Anyone transacting in dollars and earning in naira is doomed. Number of people travelling abroad for holidays has reduced. Those schooling abroad are considering withdrawing. Those planning to school have to reconsider. The business men are scared of putting their money because of the many changes in our forex policies which this administration admits to be a gamble. total number of people for the 4flat would be 5x4=20people.
Daily water usage per person(Averagely) 120Litres per day(FLUSHING, WASHING, BATHING, ETC).

Now: 20x120=2400LITRES.

I stand to be corrected tho.
Nice calculation and it makes a lot of sense. However, you need to review it.

Because u made an assumption of 6 people living in each flat (average),
Thus total number of people ought to be 6x4 =24 people.

Hence using the 120 litres you proposed, the total litres required would be 24x120= 2880 litres.

It cost me 2.4million to plaster 8 flats of 3 bedrooms using gauging method. I feel I was ripped but some people told me it was okay. And this is workmanship only. angry

I'll advice you concern yourself more with identifying and ending up with good materials. These two things are very critical, and one does not guarantee the other.
Anybody with finance can be an importer, the question is what are you importing.

Single cables in a pipe for very minimal depth is a budget choice, but in a waterlogged area, that's a gamble .

In the case of armoured cables, like i said earlier they specifically suited for subterranean application waterlogged or otherwise, and are safe at even over a feet depth
So what is the price of this armoured cable? What is the likelihood of the cable having breakages along its length after being buried?

Even though I thought I had managed my expectations, I think I have been spoilt by the simple things of life 247 light, cooking and house chores not being such an issue, ease of getting things done, online shopping, getting around and an ability to live my life etc.

I find our people quite mean spirited. Often times no joined up thinking and illogical or maybe I just don't get it.

I am suppose to be in semi retirement and want to be able to do more of what I enjoy and I find that I am getting bugged down with other peoples issues even to the detriment of my health.

Some thoughts on this after a year spent at home. In my case I am home cos of health reasons. I enjoy the simpleness and predictability of my life abroad and the opportunity for the children such that 9ja is not a first choice but I am likely to feel differently in my older years.

Any business is not an easy feat in 9ja cos the tendency is to run it to the ground. You must get liver to deal with our people

I prefer to blend in than be a local champion. I would rather have my home in an affluent area and keep up with the joneses. Bad belle plenty for our people and some will go out of their way to cause you harm out of jealousy.

If you are the local champion you invariably become the local atm. Its always their children or someone in hospital or someone needing to be buried so that you are made to look heartless for saying no. Even people that you hardly know will come round.

Have an allowance set aside for family and friends they will come calling.

If you are a lover of owambe then you go collect asoebi tire. We are each others keeper so them go get into your business. Its good to get involved but dont get too familiar cos it breaths contempt.

You definitely need a source of decent income. Its easier for me to maintain a healthy diet abroad than it has been in 9ja.

My assessment after a year is if I had a choice I will stay abroad but spend chunks of time in 9ja. Chances are I will return in the next 2 years.

Please any advice here on those wood boring insects, because I have personally seen a kitchen reduced to dust because of these insects, this is why for my commercial rental units, I didnt use wood for the kitchen worktop.

I know that MDF/HDF do not like liquid treatment moreover the edges get taped, so the wood cannot be treated like ply of proper hard wood etc, from my little research I found using hardwood expensive in the long run. Is the solution to use those KANFOR balls, you know those white balls they put inside cabinets ?

Also, what are your thoughts about fumigation, I have some of these pressure sprayers that I use in the garden, so was thinking that one can buy fumigation chemical and do it as a precaution or perhaps get someone to do it.

From my little research, insects eating MDF and HDF is a no-no. Unless the person was sold something else. These are imported wood that were treated from the factory. In fact if you visit the warehouse, you will experience irritation.

I have lived in houses with these as furnishings, no insect issues like the usual plywood. But we learn everyday as the insects in those areas could be ajebo.

got mdf, hdf and ndf quotes all hovering around a minimum of 100k per unit.
expected quality benchmark is to be maintenance free or low maintenance for as long as possible.

