OBTOREPA:There is no point discouraging anyone, it is safer to prepare for reality than fiction. I have seen people dabble into projects with fictitious budget prepared by quacks and mid way they begin to cry that their builder is ripping them. If you are referring to a bungalow below is a rough guide (location-ogun state) Size of plot - 36 x 9m ( half plot)-324 sqm Cost of half plot - 600k - 1.5m depending on the are Size of building - 25m x 7m (3 bedroom bungalow- one unit)= 175 sqm Current reality is that 1sqm = 200,000 naira Therefore cost of building= 175 x 200,000 = N35,000,000 (external works inclusive with average material finishing for the building) Add the cost of land -1,500,000 Add contingency- 2,000,000 Total - N 38,500,000 Note that you can reduce the rate to 1sqm = 150,000 but not advisable I hope this helps. I have watched very carefully how people especially the opposition create propaganda to make it look like obidients are uncouth or disrespectful. Infact, it's the APC supporters that started such nonsense because of grounds obidients are gaining. MasterTeeUSA:That's why it's very important to get registered professionals (those with licences to protect) not just anyone who says he's an architect or an engineer. Your soil test must be carried out by a licenced geotechnical engineer not just anyone who claims to carry out soil test so they know who to hold if they cut corners (licenced engrs know the implications) Even in some areas in lekki you mentioned, some 2-3 storey buildings require piling (which is a bit more complex in terms of reinforcements) so you can't just give specifications without knowing the exact area and the design basis. Finally, just because people are using 12mm and 16mm rods within an area doesn't make it the standard. The advise to anyone should be to follow the design specifications in the structural drawings duly signed and sealed by a licenced engr as per structural matters. |
MasterTeeUSA:It is good to advise people to be careful but to give specifications without design basis is actually unprofessional. Those who intend to build houses should contact registered professionals in the building industry starting with an Architect. Ensure that registered structural engineers are engaged as well if it's not a bungalow. Telling people to use 16mm, 12mm etc when you have not seen even a soil test is foul play. Let's be guided |
Misterc:You have a point though. However, in building construction the burden of building collapse lies solely on the professionals who designed and supervised the construction. The collapse could just be as a result of design calculation/decision errors. These designs are being interpreted by the supervisors so the artisans just follow instructions, hence you can't blame them. |

It is good to expose such character so that people can learn somethings about integrity. The seller has no honor or integrity. A deal has been sealed informally with an agreement to deliver the goods. Anyone who lacks integrity is capable of fraud. It's not a fraud case. However, people should take note of the seller and be well guided. Greed is a very dangerous trait to have. |

There are lots of quacks in the construction industry here in Nigeria , as such, terminologies tend to get mixed up and people just follow the trend. Again, there may be no cost savings because the cost of aluminum sheets has gone up as well. By the time you consider the cost of woodworks + aluminum (including folding the sheets) for the fascia versus the wobbling of the aluminum (if not installed properly) , you'll realize that concrete fascia might just be more economical. |
