Good evening house, i dont know if this the right place to ask this question in 2008 one marketer force me just to buy 800units of ecobank shares, till today i have not collected any dividend or even know the valve, i have tired to contact there registry many times no response, please who can help me calculate the value of the shares now, maybe the shares have increase in units by now or make any profit its 12years already.

Good day everyone, please i need assistant from people in canada or who have info about canada, i have this problematic brother who refuse to do anything, for year he has been telling us to sponsor him to canada school he refuse to go, work he refuse to learn, we are now planning to ship him to canada as he have always demanded or wanted, the question here is there anything he can do when he arrive in canada maybe working in factory, security, farm, sales person anything and lastly what is the best way to go about this.
Note this person is 36 he refuse to marry or even accept money to do business all he want for us to send him to canada.

Never make a mistake for your tenant to know you, for example i am 31 today since 5 years now i have been renting out my house my tennant does not knw me they keep calling me oga the fear of the unkown is much better.

Get a lawyer, a facility manager or an estate agent to deal with tenants and you will give yourself peace of mind.

Yes i am the person you are right when i bought the house dollar was 180, i have managed to recoup 10m plus from the rent, also invested part of the rent to my project in my place and in treasury bill just to see if i can keep the value of my money, the only problem from 2016 i started renting the property the rental value does not increase still that 3m to 3.2m.

Note i am not in the country so i will patiently wait to recoup all my money in years to come, i also believe the value of the property is also increasing as well.

The house is realistically worth maybe 30M naira today.

So he bought it for $390,000 in 2014. And it's worth about $70,000 today.

You said it all i made that same mistake building 5bedroom duplex in the village which i have not slept in for one day since 2015 i build the house, everyday of my life i cry and regret millions spend on building the house just because of per pressure.

My brother you said the true but i have managed to collect rent of about 10m plus and also dont forget the house in question the value also increases, just that for over the years now the rental value is still the same 3m to 3.2 annaully, why i am not really crying is because i am not planning to sell and also i am not in the country.

Lastly the money i get from the rental is also reinvented in any property and little in treasury bill.

To me dont look at the rental value for now, look at future prospective for example 2015 december i bought 5bedroom duplex at ikota villa estate.
agent, lawyer and all chargers everything amount to 59million naira, the rental value is 3m annual of which i have collected 3 annual rent which amount to almost 10m includ deposit and money i get from the agreement, yes i did some renovations but i dont think is up to 2.5m in dat case i have made about 7.5m without thinking of losing my money to quick rich investment if i want to sell the property today i think will be look at 65m to 70m so to me is not a bad investment especially if you are not in the country, from the rent money i get have contributed 30% my new house i want to live in my state.

Guys sorry to derail but been thinking of securing a property/poperties in Lekki as a hedge against the Nigerian government doing vumm wonders with unending sale of debt instruments.

Here are my questions.;
1. Does anyone know how the location of ikota Lekki phase 1, is it far from Elegushi beach?
2. Is there any house agent here that can get a similar property below at a better price.
3. Is it a good idea to buy such properties?
4. Any unforseen risks of buying and owning such?..

The house and land ae sold by estate agents so the buyer pays, signs the documents and receives his house keys.

I Will not advice you to buy it, I own a house at ikota villa estate to rent the house out are problem atime, when the tenant move out they leave a lot of damages I Will advice you to go for blocks of flat in mainland.

You'll have to contact your broker to know/get the dividends declared so far..................if there's any. grin
As for First bank, maybe you wait and let the price-fall stabilize first. It's good mostly for price appreciation, even though they pay dividends too.

Okpanam is a big problem now because of ibusa according to they own the land even one of my was affected at Austine dada estate marble hill

It is better to spread your risk, I will rather want to get N4 million rent from 8 tenants than having just one tenant who will pay me a rent of N4 million

I disagree with you. You weren't tricked. @ the bolded Always allow professional(Lawyers, expert property managers) handle your property plus you wanted to make fast profit in short time. If I were you I will rent it out on 1.8m and increase after 3yrs.
Rent in that environment fully detached duplex is from 3m naira

u where trick '...mean that the business( rental ) was responsible...u didnt do enough home work ,under study the terrain well....it beyond just having 55m and any property.....u can over pay for a property......if i use 55m to buy 6 set of 2 bedroom in festact at 8m each ....i will rent all within 1 months at 500k each and if i intend to sell at 10m in 3 years is very much possible cos of some certain parameters like limited supply of new one ,ease of new millionaires hammering 10m m from clearing

Property business to me is capital NO, I was trick by agent in 2014 buying a property over 55million naira, at ikota villa estate, rental is 3 million naira annually telling me in 3years property will be over 100m today to see a tenant is a problem, 2 times I manage to see a tenant after that annual rent expire to move out na wahala, if them manage move out them go leave damage worth over 1m naira which you have to repaint in and out again, sometimes it stay vacant for about 8months to 1year to get a tenant again, today I am really regretting that investment cos I bought the house when dollar $1 was 198 now devaluation of naira have finish me and even the rent is not coming in, so be wise when buying a property to me now is a no go area anymore.

You can buy FGN saving bonds. It is usually for a 2-3 yr period as aganist TB which is just for a year
