@ the bolded. Do you really think the argument that roof gutter will help you channel water from your foundation holds for this kind of area? I think not. This is because the ground water will always rise to the general ground level of that area just like maverick mentioned above.

Spyder880 you may need to re-visit this project to carry out further inspection of the guttering as there may be unpleasant consequences long term going by the method adopted. How?

Guttering has been part of the building code in the western world for a long time but trickling down to Nigeria only recently. The purpose of roof guttering is not to protect the foundation of the building as some as posted. In fact guttering has no connection to the building foundation. However if not properly done or not maintained, this can pose serious structural problem to the building which may include the foundation.

So what is the purpose of guttering in buildings? In Europe, the purpose of guttering is strictly about economics of cost. In some parts of Europe including the UK and Germany, the water utility company will invoice you both for the water supplied into your building and invoice you for the water going away from your building into the sewer. So the size of your roof is a function of the quantity of water going into the drains when it rains. Guttering is a means of collecting that body of water for invoicing in time past. So folks protested and by way of circumventing this invoice, they now used guttering to channel the rain water into containers for use in gardening and not the drains to save up on sewage bills.

Another reason for guttering is the roof design. Look at Pix A and B below. You will notice the eave is almost non-existent. Unlike in Nigeria where you could take shelter under a roof when its raining, in the UK rain go beat you die. So guttering is to keep water away from the walls which may cause serious damp and to keep your rain water away from your neighbour's.

Guttering can easily be blocked by leaves and ferns. If this happens and it goes uncleared this may have serious consequences like damp walls, rotten roof timber, pop, ceiling as the water will find a way into the building. Guttering should be maintained regularly i.e cleared before the rains in Nigeria. Again you may suffer these consequences if the guttering is not properly done. See pix C and D below and Spyder880 build ealier. From the pix C and D you could see what is to come if that guttering is not revisited: damp walls and defaced paint work at the minimum. This may also be applicable to Spyder880 Owerri build.

Now the question is do we need guttering in Nigeria? The answer is NO as our eaves are of long and wide span so there is little danger of rain water pouring on the walls but with the recent incursion of parapet into our building design, our eaves are getting thinner and short just like in the UK, so there may be need for a properly done and well maintained guttering.

COrrect, now I like to talk about just teh gutter, that building definately needs the gutter cos the clearance of the roof ending to the building is next to nothing same as this Pic of my roof here .cos the rain water would just flow 2wards the body of the building right?
Now I am forced to agree. These are better reasons for me to have a roof gutter and not those ones about protecting a foundation that is always literally in water.

Very sure. I preffer to use the term working on " apparent land". wink which is the reason I see no significance for the water collector I used. grin

But note that this is when the rain has fallen heavily for a long time. But on a normal day during rainy season it is about 70cm.

@danowena, Can i also ask, when you say if you dig 30cm you may see water, is this like ground water like a well or just water that has nowhere to flow to ? I am just trying to understand, you know i am not a building engineer. grin

Lastly, what kind of foundation did you implement ?
That is the level the wells in the area are. you need only a very short rope to fetch water from the well all year round. The longest rope we used in the area was about 1.5 metres during the end of the harmattan.
I used raft foundation. Although some people that built bungalows used blocks that were filled with concrete. Some of them are regretting that move already.

The gutter also helps to reduce erosion, protects painted or stained surfaces by reducing exposure to water and provides a means to collect rainwater for later use. Rainwater is a natural element that can wreak havoc on a house if it’s not controlled by properly installed and maintained rain gutters. There are many misconceptions about gutters and as a result there are many mistakes homeowners are making. In some cases these mistakes are causing damage rather than preventing it.

