We agreed N6k but I gave him N1k as mobilization fee - make I play safe. I didnt make it to any of my project site today as I took time to visit another client (a silent follower of this thread and Spyder's) in Magodo Phase 1. We were discussing mods and conversions of his beautiful and massive structure. More updates on this site later. ________________________[b] AREPO LUXURY BLOCK OF FLAT[/b] It is 2 days after which we did the German floor, I didn't bother to visit the site today as it rained all day. I guess rastaman (the rainmaker) must have done some work overnight. ________________________ OGOMBO MULTI-DWELLING UNIT PROJECT - GEO-TECHNICAL SOIL INVESTIGATION I used the better part of my time today tidying up arrangements for the commencement of the Soil Test/Analysis. We tried arranging how the RIG can get to the site today but we didnt get through. We should be able to do that as early as possible tomorrow. Within the next 10 days or more, we will be carrying out series of test which includes 30m Boring test (collecting samples at every 1.5m), Penetrometer Test and Laboratory analysis of soil and water samples . More updates as we proceed. ________________________ NEXTHOME WEBSITE - A new home building project website & blog in making! Though NextHome is a relatively young company, we have found that our services have been heavily in demand. So much, in fact that we barely had time to develop our own website. To address this, we have commenced work on the design of our website and project blog to document some of the projects we are working on. I'll be discussing the features of the website later. @P.oj, I'm very sorry to hear that. Where's yr project site? Let me know if he covers the area. I forgot to mention that I still have granite on the site that will almost finish the casting of the 38 long pillars in the house. I always wonder when some people doing small projects like 2, 3, or 4 bedroom bungalow say they are using more than 30 tonnes of granite without doing raft. The project showcased is 3 unit duplex (ie 1 unit of 4 bed duplex and 2 units of 3 bed duplex) I'll try to snap the pic of the remaining granite. Lesson: Give your project to trusted hands. |
Is it Pic 1 or Pic 2? Whichever? Both are on the road leading to my new project site. We'll be carrying out soil analysis on Friday - Monday 18th, after which the samples collected will be taken to lab and 3 COREN engineers will prepare the reports. Let's say 10 days maximum. New class in session. |

Update I was not on site but I gave one of my boy N2,000 to go and wet the foundation. Before you say HA! The money will not be recorded as part of project expenses. You may want to advice why so much? Why not commission an aboki to do it for less? I live about 50km away from the site and it will make no sense if I have to travel all that way to go and wet a foundation. So the money was given to a team member whose highly trained and live less than 20km to the site, to do it. Aboki will only wet and not be able to give report of his findings. |

Good morning! Yesterday 12 July, which was exactly 1 month since we took on this project, we completed the German Floor stages. We sincerely want to thank you all for active participation and advice. Mnaging a building project is not easy though. We always advice that you talk others who have been through the building process, have good communication with everyone involved in the project. Make sure you get the designer and builder right from the start if possible. And above all, have confidence in the person who is managing the project to keep communication channels between you, the builder and the workmen open and flowing to achieve the best possible outcome. I sincerely want to thank my clients on NL for having confidence in us. We'll be taking on a new project pretty soon - I'll keep you posted once I establish the best communication line with my client. Enjoy! |

I think the question we should be asking here is "Did Brabus exceed the estimate given to the client?" If I say N100, that thing cannot be N99. If I say 2 bags of cement and you said 1, I'll try make sure your family member is around to see how things dey go. Atimes, I ask clients to get the materials and pay our fee. |
@Diordavies, 11k is not prudent. Water Tanker costs N3,500 - N4k here. How may tanks should I ask my client to buy in order to be prudent? We have 2000l GeePee tank so its of no use advising us to get a tank. If I can sink a well in my personal project, then I should be sensible enough to advice my client to do same. I've not asked him too much, you are already saying we were trying to impress. We choose to manage - the complaint is that we are no thorough, we should have pressed the client. Thanks my brother, Spyder. I once said it that Owners cheat builders and builders cheat owners. This kind of site, you cannot encroach on any other persons property. Na mind your business site. There are about 30 houses in the estate and all of them have their own borehole. That should tell you something. |
Thanks Dior-davies. Points noted. Unfortunately, you failed to address the key issues here and I think you are not following this thread very well. Two weeks back, I've posted our expenses and what we have in stock for this project - that goes to show there's a plan. I showcased my personal project which is about the same size with the one we are doing and enumerate the steps taken briefly. Water is key in any project. You must sink a well or borehole. If you ask my client, the little hiccup we are experiencing is as a result of my client not being able to meet his part of the bargain. If I may ask, how long do you think this stage should take for us not to look as if we are trying to impress the client. Brabus or NextHome is not trying to impress anybody and will never do so. Its hard managing other people's project, sha! |
As a result of this development, immediately after today's work, we will be chilling out for a little while till we are able to secure sufficient fund to take on the next phase. And also use the time to put basic necessities (Bore Hole, store, etc) in place. I think we've learnt too many lessons from not having them ready in the first place. |
Good morning! Our work started on a disappointing note today due to insufficient funding (Note: this is not bring disrepute to anyone). You need to see the look on the face of my workers who are expected to have completed 20% of the work by now, waiting unendlessly. Everyone is set! Still no sign of water even after deciding to buy at N2k more. We'll try do our best to finish the job - but there's need to make provision for emergencies when handling projects like this. You can not be too sure! We have to encroach into another person's site to get water to start the project while waiting for ours. Where did we go wrong? Subject of discussion for today and how can we prevent such in other projects. Let's discuss. |

Having been busy with the current project over the past few weeks, I had somewhat neglected mentioning anything about my next project. However, after a couple of days of focus I've now started working on the concept and design for my second project, which I will be showcasing on NL if I have my clients' approval. There are issues regarding privacy and blogging about clients’ projects, so my threads will only focus on projects approved by clients. Once I have completed all of the detailed architectural drawings, I shall pass these on to my structural engineer to perform all of the calculations necessary to ensure the structural integrity of the building. He will then produce the structural drawings the structural calculation report which will be submitted to the town planning office. However, in the next few days, I'll be carrying out DCP and SPT tests as recommended and required by Lagos state government to obtain building approval. I anticipate all of the design, tests and planning to be completed by the end of July. I will then be able to begin to prepare for construction at a time when my workers will be able to move seamlessly from one project to the next. Stay tuned for more updates. Update Carpentary and filling up the hollow space in the block work stíll ongoing. Still working on how to get additional 2000l tank and water to site for tmrw since I have no borehole or well. Once I'm able to resolve the water issue, I can say I'm 100% ready for tmrw. Its not easy though. |
