However, Just looking at the picture you shared , the Size of the building is roughly 10 x 9m = 90 sqm

OPTION 1 - If you are involving a contractor, at the rate of 1 sqm = 200,000naira , the cost of construction will roughly be about = 90 x 200,000 =N18,000,000

OPTION 2- If you are handling it yourself (direct labour) -at the rate of 1 sqm = 180,000naira , the cost of construction will roughly be about = 90 x 180,000 =N16,200,000


Below is a rough guide to see how each component may cost. Please note that these percentages are estimates, and actual costs may vary depending on the specific project's unique requirements and circumstances.

I have seen people dabble into projects with fictitious budget prepared by quacks and mid way they begin to cry that their builder is ripping them. I just pray they OP meets a professional that has integrity with experience for guidance

Several factors will determine that namely location, type/scope of building and quality of finishes.

If you are referring to a bungalow below is a rough guide (location-ogun state)

Size of plot - 36 x 9m ( half plot)-324 sqm
Cost of half plot - 600k - 1.5m depending on the are

Size of building - 25m x 7m (3 bedroom bungalow- one unit)= 175 sqm

Current reality is that 1sqm = 200,000 naira

Therefore cost of building= 175 x 200,000 = N35,000,000 (external works inclusive with average material finishing for the building)

Add the cost of land -1,500,000

Add contingency- 2,000,000

Total - N 38,500,000

Note that you can reduce the rate to 1sqm = 150,000 but not advisable

I've observed an uncouth behavior in this forum and other social media spaces like Twitter and Facebook about peter obi supporters.

They tend to assume that all Yoruba people will vote for APC's presidential candidate and as such, any Yoruba person who doesn't agree with them even on matters not related to politics, are called various names like Yoruba Muslim, head slammer, and other despicable names. While Hausa people are called uncouth names like almajiri, muhammedan, etc.

I mean, if this isn't tribalistic, I don't know what else to call it.

Trust me, I'm an Hausa person and an ardent supporter of Peter obi but some of his supporters (I mostly noticed this a lot about the Igbo tribe) tend to assume that all Yoruba people and Hausa people are against peter obi.

The uncouth nature of some of his supporters will be one of the reasons he may lose the election (even though I don't pray for his failure sha).

We should rather educate people on why the need and emergence of Peter obi and not attacking them verbally on social media.

The better we start educating people on the need for peter obi as the president, the better for us.

I am not sure how you came about such conclusion.

I have watched very carefully how people especially the opposition create propaganda to make it look like obidients are uncouth or disrespectful.

Infact, it's the APC supporters that started such nonsense because of grounds obidients are gaining. They never believed that a man without structure can gain such traction in terms of organic followership.

READ the first part of my statement that one must hire an Engineer and be on ground to supervise when needed in order to build a storey building. Even if the soil type is Lekki...you can still do all of the above ...Solid Foundation with concrete pour...16mm below and 12mm above is typical. WE ARE NOT TALKING OF SKYSCRAPER HERE. These are just standards. Every standard will have some outliers...but if you think all Nigerians will go soil test, you live in lala land. Even those that will carry out soil test professional or not can cut corners...abi no be the same Naija we dey. Based on your own experience building storey buildings, share what's typically the steps and let's guide our people a bit not just be a critic.

That's why it's very important to get registered professionals (those with licences to protect) not just anyone who says he's an architect or an engineer.

Your soil test must be carried out by a licenced geotechnical engineer not just anyone who claims to carry out soil test so they know who to hold if they cut corners (licenced engrs know the implications)

Even in some areas in lekki you mentioned, some 2-3 storey buildings require piling (which is a bit more complex in terms of reinforcements) so you can't just give specifications without knowing the exact area and the design basis.

Finally, just because people are using 12mm and 16mm rods within an area doesn't make it the standard. The advise to anyone should be to follow the design specifications in the structural drawings duly signed and sealed by a licenced engr as per structural matters.

Please if you are NOT an Engineer and just ran into money be it Govt or by JAPA or can't hire an Engineer and be on ground, please STOP building storey buildings.

