This is what I indicated last month when I said that rates may go as low as 10% this year. If crude prices continue to be strong, GDP growth remians positive, and inflation continues on a downward trend, a 10% rate for the 364-day tenure is very possible, even likely, at some point this year.
We might even see single digits for Treasury Bill rates before the end of the year....

The Management of ASO Savings & Loans Plc is aware of the recent news in the print and electronic media suggesting that Milost Global Inc is set to inject $250M equity capital into ASO Savings & Loans Plc.

“We dismiss this claim and wish to state that ASO had at no time issued any notice to Nigerian Stock Exchange (NSE) as purported in the media. ASO Savings & Loans Plc has not entered into any agreement with Milost Global Inc. Members of the public are implored to disregard the false news that has pervaded the media,” the statement said.

“Any change to ASO’s business structure or operations will be duly communicated by the Bank through the appropriate channels. ASO will continue to strive to be the Mortgage Bank of choice and explore innovative ways to meet the housing needs in Nigeria.”

when you are convinced that in the long term rates are bound to crash..its better you go in now and lock the good rates you can get for long term Tbills...

Yes you will make money (Capital Appreciation) Just make sure you know the yield at which the TBills is being sold for you.

These bankers can be very vicious once they sence that you do not understand the workings

Thanks Mates for all your contribution on the T-bills liquidation, I yield to some of the advice here I have asked the bank to cancel the liquidation, as it will not favor me in any way you look at it . Loosing 650k for a short period of 57 days is a NO-NO situation. The cancellation was initiated and the cash has been debited from my account. I will wait for the original maturity date. Meaning liquidating T-bills before maturity is not a good one.
Not true.....If you understand the workings of Treasury Bills,

You can decide to liquidate before maturity and make money on it..(Capital Appreciation)

This is how banks and discount houses trade Treasury Bills. They dont hold all to maturity!

The trick is to buy when the Yield is high and sell when the yield is low!

I am just lost between the money in my dom account and getting another TB. Greatest mistake of buying dollars when it was N400.
You should have bought Eurobonds with the dollar and be earning some coupons too..

always good to keep some dollar assets too. That way you will hedge against any fall in the value of Naira and naira assets

In liquidating treasury bills before its maturity, you will need to sell into the secondary market..

as it is the minimum trading volume in the secondary market is N250M...

this is why the banks and discount houses will only discount to you if they want to buy it off you or have a customer of theirs that is willing to buy it from you.

also you will sell at the prevailing rate!

if you bought low and the yields go up..you will definitely be selling at a loss!

Rental yields aren't usually up to 5% even in the highbrow areas of Lagos (I don't know of commercial real estate). Plus, you have to make provisons for renovation which can be high or low depending on the kind of tenant you have. When the tenant decides not to pay rent you'll have incur extra expenses. All these reduce your rental yield.

I know someone will talk about capital appreciation but, if you're looking at rental income, capital appreciation is moot (IMO).
Its usually a waste of time trying to compare returns in various assets classes. Its like comparing apples with Agbalumos.

I always advise all to keep a diversified portfolio of the various assets classes; Treasury Bills, Stocks, Real estate etc..

while some are more liquid than the other, others give far higher returns with the higher risk being take there.

I usually tell pensioners never to go into real estate (rentals) as a source of their daily liquid living allowances. Most of times they only end up selling those assets far lower than they invested in acquiring them.

Treasury Bills is the perfect investment for anyone looking for liquidity and Very low risk! Note however that liquidating treasury bills before its maturity still throws in a diff kind of challenge
