Just ask them next time, is it commercial or residential (monoplex or 4 flat)? Where's the location of the project? Is it Ikoyi or Egbeda? Those should be your key guide to serving different clientele. |

EgunMogaji:I'm sure basement is your thing. That's the reason. Those nice-to-have water features are now on my dream list. I gave it a trial and I realize it's drains money like nothing else. But here's what I'm settling for; proposed Chateau de Brabus II on flat and dry, 2 acres of land with tree-lined driveway.

EgunMogaji:Talking those things that should be quality upfront. Here are my list in no particular order. 1. Land (Flat and Dry). 2. Foundation 3. Roof 4. Floor tiles. (The best money can buy in guest areas and something durable in other rooms) 5. Windows (@adeekiti, tell us more) 6. Plumbing (especially when it is conduit). 7. Electrical Wires/Fittings (Nigerian Wire and quality sockets and switches). There are some sockets that can actually embarrass or cause disaster in our homes. 8. Kitchen Cabinet (The best money can get) 9. Compound Flooring. 10. Gate |
Tolakay:In situation like this, I advice people on what should be quality upfront. Roof is not something you want to revisit after 2 or 5 years, the cost of pulling off the roof and carrying out repairs that time will be thrice what you should have spent to get a quality material. I'll rather prefer you use Nigerite roofing than those cheap roofs. Most of the places I've seen them, they seem to have rust and fade faster than any other types of roof. Also, they're lighter gauge aluminum which is highly susceptible to leakage at nail points. But if that's what you can afford for now, get a good installer to help you fix and seal up all the nail points. I hope this helps. |
Construction Change Order ~ Where things works Change orders is not always about request/payment of additional money in a construction project. Change orders are created to make a project hitch free when customer wants to add to the project (structural/architectural) or change materials or take a break that will affect project timeline or make ammendment to the contract. In short, anything that occurs during the course of the project that alters the scope, price, or time of the project requires a change order which must be duly signed by the contractor and the customer. When unplanned changes occur during the course of the job, have a contract change-order process in hand to assure smooth processing of those changes to avoid future disputes. Oga Beulah09, I've vowed not to discuss my private business here on Nairaland. But for the records, I never ran a team-of-me. Inside my 22sqm office space, I have the following people worked for me. 1. Admin Manager - Over 15 years experience as a Branch Manager in First Bank and Ecobank Plc 2. Operations Manager - HND Estate Management 3. Site Supervisor I - MSc 4. Site Supervisor II - OND Business Admin with over 7 years of experience working on mega construction projects nationwide. 5. Architect - Bsc Architecture 6. Field Officer (Contract) - with years of experience on multiple residential estates in Lekki Lagos. 7. Other Contract Officers - Store Keeper, Van Driver, Truck Driver _______ The business is still very young and we can not afford an in-house Structural/Civil/Mechanical Engineers yet so what we do is to engage them on contracts and also adviced our clients to engage a Consultant. We've had a number of our clients who have complied with this instruction. The detached duplex project that we did in Diamond Estate had all the consultants (Mechanical/Electrical/Structural) checking our projects prior to major work. They were paid to do so by the client.A builder doesn't necessarily have to double as a skipper and a striker at the same time before he can be declared competent. ________ I'll find time to get the book you recommended. |
Oga Beulah09, We are not fighting here. You've made your point that "Even the most qualified builder can fail" We are all prone to errors. Barry is qualified but maybe oversight (which most likely in this case) caused him the great error. That doesn't mean he's not a great builder. Whether a Nigerian or Americana, Qualified/Ceritified or a rookie, Urban man or a villager, we are all prone to error. |
Oga Beulah, I guess Barry must be a "Computer Scientist turned builder" for the structure to have failed and collapsed on him. His 30 years hands-on experience on construction couldn't save him. I can only imagine if Barry is a Nigerian Builder! I liked your post because You said the truth. ![]() |
