I read the post and was wondering who wrote this to a public forum.

Am so annoyed with the statement that my mother should call before coming to my home, what arrant nonsense, can u allow me do that to your mother.

I have a very wonderful relationship with my MIL. I dated my husband for 6 yrs and throughout that time, his mum treated me like her own daughter.
She buys clothes for me, when she goes shopping for her house, i give her my mkt list and she shops for me and i re-imburse her.
She cooks different soups and brings them for me at least once or twice a month.
She has said, when i start aving kids, i shld bring d kids to her house when i go to work.
She is just so wonderful that i do not know how to tell her that maybe she is being too nice.
When people see her shopping for me or stuff like dat, dey start telling me dat i need to set boundaries (esp my mum who leaves us alone as much as possible).
However, i do not mind dat she does all these things for me cos its a lot of load off my back n my husband doesnt mind.
I just think that maybe she is a bit too close?

She always calls before she comes so i cant agree with not opening the door for her even she comes over unexpectedly.
Its plain rude and mean.



Not opening the door for your MIL or any family member is not only rude but marital suicide! It cant happen in nigeria(maybe abroad)

We women are naturally very emotional.
As a mother of 2 boys, currently a daughter-in-law and a future MIL, I will (by God's grace) experience both sides of the coin. Being a DIL now, I know what kind of relationship i want with my MIL. It is important for we women to realize that when our children are grown up and have families of their own - their family is their 1st priority (that is the whole essence of a man leaving his father & mother and cleaving to his wife).

I pray i remember this when i am older and my children are married, as much as i will like to have a good relationship with my grandchildren & DIL(take them as my daughters), I have to understand that they have the right to make their own choices/ decisions in life and therefore not try to control their lives.


If any woman behaves as a monster-in-law, it is most likely she has forgotten how she felt as a DIL or was treated badly and wants to do the same to her DIL

My MIL & mum do call b4 visiting - the essence is not to ask for permission but to notify you so you can prepare for the visit (if necessary). Of course there may be times they show up unexpectedly (due to various reasons) but this shdnt be the norm.

@ duno, that is a very good question. Thankfully, the Lagos State government recognises the problem which is a good first step. Can this legislation be enforced if it's passed into law? I don't know the political will of the average person in our society fighting for something that doesn't direclty affect them. Even things that do, when you speak out you find that you are a minority and the people that are affected will not even stand by you, though you are fighting for the good of all. It all boils down to the Nigerian attitude of being unconcerned and continuing to suffer and smile.

Let me ask you, if you are in a position to build a house and let it out, would you be altruistic enough to give it out for only reasonable periods of time like the one year rent you are advocating?

If i say i will or i wont, you may or may not believe me. i guess that has to wait until i have my own house but i do have my convictions which i intend to follow lipsrsealed

People generally think that just because you're an estate agent, you're immune from the prevailing challenges in the housing sector and even blame agents for the hike in rent which is not the case at all. And since Surulere is central and there's a lot of demand for good properties there, the landlord or his lawyer who was advising him knew that it would not take too long to let out the house.

I meet so many young people who come to me everyday, practically begging to help them get accommodation with one year's rent. Every developer is looking towards the middle to high income market. And since demand still outstrips supply in the middle to low income market, the challenge of finding houses for them remains.

well people blame agents because majority of them -i stand to be corrected(there are very good ones no doubt) are greedy. for example even when a landlord agrees to one year payment, the agents still demand for 2 years agency fees!

The demand for housing especially in a place like Lagos is higher than supply and most houses are built by private investors as noted by some of the posters. As long as I use my money to build my house I can determine what I want especially if I took a loan to build it and I'm supposed to pay back the money and also make some profit.

The fact remains that government is not actively involved in providing housing and where they do, those houses are sold to civil servants and you find one director buying 10 houses and perpetuating the 2 years rent policy. When the bill for the prohibition of long rent was being debated in the Lagos House of Assembly I knew it would not see the light of day because who will enforce it? Is it the same people who are beneficiaries and who seriously do not have the interest of the common man at heart?

How do we get our government to be responsive to our plight? I believe there is still hope- at least for Lagos State (Fashola's government)

Initially she used to collect yearly but just last year december she called me and said i should be paying monthly and it should not exceed 1 to 3rd day of each month, which i always thank GOD that ve not disappoint her.

