Hello guys, I’m currently working on a personal project. (3 bedroom duplex). I’m ijebu, Ogun state. I gave a senior colleague at my former work place my Design’s to help me process approval and one way or the other he kept promising postponing things. Due to rapid increase in cost of materials, I started the project without approval done yet. Now I have gotten to decking stage and still nothing with the approval. so I had to pause to make sure the approval is done before I continue, even though I would have to pay fine now that I’ve started. The process is going fine with the approval and I hope to continue the project next month. You can see the plan and level where the project is at. I would have brought this up here earlier but I was only searching for some solutions when I got to know about naira land and this thread seems perfect as I can easily get recommendations for professionals to use at every part of the construction. Any ideas and critics are welcomed as no one knows it all. I would love to see your views. Also I would like reviews on the roof design I intend using. I have several questions which I would ask accordingly as the project moves forward.
I don’t think you should have too much of a problem getting approval for this design, some of the basic things been vetted are

1) square meters of the spaces
From your plan, I can see that all your rooms, toilets and kitchen are upto standard square meters

2) cross ventilation and lighting
I can see that all your rooms except your master bedroom is crossed ventilated (which can be fixed)

3)staircase
From your section, I can see 1m width and 300mm thread, which is fantastic.

4) your roof plan is looking good and well done

Etc.

Here’s what I didn’t see that will also necessitate the approval process

1) the site plan
Do you have the statuary setback on your plot

2)Structural design
We must understand that it is not only architectural drawing that will be vetted and approved, structural design too must go through the same process.

Observation
Your development bars for columns are insufficient from the construction pics you attached.

Thank you for your input. I’m thinking of creating door from the lobby to the kitchen but then it makes the kitchen overcrowded with doors but I’m still thinking it out though
Another door in the kitchen will make the kitchen cabinetry layout undesirable

Hi guys, please I need a little bit of review on this before kickstarting.
It’s a 3 bedroom bungalow
This is nice and I love it

But if I were the designer, I won’t seal off the dinning completely the way he did. so that, the person in the kitchen will not have to go through the living room before going to the bedrooms

2) By not sealing of the dinning, ample light will pass through the dinning window into the lobby area, making it not to be too dark.

Overall it a nice plan, I like the the concept.

So, I have an issue. Lagos State Building Control Agency have recently painted my site's fence to stop work and call a number written on the paper left behind.

I wanted to know how to get this guy off my back.
Any advice, please?
First of all, were you or any other person on site to receive the letter? If yes, they would have explained where you defaulted and also it will reflect on the letter they brought.

It is a usual practice for them to serve letter randomly to sites especially when no one is there, because it is also their duty to ensure that what you are building is what is on plan and what is approved. If nobody is there to defend that they will serve you a letter asking you to stop work.

How to go about it
Check the letter served and see, if it is based on approval (which is most likely) you have the option of seeking an as-built approval or on-going approval (With penal fee), that is if you don’t have an approved design or you have made any modification whosoever on site from what is on the drawing.

Window this days rarely have a fixed dimension

Check your architectural design or if you can get to site, measure it out.

some windows are 1.2m X 1.2m some are 1.2m x 1.5m others are 0.9m x 1.8m.

The idea is that, for you to get the square meter, just multiply the length X breadth

Those encircled places looks skewed and not transitionally functional. (Probably oversite from your designer). Your roofer will have a tough time trying to achieve that, therefore doing a shabby cut and join job, which at the end of the day will result to leakage.

Not just in flat or hidden roof, even in pitch and hip roof, Slopes, transition and runoff are very important.

Good morning my people,

I need your opinions on decision making, will 10M finish this building with painting (in and out) ? The up lintel has been casted, so project will resume at laying 2 couches till finishing.

- Front pillars haven’t also been done yet,
- Parapet (casting since I have some granite on site already)
-Roofing (Gerrad)
-wiring
-tilling
-pop
Screeding etc till the end.


Kindly let me have your inputs guys, will be well appreciated.

Firstly, well done on your build
I believe the advise members of this thread have always agreed on is just start, you will be amazed at the level the sum can take you

Can 10M take it to turn key level? (Depending on the level of finish)

Secondly, your architect have a done a good job, but please liaise with him to review your roof plan, As it is wrong.
So that you avoid heavy leakage in the future
