Total = #1,082,100.00 without labour and Engr's fees

Does it mean you don't have to make pour concrete into the foundation?

Yes sir, it saves a lot of cost because foundations need to be built on stable and strong soils. Soils range in strength.

Some soils are able to support a skyscraper, while other soils are not able to support the weight of a human. If the soil under a building is not stable, the foundation of the building could crack, sink, or worse–the building could fall!

However rocky soil is an advantage in building construction. Instead of 3 or 6 inches cast blind as the case maybe you can chose to use a good solid blocks as a bed after adding a proportion of workable paste (mortar )

Please note: This is NOT advisable when you are building upstairs.

What do we have here? Gravel instead of soil after 1foot ? OK its an advantage, saving some big big cost...

A 6 bed room duplex, with a 2bed room flat, up and down and the back side for tenenants. All materials used are standard. It has an overhead tank just like the one u posted here. Octagon shaped locally made interlocking stones. Tiles used for external deco on the wall alll round and internal wall of the fence all round are up to window level. 2200 per square metre. All fittings, electrical,plumbing were also done by the contractor.internal and external paintings also done by the contractor. Kitchen cabinet done with same type of wood u posted but a diff color.wardrobes are the same type of wood and color u posted. All rooms including the 2 bed room flats for tenants also have same wood used for the wardrobes. The iron rods used for pillars are standard guague for such building as confirmed by 2 external engineers that came as inspectors. The house itself sits on a plot of land. The iron rods used are 10mm,12mm 16mm, and 25mm diameter depending ob where used. The actual money spent on the project is just about 45million. The 58.4mill + 10% overhead/profit bill of quantity is actually a defence by the contrator that he saved alot.

Alright, 45m for the Project, well is not bad if what they used is aggregate, not local Stone but for other Charges I really do not understand. But All the same A good job cannot be over paid for, because safty and posterity first when it comes to property investment. Considering that property with standard super structure and good design cannot depreciate... Is a good job sir. Thank you.

I have a Job done, a 6 bed room duplex with 2 bed room flat, up and down all ensuite and well finished. The master bedroom of the duplex is also fitted with a jaguzi, the standing computerized type. There is also a gate house and shop. Casement windows, aluminium roofinhg, interlocking, then the external wall, and internal fence are tiled up to window level.cosmetics on the deco pillars and windows. Floor all tiled both duplex and back flats.electric fittings, and internal and external paintings finished. House is ready to he inhabitted. There was no formal agreement. Now there is a bill of about 58.4m. Then an overhead and profit of 10%, makes it about 64.3m. Is that outrageous or reasonable. Note the 58m is paid already. The 10% is negotiable too. This was done in a partly water logged area around oshodi-isolo lagos.

OK, how many storey building is the block of flats? Does it have an over head tank? What kind of stone was used, local stone? What was the size of the rod used for the pillars? DO they work with Machines?

This is high standard plastering called (gauge plastering) we know Ceiling pop will be needed, don't bother yourself still in plan it's a cost control strategy we activated we will survive this economic recess

The owner of this structure have intentions of making it a 12flats Apartment, that is two storey building initially but with the cost of material in the market now he doubt if he will continue with the two storey building plan.