From my little research on HDF vs MDF, HDF is the winner for rental or not. The unanimous verdict was that although HDF is slightly more expensive, the maintenance is minimal compared to MDF and as such in the long run, it is cheaper. However, I personally prefer the MDF finishings. They have this luxurious looks. smiley

My answer is wood.
Because of its natural appearance and warmth, wood is beautiful and timeless.
But, the woods we get these days are not mature before harvesting. They are not well seasoned before cutting to use.

Hardwood such as Mahogany for instance takes roughly 25 years to reach it's maturity, which means they have a relatively fast growth rate compared to other trees.

To get a complete home furnished with matured well seasoned wood, it will be very pricey.

Laminate is a processed wood finished in various textures(colours) and ready to use.

Maybe we need to do a proper pros and cons of wood and laminate for home furniture.

Finishing is definitely more expensive, remember that Nigeria produces nothing these days, so you are at the mercy of the current exchange rates.

For the interlocks, I have a policy of buying my own materials where possible, so this is what I did.


1 x 30 tonne of stone dust with chipping.
I have some left over cement, but i initially bought 100 to start with even though they requested for 150, and even the 100 self hasnt been fully used. So be careful here. The cement was also used for plastering fence, so hard to know exactly how many they used here.
I bought red pigment, for like 20k.
The guy gets paid N550 per SQM and he provides everything else (rammer, diesel, molding containers, nylon etc)
I will give him some free nylon as its the left over from a previous phase.
I also casted my stones and I want wet curing,whereby the stones are immersed in water where possible or water wetting, this makes the stones stronger. I went to some of the sites that the interlocking guys did, I saw dips and stones breaking, so I want to avoid this if possible. I also filled the compound, almost a year ago to ensure natural compaction so that when the stones are laid, the ground is hard and well compacted as this is what causes dips where there are movement or where the ramming/compacting isnt done well. I understand from some interlockers that when the compound is quickly sandfilled and only rammed in a haste, this can also happen.


I consulted our resident Engineer Abdulwastec on this before proceeding, so stones are already molded but I will only lay it after external painting.
Wow, thanks, I am just seeing this. I got a quote of #1300 psm. This is for molding (materials included) and laying (excluding materials).

This is Iba near LASU. This was done about 6-7 weeks ago.
Just be careful and get all preparation work done before hand because it cost a fortune just to prep the work before NEPA came to install meters.

Recently had 9 1 phase meters installed. the 9 forms cost 40k to be signed and installation 15k for all the meters. Each meter cost about 39k

When I was first told that finishing cost more than carcass , at first I didn't doubt it, but i thought with careful spending and no middleman one can make some savings. True, to some extent, but let no one deceive you. Finishing is the Koko. And then with this my budget, one FAKE ENGINEER for NL is telling me that If I do not give him contract to supply the entire finishing materials and labour to do, he cannot answer a question i asked. Some people are just BAD !

God help us, the end is very close now as the interlock molding is all done . I would love to write a book about the last year or so, and I am sure it will help a lot of people.

@Brag3, I do not like looking at the total, I know that feeling.
A lot of times, I have also heard that finishing is more expensive.

Please give us the name of this engineer if you don't mind. This will let people like me be weary. Just the way I avoided some fraudulent "engineers" on this forum.

Please at what rate was your interlock molded and will be laid? I am scouting for someone to do mine.

1. Yes, its better to install doors before tiles, it's d level from d doors dat d tiler will use to screed.

2. If there won't be traffic in d bathroom, Pvc doors will serve, if otherwise, u can use American panel doors, it's a steel coated door. The steel prevents water to get to d wood.

3. Flush door and panel doors are basically the same , both will serve thesame purpose. Just that panel doors have some architectural designs and flush doors are just plane.

Good day house. Someone posted a toilet door issue here earlier and he needed doors that can open outside rather than inside. The only response she got was to consider aluminium doors that will be fabricated to open out.
I would still love to ask, aren't there foreign doors that open outside?
I don't see this as a big issue because from an engineering point of view, it depends on how the hinges are positioned. And the door handle remains in position but sorta akward. Where I see the challenge is if where the door lands is not in same side as the hinges' position.
