New Build vs Renovation - a new topic by Brabus. Why should you consider all options before building or buying a home: Over the years, I have met thousands of home owners (myself inclusive) who had wished they had taken their time before making a choices. In this regards, it would be wise for you to consider all options in full before making any decisions. This thread will draw from experience of different home owners who took their time to educate themselves on all the choices they have before making their choice and who eventually get the best deals of the homes that fits their needs and budget. NEXTHOME: UPDATES FROM LAST WEEK AREPO LUXURY BLOCK OF FLAT No site activity last week but we are making plans for the new stages. I'll be blogging about the things we are doing in the background. Stay tuned for more updates. ___________________ OGOMBO GEO-TECHNICAL SOIL TEST We carried out the geo-technical soil investigation last week. More interesting updates on this site - See page 23 - 24. The results of the test should be out sometimes this week. Another beautiful reason to check back on this thread - learn something new! ___________________ LSPDC RENOVATION WORK Last Saturday, we visited a site in Lagos where another friend of NextHome on Nairaland recently asked us to redesign and renovate a 30 year old 3-bed apartment occupying the North-East part of the block. Whilst there are some interior/exterior details in place, they were not to my clients taste. Our brief was to provide a bold, classy and modern pad for my client. Read more on this project as we finalize the contract with our client. LSPDC EXTREME CONVERSION Spot the difference and point out the troubles! Renovation on these old homes always have issues. Nothing that can't be solved but just when we expect to change one thing to allow us move into the next - that is when that something is missing and that piece is NOT easy to come by. QUESTION BEGGING FOR ANSWER brabus how long do you wait for each stage of construction to dry concrete pour for foundation foundation blocks german floor wall Attention decking upper floor before roofing thanks __________________________________________ MY RESPONSE This really depend on the type of materials you are using and the mix ratio (you get the gist). But if we are talking about standard concrete mix like we have in Am Alone's house, then the table below should guide you as to when you should remove props/support under the slab or the curing time. Keep in mind that wetting your slab after 24 - 48 hours won't do your concrete any harm but makes it stronger. Remember, proper curing of concrete slabs is necessary to help retain moisture to allow the cement time to achieve the maximum hydration and attain the desired physical properties of concrete. Hope this will be enough for now.

Remodeling A 30 Year Old 3-Bedroom Home on the top floor of a block in LSPDC Following our on-site visit to the 30 years old building that we were invited to undertake a remodeling/renovation work by another passionate friend of this thread, I wish to share some of my finds, client's requirements and pictures. Here we have a three floor building, three bedroom one bath bungalow sitting on the top floor with impressive. Cute! The plan is to shake it up, spruce it and make some nice renovations - remodel the entire house. We will be blogging about the home design, construction, and architecture. The floor will consist of a kitchen, living room, dining room, two bedroom, study and one and half bath. Follow the process and pick up some great home design ideas along the way! I interviewed the client in order to determine his needs and offered him various options. And was also sensitive to his financial situations, while we discussed pros and cons. Honestly, there was absolutely no sales pressure mounted on my client and the appointment was like meeting a friend. We discussed outdoor and indoor renovations that involved bath, closet, tile, plumbing, lighting, electrical wiring and kitchen related additions along with other repairs and painting throughout the house. THE BASIC WORK The major thing to me here, is making out space for the dining that goes between the living room and the kitchen. Also, I want to replace the ceilings in the whole apartment with something that matches the rest of the interior. This allow us to fix our conduit pipes for electrical, dstv, water heater, videophone etc. The ONLY extreme addition we have is a small screened-in porch I'd imagine that's fairly simple if my client approved it. The intention is to create an impressive view and bring outside into the inside. I will also split the 2nd bathroom into one small powder room and a bath. Right now I'm working on the makeovers while Kayz (my new sign-on) is working on the floor plan. By evening today, we would have set up a work schedule listing all dates and expected trades and estimated completion date. Stay tuned for more updates. Pictures of the interior on our facebook page.
