kopell: Good job, right question. I don't know in witch state or city in project is located, in most average cities in Lagos now its becoming a norm. In Okota, Ajah, Badore, etc. The area that used to be a nice lay out are becoming to look like jungle. In Badore many nice houses that has adequate parking space in front or the side of their buildings are now selling them out to inerrant another building in them, the first things that come to my mine mind is how do those building get approvals? In Okota, 2 building away from my friend house used to be a 4 bedroom bungalow. Someone bought and put 4 floors, 14 units 2bed apartment including 4 shops at the supposed to be fence with no single parking space and probably less then 1 meter set back on all the 4 angels of the areas. I know that place very well, when we started building my friend's house there in 94 they all only allowed single floor building there not even 2, you wont get approval. When those guy started putting this building up the entire neighborhood wrote a petition to the government, they cam and put stop work order. suddenly after a month they continued and finished that building. As I speak the building is fully occupied and people start parking indiscreetly in the street and the entire neighborhood became a nightmare for the resident. Your Assertion are very correct. Land in Lagos has become a scarce resource, whose supply is fixed. Even, most buildings at lekki don’t have adequate set backs especially at the side. The Ajah, badore, ikota landscape you mentioned are still far better than the cramped community we have at isale Eko. I don’t think LASG themselves have solution to this exponential growth of structures everywhere in Lagos state. For the case of approval, Most people go on and build, then seek as-built approval or on-going approval without minding to pay the penal fee that’s associated with that, as long as they can maximize the use of their land. |

Kingdemu: Where would other tenants park their cars if each apartment occupant has just 1 car? It could even be more. Valid point. By standard, each apartment is supposed to have parking space that will accommodate 2 cars at least. But in this case, we don’t have the luxury of that, because of the land size. |

flexyonline: I finally see that we are talking about 2 different things. The items that depend on your building size and location for building permit processing are the sq ft calculation on building plan, fencing fee, application and registration fee, layout fee, processing fee, stage certification fee etc. In law there is nothing called a building tax. When you are assessed all of the above, as part of the processing you provide evidence of tax payment. If you provide it or don’t have it the verification is done with LIRS and if you have a tax clearance certificate based on PAYE in my experience that suffices. It is when you don’t have that they start levying indiscriminately. Anyways, like you said let’s let the matter rest. Me I sha will not let anyone cheat me on these issues when I know the right thing There is always a way things are done in a sane clime and a way it is done in Nigeria From experience, whatever amount you pay or have payed as tax, LASG will always work an additional tax for you. I have seen Lasppa District officer pay additional tax for her proposed build. In the attached pix received for a client,(business owners that presented their tax clearance for each year) the husband and wife (MR and MRS) were asked to pay a sum of 650k each as additional tax. Invariably, if you are seeking for building approval with the tittle MR and MRS. you will end up paying more for tax.

I understand Security is perceived personally.
I'm leaning towards one- storey security house now.. like my PH people usually do. Its also good for over looking the area. Not a standard metric tho But 1m have been specified in one of our commercial design during vetting. For residential, most times they don’t even request for gate house plan during vetting, Neither do they mandate you to show its position on your site plan. (Of course which I think is wrong) that’s why most people end up setting their standards themselves. |

Rany4all: Looks more like a panel door than a flush door to me.
Anyway, disadvantages I think would include: 1. Future warping of the door if the wood isn't well treated with heat, 2. gap under the door leaving room for crawlers to gain access easily into the room, 3. Door not sound proof mainly due to the gap underneath 4. Exposure to moisture when used in the toilet may ultimately lead to wood rot. Apt |