1. You try to save money by cutting corners. It will be a disaster.
2. You are not an Engineer so you have no idea what needs to be done. It will end up in disaster
3. You hire people and they buy inferior products because you are not on ground, it will end up in disaster.

First, FOUNDATION must be Deep for a storey building because it can begin shifting from the BASE. You have to concrete pour not the concrete that they will mix and add to the pillar areas alone.

Second, You must use 16mm or larger steel for the Bottom or the Bottom 2 Floors it you want to go 3 or more floors after making a solid deep concrete pour foundation

Third, the upper levels must be 12mm so it won't be too heavy and you need appropriate pillars.

It is NICE and fancy to want open flooring but think of the weight of what you are putting and the Load bearing. Thankfully people are not living inside these collapsed houses at full capacity.

For your BLOCKS, you need to buy solid blocks
..the more expensive ones from a reputable dealer and use appropriate number of cement. Storey Buildings are super EXPENSIVE to construct. If you can't, stick to BUNGALOW because LAS LAS, you will end up losing it up if you don't end up in JAIL on top.

It is good to advise people to be careful but to give specifications without design basis is actually unprofessional.

Those who intend to build houses should contact registered professionals in the building industry starting with an Architect. Ensure that registered structural engineers are engaged as well if it's not a bungalow.

Telling people to use 16mm, 12mm etc when you have not seen even a soil test is foul play.

You have a point though. However, in building construction the burden of building collapse lies solely on the professionals who designed and supervised the construction.

The collapse could just be as a result of design calculation/decision errors.

These designs are being interpreted by the supervisors so the artisans just follow instructions, hence you can't blame them.

Since you changed your mind, The honorable thing to have done would have been to inform him immediately that you got a better offer of 450k and that you'll like to return his 400k (plead with him). The management of the Federal Polytechnic Nekede in Imo state has reacted to a viral video of a student who claimed she graduated from the institution with the help of her private parts.

The yet-to-be-identified student had made the video, which was shared on TikTok, after completing her project defense.

In the video, the ecstatic student claimed she graduated with the help of God and her private parts.

“Omo, today is the final day. Nekede bye bye, this stress ends today. Finally, I’m now a graduate of Federal Polytechnic, Nekede. It can only be God and my p**sy,” she said.


But in a statement on Monday by Eucharia Anuna, its registrar, the institution condemned the act.

The institution said the “despicable act does not represent the standard of our institution”.

“This is to inform the general public that the Management of Federal Polytechnic Nekede, Owerri, has begun full investigations into the identity of the student who gloated on Tiktok about how she graduated with the help of God and her private organ,” the statement reads.

“It is most blasphemous and antithetical that the said student peddled the name of God in her deleterious act.

“Management considers the action of the student as most unacceptable and preposterous. The Federal Polytechnic Nekede prides itself as an institution with high academic and moral standards.

“Both staff and students are quite aware of the consequences of any misconduct. In an unprecedented move, the management, through the various disciplinary committees, had released hotlines through which the students can report any act of exploitation or corruption. These committees are diligent in ensuring that any staff or student found culpable is meted with appropriate punishment.

“The despicable post of this supposed student does not, therefore, represent the standard of our institution. The Rector of the institution, being a clergyman, has been very committed and consistent in instilling discipline in our students through seminars, solemn assemblies, sensitisation outreaches and publications.

“When our investigations are over, we shall make our findings and pronouncements public. It is in our purvey to ensure that only students found worthy in learning and character are certified. This is a commitment to which we shall remain consistently resolute.”[b][/b]

It is good to expose such character so that people can learn somethings about integrity.

The seller has no honor or integrity.

A deal has been sealed informally with an agreement to deliver the goods.

Anyone who lacks integrity is capable of fraud.

A parapet is a wall that's built to conceal the roof, either for aesthetics or functionality purpose.

There are lots of quacks in the construction industry here in Nigeria , as such, terminologies tend to get mixed up and people just follow the trend.

Again, there may be no cost savings because the cost of aluminum sheets has gone up as well. By the time you consider the cost of woodworks + aluminum (including folding the sheets) for the fascia versus the wobbling of the aluminum (if not installed properly) , you'll realize that concrete fascia might just be more economical.
