gabbytabby: How much did you pay for a 3 phase meter. My contact is at agungi the area issuing office and says 68k all in. Does this include egunje me I no know.
My initial foray about 5-6 years ago I paid 85k and 30k of which I latter got to know was egunje but they told me processing fee. At the time I paid 55k as draft and 30k cash.
I also paid during meter installation. They wanted 15k but I paid less than 10k.
@maverick The 68k is official as you pay it to the bank. But I was told the contractors will not stamp ur form and send it for processing if u don't pay the 15-10k stamping fee. And if u prove stubborn, u may wait indefinitely for ur Meter. I am not surprised about their installation fee at all. Ikeja gives the Meter for free. I challenged eko on this when I went to their head office. They said whatever we pay is removed gradually from our bill.  |

Since I just finished my meter installation, I thought it would be good to share the experience. Mind, they say 45 working days after payment you should have your meter, this is true in some situations and in others not so true. The truth is that you need to goto thier office to chase up the meter, promise to grease a few palms and your meter shall truly come out. Someone also told me that if I pay N10k each per meter, I can get express service. Well I didn't go down that route, so I cannot vouch for it. The 45 working day wait suited me as I needed to plan for the power installation for the project in order to ensure a smooth and hitch free installation.
The process of obtaining a meter.
1. This applies to EKDC, other electricity distribution companies might be the same or different.
2. First of all you complete the form with all the details of the property, the technical details such as the horse power etc, I left that for my electrician to complete since I wasn’t sure and didn’t want to get it wrong.
3. The form needs to be stamped by an electrical contractor, any experienced electrical contractor with the correct stamp can do this. Alternatively you can go to your nearest business unit or NEPA office and get them to do this for you. It comes at a cost of between N5k – 10K per form, depending on how well you can negotiate.
4. They do say that a MIZ inspector needs to come and inspect the property before and after the meter installation. I actually thought after you collect the form for free and you pay the meter fee, you don't pay any money again. One PHCN man in the Lekki environs told me I have to pay 10k per form and I told him to go to blazes. So is this money official or just a back end collection. Madam gabbytabby, please any comment on this Ma'am? |

topsy23: The amount is much. Is your electrician installing indelic called lightning preventron? If it is a normal spike that normally install on the roof, less than 100k should be able to cater for it except the electrician is installing another brand of lightning arrestor called ESSEX. This type is very expensive. For the normal arrestor below is the materials needed:
1. Copper tape 2. Tape clip 3. Tonado nail 4. Earth rod 5. Earth clamp 6. Spike 7. Earth coupler(if u are using more than one earth rod)

Good day. Oga, He is actually right.The correct terminology is LIGHTNING ARRESTER . The thunder is the sound and you can only use ear plugs or sound mufflers to arrest that one. However, the lightning is the charge which we want to arrest. I want to believe we are dealing with charges in this topic. I am very certain you even have more ideas than I do of what I am talking about. But for some reasons people generally call it thunder arrestor even some so called professionals. I guess they are speaking the language people can easily understand which is what communication is all about. @ Enyimbamercedes, .But you could just have pointed out that the terminology is wrong. Are you saying that if the lawyer drafted the tenancy document from day 1, evictions court process will be free if needed ? That sounds like a good deal o. Yes, although court representation may not be free. I however, didn't give my house to an agent. I gave it to the lawyer to let. The agents call the lawyer and this method makes everything very formal. All sorts of agents are the one that let the houses. As far as I am concerned those agents are rogues. My lawyer was involved from when I was searching for the land (verifications and background checks) till I got tenants. My tenants have never 'met' their landlord as I go there as caretaker. To me the services of the lawyer is non-negotiable. But this depends on whether you have a good lawyer and considerable lawyer or not. |

On point 2, can quit notice be given after 6 months into the tenancy. so quite notice expires the day after the fixed term tenancy or around that time. Make una answer Gabbytabby, lawyer. |

mavverick: Any thoughts of the case where lawyer says 150k to evict, and where rent only be 250k ? The actions you talked about, quit notice by lawyer is this all within the 6 months after start of tenancy, lets assume its a yearly tenant or are we talking of where they have defaulted already ? This is sort of what I am saying. If u already engaged a lawyer from when agreement was signed, the lawyer will do his due diligence at no extra cost. |