I pray for your landlady oh even though i dont know her or a direct beneficiary. God bless her for at least making some people's lives easier.

I understand what you're trying to say but try to see things from the landlord's perspective sometimes (i believe you aim at becoming one someday). . .

Some landlords build houses for commercial purposes.Let's assume you cough out a few million to buy a piece of land in lekki, you use about 30-35 million to put up a four 3-bedroom flats.You now collect one year's rent.At the expiration of the rent, you expect the tenants to either pay for another year or move out.In some cases, you might have one or two tenants that might want to play games with you forcing you to give them quick notice and at the end of the day, your tenant will feel more comfortable spending less than 10% of what he or she should be paying you as rent to a resourceful lawyer that's good in tying up cases in court.At the end of the day, the tenant will spend years living free in your house and you would have spent more than what the tenant paid as rentage on lawyers.I am telling you this coz i am going through that right now and i have a tenant who has lived in my house since 2007 without paying one naira! Put yourself in that position and see how it feels.

So when they ask you for two or more years, don't blame them.They built the house to make money and even that two years rent doesn't assure them of making back their money in the next 20 years.Mind you, they also pay tenement rate to a govt that doesn't care whether there is a tenant living there or not.

I agree some tenants may be very difficult. From what u wrote it seems collecting 2 years rent is like postponing the evil day cos its no guarantee the tenant will pay on time on expiration of the initial payment. Maybe landlords should organize entrance interviews for prospective tenants and separate the good from the bad grin

Collecting one year rent from your tenants is a good thing and laudable. As the adage goes, if you set a period of 10 years, one day the 10 years go reach. So even if a landlord collects 2 yrs rent there will still come a time when d rent will be due, what happens then? does paying 2 years in advance guarantee that the tenant will be able to renew the rent?

In the western countries you should see what landlords have to deal with. when someone cant pay rent, they have to go to court to ask that the person leave and if the judge says no, that landlord would have to just grine and bear it.

anyway blame the govt for not creating and maintaining jobs and helping businesses to grow which in turn will create more jobs and allow people to have a steady income which in turn would ease the minds of the landlords and they wouldn't have to charge money in advance.

Job stability? loss of job? do all tenants lose their jobs within the tenancy period? Can such issues be predicted? what about the tenants, who protects them when the landlord uses his house as collateral, fails to pay up, the house repossessed and tenants thrown out or made to pay new rents?

well most of the banks have such products (to be paid back in 5 - 20 years depending on the bank) or they may help to access NHF loan( payback period may be 30 years or more depending on age). The banks usually have higher interest rates and shorter payback period which is why NHF is better, however it is quite difficult accessing the NHF loan.

Some finance house (savings & loans) claim they can get the NHF loan out in 6 months. Just about to open an account with one so cant verify their claims yet.

people go through hell to pack the 2years rent and give to the inconsiderate landlords.many borrow,steal,beg,to gather this money and afterwards live in penury in those apartment because we have government that are not sensitive to the plight of their citizens.may God help us all

It is worst and worsen most in LAGOS STATE but I think government should try to put this under control.it is stupidity of Nigeria government not to take proper measures of reducing pressures on their citizen since even the money we work hard with belong to the government because when torn the government will not say you tear the money you work for,it is government money, the LAND belong to govt too because no body brings land from HEAVEN. the govt can make a law that no agent or landlord should collect more than 3 months,people will only complain for few days but we accept the law

I think so too but our government is made up of human beings. Some of them are probably profiting from the present situation. Some months back the issue was raised in the Lagos State House of Assembly, but what has come of it I have now realized that apart from luck (or favour) it is practicably impossible to get a year rent in Lagos. Where u do get, you can be sure that there is something wrong(e.g no water, huge nepa bill, remote area, not secure etc) with the house.

Dear NLs,

Just wondering, why is it so difficult to get a house/flat with one year rent? Nobody collects salary of one, two years in advance. Is it the owners that are so greedy or agents (who want to collect two years commission upfront)

Granted this is our present reality but when are things going to change for the better? who will lead the change? Can it ever change? Funny enough you see houses/flats advertised (even on NL) for months, not taken and still the owners/ agents will not collect one year rent.
