^^^Excellent piece! To add to it, Mr. B (Brabus) is already regretting the decision to site his house in the location where it was. My house now happened to be the most expensive, beautiful, solid, well crafted house in the locality. Am Alone said something about this sometimes ago. I've had to part with my money to do road, erect electricity poles, drainage construction and even give facelift to some of the houses in other to step close. If I had to do it again, I'll have a rethink. LOCATION is king! |

UPDATES: AREPO BLOCK OF FLAT No Site Activity LSPDC FLAT RENOVATION Shopping continues. I'll be buying wheelbarrow loads of sand for the work to be carried out on site. N450 per wheel barrow. At least, we need to be prudent and cut excesses. |

The Plus of building a Terraced Flats 1. Terraced flats cab generally be built on less than than an equivalent number of detached or semi-detached homes. 2. As a result of the point above, it makes more sense to invest in terrace flats for commercial purpose as they are more suitable for high density developments. 3. Terraced flats are built updwards and are better way to maximize land use than cramming rooms onto 2 floors. More + later |

Terrace apartments enhance existing interactions and facilitate new ones between and among residents. For me, I prefer a collaborative environment that allows inter-relationship to living alone in a mansion like a prisoner. This explains the reason why we sought estates - we could have as well sought acres of land in the thick in other to get some privacy. Life can be boring atimes when you're all alone. @DC GUY, I have a similar project like that in Ajah - Block of 6 flats (3 floors) - My quote tends to be around N4.2m but this is arrived at based on scientific report received after conducting a soil test which gave us the depth of the foundation. But my labour no reach N1.5m o. Why not ask for further breakdown of the workmanship? As for the materials - get a supplier to deliver them to your site. They are still useful if they eventually don't use them up. My final advice is to be on site with this guys or get someone who's experienced to checkmate them. |

^^^I remain loyal sir. Based on my IT experience, I'm already working on a multi-threaded platform where you can have purpose-defined posts and articles. On this new platform, we'll have a section titled "Projects-on-the-go" where we showcase new projects. We'll also have another section titled "Watch us build" where home owners can build with us. Not leaving out "Need and Wishes", a section where fans and friends can post the queries and enquiries. I think NL needs to look in that direction than asking us to open new threads for every question asked. Brabus. |
^^^Terrace apartments offer more that what you just mentioned. Privacy - just try visit one of the terraced flats in Oniru and Solomon close, VI and you'll understand what am talking about. Instead of the single family building and the conventional 4 flats that we are used to, why not change style and look into a more functional designs. |

LSPDC MAKEOVER: NEXTHOME GOES SHOPPING We are at the preliminary stage of the LSPDC MAKEOVER project and in past few days I've been holding meetings with my clients to present ideas, sketches, and samples. Within the next few days, the main project will commence which means I will only meet with my client on important days (e.g. start of paint work) or if there are any new problems (don't pray for one, though). Today, I spent the better part of my time sourcing fittings and other materials for the project, placing orders, designing some bits of furniture (I don't do the final designs/work myself but I give design brief to "Woodman" my furniture man and source the fittings etc.), speaking to accounts unit to ensure everything is being updated and fully accounted for. I think it would be nice to see today in picture. Pic updates to follow soon. ____________________________________________ WHO IS BRABUS? An Architect? NO. A Civil or Structural Engineer? NO. Then, who the hell am I? I am only a junior in the building and design industry with less creative responsibilities than my seniors. The positives is that I am genuinely passionate about what I do so I enjoy sourcing new things and coming up with ideas and it is quite rewarding seeing the final product when I feel I have had a good amount of input into the design of it. In a world where respect and integrity is getting harder to find, one name stands above the rest. . . and that name is what I am trying to build for myself. True success is found in living and running a business based on God's laws of success, embodied in The Biblical Standard - "treat others as you would like to be treated." I setup NextHome based on these standard and is always at the forefront in every building we design and every relationship we develop. Qualifications and Skills Often times, I've met a lot of client requesting for my background or qualification of some sort, while this will undoubtedly make it easier to get a job, it is not really a necessity. I did a Computer Science degree at a top university and I am a seasoned IT professional. But passion led me into building design after taking a crash course at Sheffield School of Interior Design so I started off doing as much work experience as I could (for free) and eventually landed a full-time position with one of the leading real estate firm in Lagos as a Building Designer. A large number of builders and engineers get into this industry in this way, it does take longer and is a little harder to get a job but truly it is all about having an eye for details and being personable and a degree cant really teach that! I'm sure all we've learn on this thread are not taught in any university. My father used to tell me "There is no school for experience, you acquire it" More updates on Brabus later. |

Different types of materials can be used to build a house, but very important questions we should be asking ourselves, "Is this material suited to the type of construction I want to do? Are this choice of materials suitable for supporting the foundation of a structure of the type and size I want to build? Find out why a 7 floor building belonging to one of the new generation bank on Awolowo road, Ikoyi was recently pulled down! What went wrong? At this junction, LEVELS don change. Even if na bungalow you want to build - a scientific approach will be taken. |
