Building Setback: Why are they important? • Improve visual appeal • Provide for sufficient light • Provide openness • Enhance privacy • Maintain uniformity • Eliminate encroachments • Restrict over-building • Protect public health • Provide fire protection • Increase safety • Makes for a better community This may not be a good message for those who bought one plot for N25m o. But for people like me, who bought less than 1m per plot. Don't overbuild. Observe the necessary statutory limits and build a better community! |

Fire outbreak from the hood: I've once jokingly told my neighbours that I'll help them call fire service in case there's fire outbreak. Here's why, I have 18m setback to the next building at the front, 15m setback to the building on the left (which is still mine anyway) and amazing 20m to the fence of the building on right. The back, I never had to worry cos monkeys and fishes cannot constitute nuisance. All electrical service panels boards are in the open plan maintenance room about 6m away from the main house; never had to worry about electrical sparks in the building. 2. Safety from men: Surest safety is from God but thieves that will attack a house where there's ample space had other mission. The security house is strategically located to view the windows on the left side and front yard. The house itself is strategically located at the end of the block meaning "No Trespasses except you're invited." Meanwhile, the community watchmen are well funded to fire 2 shots in the air every night on my street with dedicated flood lights focusing on the building at night. You don't wanna to know how they responded when false alarm was raised. 3. Space for tank?: Not a problem cos I have a space for a community reservoir. ![]()

When a soil is moved from its original location, it tends to increase in volume because there is less pressure holding it together. When it is used as a fill in foundation, you need to take additional steps to during the filling operation to compact the soil. It take a very long time for disturbed soil to compact naturally. |
Good Foundation Practice - Comapct your fill very well Uncompacted, or poorly compacted, soil or filling sand will definitely sink under your ground floor slab and you may end up with a hollow spot. If you apply pressure on this type of slab, the concrete will try to bend to conform to the hollow shape beneath it. The result is a crack in the floor as the concrete slab bends into the shape. The same thing applies to driveway slab and paved floors. Your sand fill needs a lot of water to get it to naturally compact. TLAX:Hmm! Fine difference between lofts and flats? Architecturally speaking, loft can also be a flat. The fine difference between the two is that a loft is a flat on double volume or more house; whereas a flat is always spread on a single floor. Distinguishing Features Ceiling - While a "loft" is double volume flat, the ceiling is finished with exposed woodwork (sorry for the layman term here, I'm serving a large audience and I need to speak in understandable English) as shown in pic attached. The "flats" do have slabs and other decorative ceilings over them. Wall/Floor - While a "loft" have lesser partition and are mostly open plan. Flats have more partitions.
