saydfact: IF what you've been advised to use is pile foundation (IF), you'll need more than a rough estimate, you'll need a structural engineer doing a detailed design and a Q.S for cost advice based on that design.

A General Advice
Bricklayers are not cost experts or engineers. They are not professionals. It is surprising how people commit millions of their hard-earned money to these artisans and end up getting their fingers burnt.
Avoid being penny wise and pound stupid. I have been involved in troubled projects just because the needful was not done initially. It is usually painful and more expensive in the long run. Do the right things today. Wishing you the best. |

megacontrol: Thanks for the detailed response.
Yes I am still keen on molding the blocks on site, below are some of the extra info you requested; - We will use both sand and stone dust mixture - We are looking to hire the molding machine and labor required - I don't know the different type of machine, i just know of vibrated block making machine
Leads me to next set of questions... What are the rates to hire molding machine and what is rate for labor per block? What is the desirable sharp sand & stone dust mix ratio? I understand the 30-40 blocks per bag of cement part, but how many cement needed for 1 trip of sand (just as example)?
If i have these info, then i can do the numbers and work out my material list and cost to achieve the total quantity i need.
Thanks I am so sorry, I should have replied. I will reply shortly by modifying this post. Thanks Depending on the some factors, labour per block moulding is NGN30-50 If you want to have 35block per bag of cement you will use 1:19. 5 ton tipper of sand or dust will produce atleast 300blocks. I don't know the cost of hiring for block moulding machine |

Nozzle: Good morning Engineers in the house
I am doing a slab to cover my soakway....12ft by 10ft. Please can i get a quote of how many16mm rod i would require so as to be able to carry the weight of a car.
Please help guys. If cars will be on your soakaway, ensure the structural components of your soakway can withstand this. Will the slab sit on blocks or on beams and /or columns? I prefer the the latter anyways. You will need between 7/8 lengths depending on the spacing |

Sweetchilli: Hello all. I'll be needing an urgent reply please. Is it possible for 35m to build a block of 4 flats (2 ensuite bedrooms ). This would include Aluminum roofing, POP, wall screening, painting, all toilet finishings including walk in shower cubicle, gate house and gate, generator house, all plumbing, electrical and mechanical works, interlocking, windows and doors,(Turkish doors) full tiling (Nigeria tiles) etc. Can 35m build it from start to finish? I got this quote from a builder. Is it feasible? How many rooms per flat? You mean two bedroom each ensuite? Pending your reply, my advice is this: 1.Get quotations from different contractors 2. Get a quotation, estimate or bill of quantities to assess quotations from contractors |

Takoro13: God shall provide for us all. is not too late to dig septic tank and shockaway. use the laterite for filling. this really helped me including sand dug from well. all were used for filling (the remaining is there to level the compnd after fence).
am still looking forward to how to reduce cost on roofing. i was introduced to someone that would help in getting wood from bush. his price will definitely less to shaw mail price. and the higher the king post the higher the corresponding cost.
my opinion You're correct. Cost reduction on roof is mainly on lowering the kingpost to reduce the area of the roof covering and carcass. You can also negotiate well in terms of labour. Or you go for more economical roof covering. But, please don't compromise the standard of the wood you want to use for the roof carcass/structure. If possible, treat them with solignum to prevent termite/insect invasion |

oyinmio: Pls house, what is the advantage of building on a 60*60 piece of land over a 30*120 piece of land ? Thanks. The most cost effective design is a square shape design. The longer or narrower a building the more the cost compare with another of square shape (even if the two have the same floor area). The main reason for this is the perimeter/floor area area. A long or narrow building needs more perimeter wall to enclose the same floor area as a square shape building. There are other reasons that account for higher cost of long or narrow buildings compared with square shape building. However, there are several factors that determine design and building shape I hope this helps. If you have more questions/need clarification, go ahead. For example: For the square, the total perimeter is 240ft. For the rectangular, it is 300ft. Hence, fencing will cost more. Not to talk about other things However, I personally prefer the square shape |

diordaves: The same with me, I've never paid for granite before delivery so I was kind of surprised in a number of ways when this came up. Surprised that clients pay for granite before delivery and super surprised that checkitaut is this indeciplined to be caught out in this mess. This has exposed him as a middle man he so much preached against. To be honest, there is nothing wrong being a middle man but be deciplined enough to deliver.
If he's a direct supplier, all the excuses he gave for messing up, his union would have sorted out such eventualities. In Delta and Edo States, Road Safety or Police don't disrupt logistics that much. The Union work this out.
It's a shame though because I'm planning on engaging him after the festive period next year for a factory construction project in Ibadan but I guess I now need to go back to the Board of Directors for a revised plan. It's sad. The diaspora should encourage deligent small business owners back home but when you read stuff like this, you just want to give up on the country. You can engage me. Rest assured of honesty, integrity and fair deal. No advance payment will be required, only payment on delivery |
