Nigeria stopped working when you, Hajji Mufutau55 and a lot of you guys in diaspora ran away. This document has been in existence over 3 decades ago. Trust me, if you want easy approval, go to the government. If you want a hard nut to crack, go to well established estates managed by Professionals and retired architects/planners of the 70s - 80s. You go hear wen!

I hope the owner is not reading this. It took me one year to get approval for K-024 after one of the leading Nigeria Architect (among the 1st 20 in Nigeria) has been floored and asked to redesign.

@Olabamijie, read up 7.3.1.3 attached. It's actually applies to your scenario. Go ahead and do it and stop complaining about the rot in Nigeria system.

The developer gave you a hard nut to crack by asking you to go ahead and alter the interior parts but shouldn’t shift a block of the exterior (window/door positions MUST remain the same).
They did this because they noticed you won't shift grounds.

This is Nigeria, we are not known to follow laws sacrosanct.

Just like i said before, i wont be comfortable in a house with no alternative exit and wont advice anyone as such.

This brings back a thought, i know a certain goverment quarters where the house was built in 1979. The main flat has 2 exits and all windows buglar proofed while the BQ has only 2 independent rooms with one room but windows are not buglar proofed. There is a reason the designer or contractor did what he did.
Ever wondered why face-me-I-face-you is so common in the 80's, it's simply because of the exit requirements. Even the 4 flats do have back exits. Multi-tenants/high rise do have large exits per floor apart from the elevators.

We brought the exit door issues upon ourselves with all this miniflat concept and ideas. Except it's a prison, all livable flats requires an entry and exit.

All these are defined in the National Building Code.

Read up the national building codes above for the permissible number of access, exits and egress. I suggest you read up environmental and design requirements for all class of buildings. There are building codes in Naija and I knew I've been walked through this a number of times while seeking approval in some well planned estates. K-024 by NextHome is a perfect example.

Nigeria is not a zoo afterall!

Oga Brabus.. I think U misunderstand the roof guy. The 20m he put is actually a calculation of the breadth of the facial cladding x length of it. From the quote, i can deduce that the house is approx 25m x 11m. Perimeter of 75m. Since breadth of facial board is 1ft = 0.3m, then, 75*0.3 = 22.5.. Not far from what the man quoted.

Also the house doesn't have a parapet/ conc fascia. That much is seen from the quote

I understand that part but you didn't see that I also queried wall trim and eave angle.

Cladding is normally 0.25m (no assumption/approximation) while eave angle and wall trim is 0.150 girth. How come they're (wall trim and eave angle) more than the cladding in the estimate?

What about the scary figures? .55 is normally N1,150 (figure coming from installer who go chop hin own o), how come we got N1,750?

I don't like doing this online but I think the contractor is more of an enemy than a friend to this client.

@jummymine - I decided not to look at the figures in my last post but when I looked I realized the major reason why Jesus Wept.

To prevent what happened in 1875 (like my good friend DominionNG used to say) from happening again, throw away the estimate and get a new one from a friend. The contractor who prepared this a great enemy.

Since my years in building, I've never spent up to N1,000,000 using long span roofing on a single build and below are the buildings I've done with less than N1m material and labour inclusive.

I've not spent that amount roofing any building except The Semi Detached Duplex in Diamond Estate Sangotedo where we used Wichtech Roofing. Anyone who paid more (for Aluminium or stone-coated) should ask for a refund. And there's never a single complain!

@Jummymine, the elders called me into a meeting yesternight and scolded me for asking them to speak first. So here I go.

I'm not going to say anything about pricing. Just as many people have rightly advised here, go to the factory if you have the time. Otherwise, get the average market price put a little extra on it as "boys must chop" and get your roofing done.

However, my big uncles knew I'm good at spotting out errors and inconsistencies. Hence the reason they asked me to talk to you first.

My questions to you:

1. What's the dimension of your house?
2. Can you confirm to me that you only bought less than 8 units of 1*12*12 planks during your roofing woodwork or maybe you have a parapet?

The reason for this question is because I discovered your quote said you need only 20m fascia cladding. The easiest way to calculate cladding is to get the perimeter (L+Bx2) of the house. So I'm wondering if the whole building is not more than 20m and yet you have 75m eave angle and wall trim. That must be an error. So you need to ask your contractor this question

1. Did you actually measured the house?
2. Can you sketch down the house and do the calculations? Professional roofers do this.
3. What's the height of the kingpost? If it's more than 4m, cut off the excesses.

Get back to us as soon as possible. My uncle will be waiting to do justice to other questions you may have.

So this house didn't finish , what a shame followed it from page one to thirteen and all I see is argument. It's a wrong move to argue with the client. If I was in play I will settle everything with the client off court (NL) and if we can't reach to a conclusion then we terminate the contract, then I move on with my post. Your client has actually tarnished your image but I believe in you toh. I'm in business and I know some clients just behave somehow so am not gonna judge anyone. Goodluck.
The project is on course. What they wanted God won't give them. They come here to say check him very well o, he's a thief and when the smart ones choose to check out my work they are asking questions again.
If you planned to give a project to someone in Lagos and he tells you his reference site is in maiduguri. Shouldn't that tell you something is wrong somewhere. But someone in Abraham Adesanya can choose to check out a project in Ogombo to see for himself what we did for N10m. Just as we are inviting the whole world to come and see the ongoing work at the Browne Mews (directly opposite COWLSO hotel). The best project to check is that of people who complained most. Not everyone have time to read stories. I'm so confident of my work and I'm proud to share every location and put a face to everything.

I hope and believe you're not following the "He came, He didn't come" "He said it, He didn't say it" stories. It's the plan and plot to cause distraction and sow seed of discord into the heart of paying clients whom we laugh so hard whenever we see write ups like this. They do tell me things like "Mr Brabus, let me go and see what they have to say about you today" "Settle with these guys and move on with your life" "People get time o!" "See yabbing!"

But the inevitable constant remains that I'm resilient and refuse to be distracted by opposition. Ti okan wa ko ba da wa lebi, a o ri isinmi ogo. If our heart didn't condemn us, we will find eternal peace.

Not every one will believe all the c.ock and bull stories. The smart ones will do a background check and confirm the truth. Just as the owner of Browne Mews have done.

With that said, respect to all the complainants on my threads. Your unfounded allegations has kept me going all this while. It means our presence is felt.

I have got some quotes for POP and they have been expensive so far (compared to PVC) so maybe I am looking in the wrong places.

It's full POP all round the house.

You may want to call me or chat me up. I'll let you into how to deal with him. When I give him out to people, I always give them the instruction manual of how to deal with him in order to avoid the story that touches the heart.

Just think of a standard POP minus the flat surface which is replaced with PVC ceiling. That's what we're talking about.

Manual mix, it's such a small area.
15 tons granite
20 ton sharp sand
50 bags of cement

There's should be leftover.

Caster should be fine with 50k (ballpark figure). Let them use wheelbarrow to pour the slab.

Breakdown below:

Each person takes like 3k (Ibadan should be cheaper)

2 people on wheelbarrow
3 people on granite
3 people on sand
2 people mixing and loading
1 spreader
1 tapper
I assume you have hose on site for water runs.
Equipment rental (wheelbarrow, shovel, Headpans) should be less than 4k
