People deceive people. I really appreciate the professionals in this house. 13m and 20m is a lot of money but I appreciate those that are saying the truth here. 13th will only try may be close to roofing on a dry land. 20m may not be enough but with extra 6m you should have something called a duplex. Please note that am not an engineer but I have spent 17m on this house at this stage. So do the calculations by your self timesup234: This is a small house from the number of windows I counted on one side. A four bedroom duplex can be built for 18 million to 100% complete stage. If you check my previous posts you will find out I have been giving the cheapest quotations on this thread. The quote can only be questioned IF the plan of the house is available...
2.5mm and 4mm quantities are okay based on the size of the building and am very sure each room will have AC including sitting room and each toilet will also have water heater...
The only quantity that looks suspicious is the 1.5mm red BUT if external light as included it's okay... Also I noticed that there is no green or yellow colour which is the earth cable in 2.5mm and 4mm cable . |

A trial actually convinced me
Not long ago on this platform, I requested for a professional Carpenter and aluminium roofer for my mini 3 bedroom project, and got contacted by ADEDWARD, whom I initially doubted for some reasons. One of the reasons for my doubt is that he quoted far below others and even when I still choose to reduce the quantity quoted, he promised to work around it and still make it work. Hence, I was afraid he might be a scammer.
I read some comments about him here and some have actually criticized him on this same basis. Yet, I still chose to work with him because when I engaged him, he sounded like someone who knows what he is doing. More so, he was the only one reiterating to me the importance of using quality wood for the roofing and the negative consequences of not doing so.
In a nutshell, I decided to give him the job and alas! He proved me beyond reasonable doubt. I am a very hard person and he was able to manage me still, even when I call him with crazy voice complaining, he will calm me down and tell me I will be happy at last. I know such quality is not common with people with such hand work as I have worked with few.
I will always recommend him to friends and family, and to you all nairalander with similar projects now and in the future....

Do you actually mean a land document?if yes, it's better a lawyer does it. But if you mean land verification, Yes, we can do that. It involves many things depending on the property in question. A lawyer is better to do your verification because of the many things to check during verification / investigation. And most times we work with surveyors. You cant do without a surveyor when it comes to land transaction.
My client was interested in a property. so he showed me the documents and sought for my advice. After going through it i advised him not to purchase it and he was surprised. he expected me to do some Jack Bauer stunt before coming into conclusion. He asked why I submitted so.

Is this a turkey door ? A good turkey door doesn’t fade easily, it is made of steel and can’t be burgled easily. I have installed turkey doors for various projects and they are still fine. Yes it is a turkey door according to the seller. The price for 3ft is 60k while 4ft is 90k. My concern is that I saw another turkey of the same look and size for like 220k. So I don't know if am just wasting my money to buy the 90k own since it is cheap compared to 220k |

Many of us don’t pay attention to the general notes on our structural design, it is always stated there by the structural engineers. For example, you can’t use 3/4” for casting of parapet.

mountmoriah: there are two ways to do these art works, and I will show you, but please, follow the details carefully, we have precast and direct designs.
Precast are design from the floor with moulder then hang to either the windows, parapet, wall belt, angle e.t.c, precast in the second picture, but in this Case, this for parapet, but the same way, the window hood, belt, and Angle, e.t.c will be done in precast.
Direct window hood in the first picture, picture don't lie, I believe you understand.
They are aesthetic beautification of the exterior or interior of house or building, with pure cement and little sands.

i have a project in ibeju lekki that am about to plaster, a 4bedroom duplex and a twin 2bedroom flat. i try to avoid labour from that lekki/ ibeju lekki axis, from experience , so i decided to cross water and get one from ikorodu. when the guy give me bill, i was in shock!.
1.65m internal external and fence!!. (i am pretty sure he saw the size of the building and ofcos the building was in lekki/ibeju lekki axis)
i told him if i see any client give him that kind of money for plastering, i myself will go and learn how to plaster. after a month he is begging for 700k! i still feel i can get it cheaper.
we grind hard for this money.

cash1115: hello all, I've noticed many people complain about the frustration of getting P.O.P contractors to give a rough estimate of a building. I've been called scam and such countless times simply because i asked for measurements instead of just quoting something off my head like those in the plumbing, wiring or roofing industry. The thing is that ceiling differ from all the above simply because measurement depends on a number of factors. Lets say you need a rough quotation for a 3 bedroom flat we have to take into consideration how many other rooms are inclusive i.e laundry room, waiting room, living room, store, walkway, verander, balcony and en-suite. the sizes of each room also matter. Sure, rough estimates can be given if we are able to see the rooms physically, even without measuring. Therefore,what we do is give you the price per square meter and we go from there. let's say a square meter is #3500 and the square meter for your bedroom is 50, that's 3500*50, and then you do the same for the other rooms. That's how you arrive at the final quotation. I won't just give you an amount off the top of my head simply because you say it's a 3 bedroom flat. Mind you, the price per square meter is the workmanship and the material. you are not expected to provide the materials.

It is charged per sqm. Volume, location and most importantly type of design are major factors in deciding rates per sqm. Don't let anyone deceive you that there is a fixed rate per sqm for POP ceiling. There is what I call Budget designs(image 1), Average design(image 2) and Luxury design(image 3) In budget designs, one is expected to use a bag of POP cement for 2.8 - 3sqm, 2 - 2.5sqm for average designs and 1 - 1.5sqm for luxury designs. So, since materials involve and time to achieve these designs ain't same, it is expected for rates to vary. Talk of quality ceiling or POP Precast vs Plasterboard is a discussion for another day. At the moment based on the present hike in POP materials, you can get a good ceiling from 4,000/sqm. Maybe a little lesser if your project is in the eastern part of the country(POP materials is cheaper in the east at the moment). Your response is detailed.
