It is not a scam it is actually a bilateral agreement between the government of Nigerian and USA.
For instance, if a U.S citizen wishes to visit Nigeria that person needs to apply for a Nigerian visa and if the applicant fails to meet the requirements then the applicant will be denied a Nigerian visa without a refund.
Please get it into your head a visa is not a right it is a privilege.
The American embassy don’t force any one to apply for their visas and they made it clear that visa fees are non-returnable so don’t pretend like you are not aware of that.
There is absolutely nothing you can do about the high denial rates because too many Nigerians are involved in violation of the terms of theirs visas by visa overstay.
It is their country and you can’t tell them what to do.

so how many Americans are dying to come to Nigeria. How many of them own Properties. Like some killing themselves to own properties in the U.S and Canada

oga Canada is a lovely, place I agree. However Canada is not heaven. I advise people that if not for our stupid Nigerians leaders are. I have nothing, I am doing in Canada. It ain't heaven. People who become rich in Nigeria, and I mean very rich. The dangote's or otedola did not start leaving in Canada. I also do not support people coming to Canada illegally. But if it suits them due to the hardship experienced back home, well what can I say. I am a Nigerian first and a Nigerian would I be irrespective. I see people saying that Nigeria is the world poverty capital. But I ask myself half of the Canadian population is in one debt or the other. What then is poverty. They say health is free. Hmmm yes but someone is paying for the free health. And now the queue for seeing a specialist is growing at an alarming rate in Canada. In some cases it's when you are at the point of death they may choose to answer you. I do not what to sound pessimistic or disgusting. But this are my findings about Canada so Canada again is not heaven.

Government bonds are much safer, however T-bills is safer it you are buying at the primary market, if you are buying through banks there some levels of risk.

and what do know about mortage . for me i hold two properties in nigeria, thoes properties are not fetching much as an income, i have one paying me N1millon naira in rent, but the mortgage i am paying is N1.7millon every year , this is minus service charge and other cost , now who is making profit, again i know u would say the property would appreciate, but as i speak the value of that property has not increased more than 15% over the last 5 years of the mortgage, now coming to canada or even america calculate or extrapolate . my dear i am speaking from experience. I have learnt my lessons. I wish you luck.

Loan with high interest , go and see the number of people filing bankruptcy every year for credit card . And some credit union are just praying for you to default, before you open eye you’ll see them serving you court papers .

If you need credit capital, the house can be used as mortgage to raise funds. For someone who is business minded, the house will be a nice investment to raise funds for the business.

In my little time here i have seen that it is not just by how long you have been here , many people have been here for 20 yrs and have lots of self limiting beliefs. That is not exactly true. I will peg a household income to 60% of what you said $120k and a house of $300,000 can be paid in less than 7 yrs. There are several ways to take advantage of that. 1. Most mortgage allows you to pay 10%-15% of your principal annually 2. Pay weekly instead of monthly 3. Strive to get a 10% initial deposit 4. Strive to get a good interest rate from your bank

now you are beginning to play with figures my friend, i have plugged in the figures further, i have asked questions i have spoken to people who have been around for 15years . i spoke to a guy who is my instructor in school he works for the government i too thought buying a hose made good investment sense, he sat me now like a baby, we run the figures, and i said men.
