New Build vs Renovation - a new topic by Brabus.

This is the genesis of the conversation that I have with most of my clients on a regular basis, which usually starts with “I’m looking for a land in a very good location, good neighbourhood, fenced, secured and so on.”
Sorry to say, most of them are either doing it because others are doing it or they were compelled to by parent etc. Ultimately and without question, the big question is – Are you looking to renovate or build new?

NEW BUILD grin - The design and layout of your house is a crucial thing to think about. It makes a whole lot of sense for you and your family to have a new home design and layout just after the pattern you really like and have been dreaming of.

BUY AND RENOVATION cry - You would have to adapt to an existing old home design and layout.

MUST-HAVE FEATURES

NEW BUILD  grin - Spacious rooms, more bathrooms, and built-in closets or wardrobes are must-have features of new builds. If your choice is to build a new home, you can add this features as well as modern finishes within the home as part of the negotiation with the builders.

BUY AND RENOVATION cry - An existing home may require renovation in order to incorporate some of the features you really like and features that will make the home energy efficient. That is an added cost, though it doesn't take time to complete.

PERMITS

NEW BUILD cry - Permits for a new house are more expensive because of ever increasing development fees for all new buildings. You could experience delays when applying for your building permit and approvals within your area (even so called estates) because it would first have to go through several committees and be open to public comment.

BUY AND RENOVATION grin - No Worries!!! Renovating a house can easily speed up the process; it will also put you in good standing with your neighbours.

INFRASTRUCTURE AND FACILITIES

NEW BUILD cry - If you have to build a new house, you will need a septic system, electricity, road access, drainage, security (if you don't have one) and sometimes you will have to sink a borehole or well. Don't forget, you also need GOOD neighbours! Who knows who might occupy the next compound?

BUY AND RENOVATION grin - Buying a house for renovation does not require you to do any of these things, if you make the right choice.

Why should you consider all options before building or buying a home:

Over the years, I have met thousands of home owners (myself inclusive) who had wished they had taken their time before making a choices. In this regards, it would be wise for you to consider all options in full before making any decisions. This thread will draw from experience of different home owners who took their time to educate themselves on all the choices they have before making their choice and who eventually get the best deals of the homes that fits their needs and budget.

WHAT SHOULD I CONSIDER?

Let me do my best to explain to us that although there are many things to consider when struggling with this decision, for me it comes down to cost and [size=16pt]location[/size].  Location side of this decision can be defined simply by considering – what you love, the kind of neighborhood you like to live, the kind of neighbors you want around, and many other things? 

Often the property you have and your neighborhood is too difficult to consider leaving, so it makes this decision simple.  If I may ask - How many of us consider this before taking a lifetime decision to build?

1. Organising the design
2. My client is studying the budget, arranging finance and making final selection.
3. In-house, NextHome team is brainstorming the procedure for all demolition tasks

We are still awaiting the results and reports of the geo-technical soil investigation carried out last week.

We carried out the geo-technical soil investigation last week. More interesting updates on this site - See page 23 - 24.

LSPDC RENOVATION WORK
Last Saturday, we visited a site in Lagos where another friend of NextHome on Nairaland recently asked us to redesign and renovate a 30 year old 3-bed apartment occupying the North-East part of the block. Whilst there are some interior/exterior details in place, they were not to my clients taste. Our brief was to provide a bold, classy and modern pad for my client. Read more on this project as we finalize the contract with our client. Preliminary survey report and recommendations on page 24.

MY RESPONSE

This really depend on the type of materials you are using and the mix ratio (you get the gist). But if we are talking about standard concrete mix like we have in Am Alone's house, then the table below should guide you as to when you should remove props/support under the slab or the curing time.

Keep in mind that wetting your slab after 24 - 48 hours won't do your concrete any harm but makes it stronger. Remember, proper curing of concrete slabs is necessary to help retain moisture to allow the cement time to achieve the maximum hydration and attain the desired physical properties of concrete.

Remodeling A 30 Year Old 3-Bedroom Home on the top floor of a block in LSPDC

Following our on-site visit to the 30 years old building that we were invited to undertake a remodeling/renovation work by another passionate friend of this thread, I wish to share some of my finds, client's requirements and pictures.

Here we have a three floor building, three bedroom one bath bungalow sitting on the top floor with impressive. Cute!  The plan is to shake it up, spruce it and make some nice renovations - remodel the entire house. We will be blogging about the home design, construction, and architecture.  The floor will consist of a kitchen, living room, dining room, two bedroom, study and one and half bath. Follow the process and pick up some great home design ideas along the way!

I interviewed the client in order to determine his needs and offered him various options. And was also sensitive to his financial situations, while we discussed pros and cons. Honestly, there was absolutely no sales pressure mounted on my client and the appointment was like meeting a friend.

We discussed outdoor and indoor renovations that involved bath, closet, tile, plumbing, lighting, electrical wiring and kitchen related additions along with other repairs and painting throughout the house.

THE BASIC WORK

The major thing to me here, is making out space for the dining that goes between the living room and the kitchen. Also, I want to replace the ceilings in the whole apartment with something that matches the rest of the interior. This allow us to fix our conduit pipes for electrical, dstv, water heater, videophone etc. The ONLY extreme addition we have is a small screened-in porch I'd imagine that's fairly simple if my client approved it. The intention is to create an impressive view and bring outside into the inside. I will also split the 2nd bathroom into one small powder room and a bath.

Right now I'm working on the makeovers while Kayz (my new sign-on) is working on the floor plan. By evening today, we would have set up a work schedule listing all dates and expected trades and estimated completion date.
