realistic timeline based on your personal circumstances, get a good QS and see what God can do......i ensured my family visited the site every 3 - 4wks and made video calls whilst there to assess the progress of the work as well.
Finally, do not bow to family pressure to hand your project to a family member especially, if like me you are building by proxy because sorry be your name...... notorise your work with your Site supervisor or QS - i always ensured all my communications regarding instructions and monies were typed via emails/chats and kept phone calls to the QS to a minimum because- NEVER say NEVER
Also, dont cut corners - i remember when i tried cutting corners for the plaster work because i was told here that i could get my plastering done for cheap, yeah that cost me as i had to pay to have the work done again

I can not take the job builders simply because of the little knowledge I have.. Anyrtime a client call me to come and handle a construction, I normally tell them NO. I major in MECHANICAL(HVAC). ELECTRICAL AND PLUMBING (MEP). again the work of QS is also very important in building industry as well, they are suppose to generate BILL OF QUANTITIES(BOQ) from the design drawings..
i was In a site one day in Victoria Island Lagos in which there was serious argument between a builder and the client.. Client said he want the head room to be 3m after the finish floor and the ceiling but the required height by the client could not be achieve based on the error from the Architect. The client they should pull down the structure( 3 storey building that is already roofed), Serious argument but later resolved Thanks for this contribution. Let me add something. Many clients are stupid and their stupidity usually cost them. A Quantity Surveyor is trained in basically three areas: 1. Contract Management and Administration 2. Construction and Building Technology 3. Construction Economics/Measurement Preparation of BOQ is the main duties of a QS that many are familiar with but that is just one out of many. You can tell your QS to prepared construction contract to be signed by you and the contractor. Before you sign the contract, read the conditions of contract and ask your QS to explain anything you don't understand. The Contractor is to do the same on the other end. If he is stupid not to read the conditions before he signed it that is his own headache. When any relationship is not govern by conditions, it will definitely go wrong. At times, they don't even want to pay for the services QS render to them. I have experienced this several times. Many are penny wise and pound stupid. I learnt about a client who paid an Engineer/contractor money for 20tons of reinforcement when only 8tons is needed. Why can't you pay a QS 100k to save 1.5m or 5m and much more? Let me share this with some that it will be beneficial to. If you want to give your building project to anyone to execute for you, get a QS to give you a detail BOQ which will surely contain the estimated sum to complete the project. Give the drawings to the Contractor or Engineer that will execute the work for you and tell him to submit his own detail estimate/quotation or bid. Use the BOQ of your QS to assess the estimate of the Contractor. Your QS can help you to thoroughly assess the estimate submitted by the Contractor. Dubemcapital1: With due respect sir, A builder is a Contractor whose job is to construct a civil structure BY employing a necessary workforce : 1. Engineer 2. Workmen (skilled) 3. Labourers (unskilled) 4. Materials 5. Other resources.
But a civil engineer is someone who has acquired knowledge of designing, constructing and maintenance of a structure.
Therefore, just as homeowners, a builder hires an engineer to aid his work with technical or professional aspects.
So, by implication, a civil engineer can be a builder but a builder is not an engineer.
Howbeit, a builder's job description does not include the bone of contention

Umarzy: Exactly, you can't use lekki mentality/costs for Omu-Aran or Ilorin.. The difference is clear  In Ibeju Lekki an iron bender charged me 30k per ton. In Osun I got a bargain of 18k per ton. Can you see the margin? This is within the same time frame. That is why some contractors take workmen and artisans to places where the cost of labour seems high from other places (mobility of labour). They will only provide accomodation for them. Especially when the project is of a good magnitude. |

Can you compare this with the standard 3.6m by 3.6m? There is what we call limitations and assumptions of estimate. Every estimate must be accompanied with the limitations and assumptions made to arrived at it. Will I take the estimate of a 3.6m by 3.6m and apply it blindly to 7m by 5m? No! I need to adapt the estimate to suit the situation under consideration |

There are many more factors A bricklayer that have been working with for about 5 years will charge me differently than someone that is new to me. I am happy that some people are disagreeing with some estimates being given here.
Most times I read comments and laugh.
You can't compare the opinion and experience (about construction cost) of someone working in PH, Abuja, Lagos with that of another in Ilesa, Ife, Ede, Akure, Ogbomosho, Ekiti, etc
Even if you claim you have experience, apart from location and nature of the site, the pocket of the client, speed of completion, knowledge and exposure of the client, nature of execution (direct labour or through contract), duration, etc can determine the final cost.
Consult the professionals. |
