Any idea on this sanitary ware product: ARMITAGE SHANKS? I observed that some sanitary wares that were very white at purchase/installation become brownish or off-white with time and this is very annoying. Segcymoor,aventure,mufutau55,mavverick,abdulwastex,endiasami, every other person.

fash78: That is what I wanted to do but the tiler said it is easier to clean a dirty tile than get a screeded wall soil with sand and cement while tiling I came to same conclusion a few weeks ago after thinking deeply about it. I agree with your tiler. Trying to get splashed cement off a screeded wall could spoil a neatly done screeding work. |

And the house is way lower than the driveway. Is this a red flag for erosion problem?

Get a structural engineer like aventures to actually visit the house. And let him give you his professional sincere assessment. I know people who have bought houses thinking they had a good bargain only to realise the houses they bought has structural issues. I even know one that demolished the house thereby loosing close to 35 million if u value only the land. Follow these steps please: 1. Get a certified structural engineer to make an assessment (not online advise). 2. If structural engineer gives a go ahead, get a lawyer to go through the the paper work and verify from the ministry of justice that there is no litigation on the land. Otherwise you have entered one chance. The lawyer is also to do serious background checks for you. 3. If 1 & 2 is okay, then go to step 4. 4. Send me 2% of the value of purchase. They dont mould angle beads, its like strong aluminium material, the one i showed in that picture is usually used for corners for internal skimming, the external ones are bigger, see pic.
I am guessing you mean precast window hood as they dont mould angle beads. I dont think that can correct from inside without some kind of remedial re-plaster and using a plum etc to ensure its straight. erico2k2: We can't use such in 9ja cos of the type of mortar we use. Cos U av to sand is down Yea....sorry..I misconstrued your earlier write up. The angle beads would have been wonderful if we are able to use it here. mufutau55: More reason is better to mount/affix the windows before those hoods are done. Hajji M. mavverick: Dont quote me on this. What I sometimes see with artisans is that the lining of the windows may not be straight. In some refurb/rebuilds that I have done (not in nija), what we do on walls is use angle beading. This gives that corner strength and ensures a neater job, a very good chance of ensuring the corners are straight as well.
In nija, although they use cement I find that depending on the skill of the bricklayer, they do not always get it straight. When you have window hoods, it will mask the problem from the outside, but not on the inside if its badly done.
Mind, there are 2 types of angle beading, one is used for drywall skimming and there is an external one used for cement plastering. Many thanks.Very thought provoking. But my curiosity now is about those that mould the angle beads before fixing the windows. Especially for correcting from inside. |

Now to window hoods... What is the functionality of window hoods on the Windows aside from aesthetics? What is the use of having all round hoods (like photo1)? Is just a bottom hood not enough (like the other photos)?

I know of AB and I know of ABB made in England, I believe in the end I went for ABB as the price difference was not much. In your opinion, is there any need to tile the walls of a visitor's toilet (one that has no shower of any sort?). If I am correct, the walls are mainly tiled to restrict water from soaking the walls. You can build a house with that earnings. Simply by a cheap dry land you can afford, start buying blocks (bit by bit - say 20 blocks at a time) with the maximum you can spare. once it is plenty enuff for foundation, then save up to do the foundation for a bungalow. Try to complete a room and move in (no need to paint, just plaster it if you can). Then complete the second room and third room (depending on how big you want). Then from there complete parlour and roof everything. You may have further questions as to how you can be roofing it room by room. This is the method some vulcanisers, bricklayers,mechanics and other artisans built their own house.
Some people that are forming big boy today are tenants whilst the artisans telling them 'yes sir, yes sir' are landlord (irrespective of the location of their homes). I hope this helps. Be wise,be smart and be humble. |

Onuokwu: This is after St. Finbarr's coming from Unilag. To be precise, around the Kemist B/stop area (by the Total gas station). The area is not that close to the lagoon but for Akoka, Gbagada and other sorrounding areas,the soil bearing capacity is notoriously low. Before the town planning guys will even accept a building plan from you to consider for approval, it must be accompanied by a soil investigation report like they did in my case. I actually bought the property with the full knowledge that i would have to demolish the existing structure on it because it had "settled". The soil investigation report recommended "pile" and since i was looking at multilevel, the diameter was wider. I imagine a bungalow there will require piles with smaller diameter.
That community/moronfolu street axis also have same soil problem. I abandoned the option to purchase a value property there because children of the deceased owner permitted me to do a limited soil test. With the result, i could not see any economically viable options to own and hold the property. Just like you mentioned, the soil bearing capacity of those areas are terrible and this includes the Maryland area. People always scream mainland but do not realise that the soil bearing capacity of the island is better than some of those on the mainland. |

n3xt: Roof gutter to channel water for inside ocean? No! You've been there before you should know the problem is not water seeping from ground but lack of drainage to direct the water to. This explains the reason why so many big structure on that road are unoccupied and are advertised for sale without buyer for years.
Once the road gets filled up, the water backflow into the plots and continue to rise . The worse part is the new Ologolo road which divide the main Ologolo road into 2. This means unless there's serious intervention, those areas will continue to experience serious water issue until they do drainage to link up the new road or connect to whitesand.
____________ If you know that building then you'll know the Reserve. The reserve is not that far inside and no water issue for 2 years now (2014 - 2016).
And funny enough, both buildings are the same design. Just that one felt the design is not ok and decided to add more to it. Like making 4 to 6 or 7 and putting cantilevers on building that wasn't designed to have one from foundation. Just like mavverick mentioned, the water actually seeps from the ground and I believe there is little or nothing that you can do about such. The drainage is an issue alright but the general water level of that area is high. This can easily be confirmed by looking at the level of water of wells in the area. Just like my mainland area, the water level of the wells in the area is often less than a metre (depending on the level of your filling) from ground level in the rainy season. |