There is a story of a landlady who was jailed for 6 months for removing the roof of her house due to tenants owing her for several months. The same tenants took her to court. You don't give them a paper as ur quit notice. Or a paper signed by only ur lawyer. You get a proper court bailiff to serve the notice. If they refuse u use the NPF to enforce the quit notice. Believe you me, my rent is paid before it kicks in. And I mean business. I bark n bite. The issue is dat most landlords are greedy. They don't use the services of a proper Lawyer. They would rather pocket the agreement money. |

The mindset is that after staying for as long as they can stay without paying, you will still have to give them 6 months free to pack out. The solution is to give them the quit notice early. In all the electrical re-wire installations that I have overseen (not in nija), I typically use MK/Wylex 10/12 way dual RCB consumer unit (This is the new regulation for Part 17 certification). Every major circuit has its own breaker (cooker, upstairs light, downstairs light, sockets, electric shower if applicable etc), and you can isolate various part of the house etc. I bought DB in Nija ABB or so, but TBH I dont remember what they look like and if they have exactly same functionality, I know it has MCB breakers (we had to hide that during rough in works) but how many I do not remember.
Here, I have every part of the house with its own breaker, including the garage, last week a friend who got excited with my hedge cutter mistakenly slit the cable . Luckily the garage has its own small DB and set of breakers, i had tripped off an intermediary one, so it was just a case of lifting it back up, and I shouted UP NEPA !.
I was thinking of buying ABB boards from England and shipping to Nija, this was when I was hearing about the various fakes and I didnt want to take chances, I however found it difficult to find our typical Nija DB over here, and I dont want to buy the type that is used here just in case it doesn't work, so I just bit the bullet and bought it from nija like that, but ensured it was the real thing and had electrician verify it.
Our Electrical pros, pls confirm if the below can work in nija. I am just curious My apartment with this DB is Nigeria. And it is for a room and a parlour (parlour is studio flat style). |

My concern is amperage in light (pun) of the potential breakers.
Good looking though but I'm using USA spec and style due to the government oversight on quality. I think the breakers on this is very standard. allCopacetic: No be small thing oo, this looks like a PPI (per phase isolation) distribution board. is this the only distribution panel you have in the house or is there some other one? I dont see any single pole MCBs. It's possible but I have no clue as to what you are talking about. I will post more pix and hope they help. Yes it is the only DB in the house and a very small house for that matter.

gabbytabby: Generally I do the wires for the generator as I want to reduce the incidence of trailing wires and associated safety issues. Generators are usually located in balcony and away from cooking gas point.
Ceiling price is all inclusive but I end up paying for transportation and 1 meal a day which adds up. Wow! I used to think keeping gen sets on balcony is dangerous to the structure of buildings. Ceiling for everything.  I got a labour quote for piping security house alone for 46k. It seems as if I will need ur services as project manager/consultant. |

gabbytabby: I would use a formula to arrive at the number per flat and then buy half for the lower flats then adjust as necessary for the upper flats.
Per flat would be 7 of 1.5mm 5 of 2.5mm 1 of 4mm 1 of 6mm
For the green I would have about 2 of 1.5mm per flat and then about 1 of 4mm per flat. Generally for all flats we will have 2 of 10mm and then 3 of 16mm aluminium. Note all the others are copper wires.
The 25mm the longest I have ever had to buy is 33meters.
Alternatively if you want to avoid going up and down then buy about half of his quote and issue as needed.
They have always used more 1.5mm than 2.5mm.
You have to supervise.
Labour charges my ceiling is 30 for 1bed, 40k for 2beds and 50k for 3bed. Note the use of the word ceiling and more applicable to high end installation with AC, TV points in all rooms and parlor, maybe water heater, generator points and significant double sockets 3 in rooms and kitchen 4 in living room.
