KolaShangOne: Agbalumo tree can grow very tall and provide a very big canopy BUT its leaves are very small so you have pockets of sunshine under the canopy here and there.. Agbalumo tree do shed leaves which require regular clearing. I have 3 in my compound that I had to cut off. Not a good one for a bungalow. I don't want any tree as overhang near my roof.

EgunMogaji: Let's talk horticulture.
So the layout of the compound is clear now that I have the substructure of the main house, soakaways, etc completed and it's time to plant trees so that they can mature as the build continues.
I would like recommendations for exotic, shady trees (I will have one or two palm trees but not really a fan).
Can I get motivational pictures of trees that grown well in Southern Nigeria?
Thanks.
1) Will Japanese Maple grown in Nigeria?
2) I want one giant tree that will ground my compound, what's a good and safe one? I did moringa and golden palm and one other beautiful tree that I can't remember it's name. But I lost interest because it ain't easy at all raising them. Here are just some before, between and after pics. _________

PeoplesArmy: We know how bad it can be. An additional feature most people have now incorporated is a water treatment plant. In fact most bottled water now are simply water from boreholes that have been treated via these water treatment plant... That's for guys with conscience o. Others don't really bother. Reverse osmosis will take care of that abdulwastecx. |

PeoplesArmy: That's a single story approach....it is not complete. With what I have read on the thread about Lekki Gardens, any sane person will opt for the borehole and overhead tank rather than pay the price being charged especially if you work for your money, understand the market and can do a back of the envelope cost benefit analysis. Like you would day, think value and not cost....in many estates I have seen, value for central water supply has long gone out through the window. abdulwastecx, you dey hear am. This is not Niger state o. Welcome to Republic of PeoplesArmy. |

abdulwastecx: Private investments in amenities like pipe born water is the future of real estate investment. Imagine a scenario where there is a water provider in an estate, supply water through metered pipe to every household at a very reasonable price. Capital outlay of borehole, over head tank will be reducedl It has never worked. Our mind has been programmed here to reject alternative offerings. No matter how good it looks. I can show you hundreds of estates with all these amenities and yet they have tank over their roofs and boreholes. It's always like "There's borehole in egun' house, I think I should have mine. Who knows one day this estate thing may fail. I should have a backup plan" And as if they have "eyin oke" the estate water plant will cease to work for 2 weeks. Some people reading this knew I'm not lying. I've done this for more than 3 nairalanders even in estates where there's strict regulations restricting sinking of well. I can even show you one of my project that I blogged here, we had to hide the GP tank inside the roof. The excuse was if water fails us, there must be a backup in case visitor needs to use the bathroom. |

EgunMogaji: So fellow builders I have a question.
Do you even include any plan to have water and sewer pipes going out to the street in the hopes that there might be connection to city services in the future?
Have we totally given up then? It's easier for a camel to pass through the eye of a needle than for these things to come to pass. Every man is his own republic. |

FastShipping: I don't really like this 3M for the fact that it cracks easily. I will continue to talk to the guy in Finland. Hammerglass doesn't cost much at $13,000+ but the shipping quote of $6,000 from Finland to Lagos and clearing cost is what is giving me a pause. I just want to avoid using burglary proof. There's strength in collective bargaining. Let me speak with my client who's also in touch with Finland to see if you guys can work things out with them. |

FastShipping: Is Hammerglass now available in Lagos? I don't mind spending 2M using it. Send me to Finland now. You're the 3rd person who won't mind using it. The Atlantic View project owner is madly in love with it and dangling 2m on specific areas in the building. The rep here (in naija) is kinda lazy and not sharp but if you don't mind, I can forward you his details. I just believe you'll do better speaking directly with the guys abroad. |

mufutau55: What other format/type will you recommend? Learning/educative purposes only. Hajji M. brabus: This types (in picture below) I know for 2 floors. But I'll choose the Water Tank Stanchion (2nd pic below) over the galvanized tank tower in multi-floor buildings especially in buildings higher than 8m However, there are some class of people who will not take "impossible" for an answer. They do everything possible to achieve their dream home. K-024 is one of those. Here's a detailed roof/tank slab plan for K-024. Things can never go wrong where there's a good plan and the architect is on top of his game.

mufutau55: OK. Thanks. I am on the right track.. copying your work from that Ile-Oluji project. I used H Beam bars like the second pic for two tanks. Thank you.
Hajji M. There's no basis for comparison. I-section is the way to go. Now, we even have 20 floor buildings in Ikoyi raised with I-section talkless of tank tower. Sturdy, strong and safe. |

3strike: Any one know how much a 4" Galvanized pipe cost? Baba, hope no be say you wan use galvanised pipe for tank tower for your 3 floor house? It's possible but not safe o! You're looking at using the pipe for almost 15m high tank tower. If you must do it that way, ensure it's braced to the building wall. Call 08032709611 (Rosemary). She sells galvanised pipes in Ajah market. |

EgunMogaji: Those 25 milla per plot people are not on Nairaland anyways
The assumption that we all bought postage stamp sized plot in overpriced slums and cram it full of buildings is the problem. Setbacks at various NextHome projects in the city. K-024 - 12m front, 9m left, 4.5m right and back (space between building and the fence). We have minimum of 9m between buildings. On the left side, there's over 20m between building. Average plot price is N40,000 per m 2The Reserve - 12m front, 6m right, 8m back and 3m right. Average plot price is N25m per plot. 10AB - 9m front, 3m on all other sides. Average plot price is 40,000 per m 2Forthright Ibafo - 7.5m front and right, 3m left, 4.5m back. Average plot price is N10m per plot. I know say city pass city though. And shoes get sizes!!! |