The Benefits of Gutters
The importance of properly installed and maintained gutters can’t be stressed enough. Every house should have gutters. Here’s why rain gutters are so important:

Soil around the house is stabilized - even raft foundations can fail if there is not even sinking, the slab can fracture if one part of the building is sinking faster than the other, mostly the area that are water saturated sink faster i.e area around building with no guttering
Foundation problems can be avoided
Flooding under houses can be prevented
Erosion can be prevented and this preserves landscaping and turf
Water damage to siding can be prevented
Water staining of painted exterior walls and stone masonry can be prevented - thats why you see some buildings with green mould on exterior, thats excess moisture
Settling and cracking of sidewalks, interlock stone pavements and driveways can be lessened
Exterior doors adoors can be preserved
I see your point and this is same reason that most advocates for the roof water collector give. However, will this reason hold for buildings with foundations continuously in water? Because from basic building knowledge that I have, raft is used in water logged areas because the foundation is expected to be in water for most part of the year and if blocks were to be used, they will be weakened.

As an example, I have a place in a water logged area on the mainland. Even though I have sand-filled, when you dig up to 70cm, you will hit water and when it rains heavily, you need to only dig 30 cm and you will hit water. in this kind of case, of what use is a roof gutter? the main source of the water is not even water from your roof but the natural water level for the area. The street gutter is usually always with water. Mind you, on this house, I have roof water collector that is channeled to the street gutter but I had to sit down to ask myself that aside from aesthetics, what is this roof gutter really doing? Water will hit the building one way or the other. The roof water collector takes the rain water and channels it to the gutter alright. But the gutter is usually at the natural water level of the area so what's the point? angry

In my opinion, I believe the reasons you gave will fly for dry areas like where OGA Mufutau55 and EgunMogaji are building. By this I mean areas that are usually dry and are likely to only get temporary wet during lengthy rainfall. But for areas like mine that is continuously in water, I feel it does not fly because channeling the roof water or not doesn't reduce the height of water around your foundation. Unless you are channeling it for further use via a receptive tank.

I might be wrong so I am open to correction

Parapet and mortar use have been debated a lot here so can I ask why in Nigeria do we install all round wall lamps? It's not uncommon to see in Nigeria an average living room with 8 lamp points: three wall lamp points in the parlour and one lamp point at the middle of the ceiling, three lamp points in the dinning area and one lamp point in the middle. In the rooms; five lamp points each. Just one lamp point at the middle is enough. One can use reading lamp or bed lamp if so desired. All round wall lamps don't add any rental income whatsoever.

This practice is very wasteful as one can save easily about 70% in pipping and wiring cost if just one lamp/bulb point is adopted in the middle of the room as is the standard practice here in the UK. See pic below, no wall lamps but still well presented living area.

What's your top three wasteful practice anyone?

A majority dont put their financial hat on and get sentimental unecessarily. I am guilty of this but as I see how houses get treated by tenants the functional and necessary becomes a focus and keeping build cost down to well below 20m for a build of 6 units of 2 beds is now achievable.
I don't know if this issue has been addressed, pardon me if it has. Of what use is the water collector on the roof aside from aesthetics? I live in a house with one and still do not see the essence when it rains. It prevents the heavy flow from hitting the ground directly? When it's not as if the water is channelled to a tank or container for future use. The water still gets to the ground anyway huh . Is it wise to use it on a rental property? Does it add any rental value?

It's our build which is clearly below flood level and we will appreciate feedback (good or bad) from clients who took to instructions early enough.

I was at this site in Ologolo, infact, I was meant to buy the 2 plots but got a better place. I even took some pictures when you were working. But wouldn't the job have been neater if you had sand filled before building? I saw how the carpenters struggled with the water. It was nice seeing the determination of the work force on ground.

The water closet with side water supply is still commonly used in Nigeria but you can only find it in wall hung type of water closet.
Most closet couple design comes in under supply system, generally all of them serve the same purpose


The 2 water treatment plant performed the same function if they are set up with full system,
What I mean is that if you look at the 2nd pics it has what we called uv light (to kill germs) which the first one doesn't have. Bcs the owner of the 2nd one wanted the water to be drinkable while the 1st one is just for general house used
The cost are varies due to size of the tank and the nature of the water to be treated. But let's say range of 150-300k for domestic type as these

The thing is most engineers are lazy and they just copy and paste. Did a design with a spiral staircase, the engineer copied one that he had already done before with a different radius entirely . After person go come tell me say him de correct my design.

However, one thing common to all the flood prone areas globally is lack of or inadequate drainage.
