NEXTHOME GOES TO AGEGE: REMODELLING PROJECT To start with, I will be visiting the project site to be remodeled to conduct a preliminary study of the work involved for remodeling/redesign/finishing. So, expect lot of pictures from the site - who knows somebody may be blessed through it. After the site visit, I will give a report on what exactly can be done on the existing structure to meet our client's expectations/needs - of course, I'll not forget to share with you, the expectations of our client. Based on this initial evaluation of work, using measurements collected from the site and the old drawings/footprint of the house, I will prepare what we call a Basic Plan for the modified house which will show positions and dimensions of rooms, doors and windows of the remodeled plan only. This Basic Plan will be on this thread for your view and critique After this, we will go systematically in a professional manner by providing complete estimate and work schedule for the remodelling project. Na only him sabi dat one! While my boys are battling with Anaconda Ogombo, I was busy trying to reach RRS (Rapid Response Squad) to report the incident. Fhemmmy, that tire was attached to the tow for the rig. UPDATE: OGOMBO Yesterday, we picked up about 6 snails as part of the samples. Today, we found something more bigger than drew attention of the people in the neighbourhood. A very BIG snake! What's worth doing at all, is worth doing well! It was yesterday that I asked some guys to come and do justice to the site - I don't like working in bushy sites. Neither do I like endangering the lives of my workmen - I won't be here without them. On any Engineering job, I believe no professional can reply for any query without proper data. For a job like this, I or anybody else will be able to give a costing only after visiting the site and studying details properly. Raft foundation is not that simple for which cost can be simply guessed. |
OGOMBO GEO-TECHNICAL SOIL INVESTIGATION - UPDATE A total number of 31 soil samples were collected from the site after boring up to 22.5m deep into the ground. Each samples were collected at 0.75m - I'll upload the pictures later. "Not all GOLD, glitters". If I were to put the location for sale on NL, I'm sure a lot of us would run and see me as a 419. Plots such as this come up once in a blue moon - a good news for land owners within the area. I'm so happy for my client for the beautiful choice. Soil Samples Collected 1. Sandy Soil (0.0m) 2. OGOMBO GEO-TECHNICAL SOIL INVESTIGATION A friend here on NL mailed me to ask the Importance of Soil Test. "Why soil test?", Is this not a mere waste of your clients fund? __________________________ This is a great question. After all, there are existing buildings in the area where we are building. So the thinking goes – if those existing homes didn’t have any problems with the soil, why should we have? Soil test is work that is conducted by a geotechnical engineer/soil scientist to determine the soil type, strength and quality on a particular site. Since most foundations contact the soil and not the bedrock (especially in Lagos), a soil test let us know whether the soil can support the planned home. This test is carried out using variety of tools, but most often by taking and examining core samples. In our case, samples are taken every 1.5m by equipment (Rig) that goes down 30m into the ground. Once they’ve collected and analyzed the various types of soils at each level, a report will be provided feedback to assist with the home design and obtaining planning permission. Let's digress back to the initial question – Why do we need a soil test? Well, the simple answer is that the planned structure is large, heavy and it is been built in a flood zone. As a matter of fact, our foundation will be raised 4' higher than existing buildings in the area because the area we are building is flood zone. These factors will contribute additional weight on the property’s soil. So, a soil test is needed to know if the soil can withstand the load. In addition, the risk and costs of cracked foundations or other structural problems in flood zone are so enormous that the extra cost to conduct a soil test, just makes sense. Not compulsory though!
