No materials like cement and roofing sheets will be high (cost wise) without competition, and if u buy from city, you pay transport and again back to high cost. It's in cities where competition(s) exist that u get incentives like lower prices, free delivery and cheaper labour due to excessive supply over demand. My advice:
Get a QS and bill the remaining items. So it guides you.
But 1m for Plaster, Roofing and Wiring. That's a classic joke and will be a source of building collapse. Meanwhile prepare another 2.5m at least for finishing (depending on ur taste)

I was a victim today at the road block, i graduated there some 2 years ago. it was a mannerless protest as students (may be not) took to vandalizing cars and attacking innocent travelers, not less than 15 cars were destroyed (the ones i saw) some a sick man on his way to the hospital (FMC Keffi) died in the road block. It was so so so far from peaceful protest. for Christ sake there was a time we bought pure water to bath in that same school, fetched water at boreholes through the nights, patronized Mai ruwas, whats wrong with our mentality? Violence is taking over the country. if our government has failed must we now kill our selves ?
