1. Make friends with successful people and occasionally buy them gift and surprise them with lunch because successful people always give and hardly get, so when you give them, they value the gift a lot.

2. Get a mentor and follow his instructions and respect the relationship. Never beg your mentor for money or disrespect his or her privacy.

3. Make new positive friends as often as possible and ensure you keep the communication line open. Create a network of friends and not just connections.

13. Always show appreciation for any good deed you received.

14. Always help someone in need.

15. Live a debt free life. What you can’t pay cash for is not your size.

16. Give out loans that you can part with as gift, so that you don’t destroy your business and relationship.

17. Create legitimate multiple source of income.

18. Save at least 10 percent of your income.

I’ve said it before and I’ll say it again, vacant land is one of the most overlooked and misunderstood real estate investments in the world.

Whenever I tell people that I specialize in buying and selling vacant land, I get a lot of blank stares. I’ve found that there is a HUGE misconception in the minds of most real estate investors. A lot of people have this erroneous notion that vacant land is a “weak” (or even “pointless”) investment because…

It doesn’t produce income.
It just sits there and nothing happens.
It’s just boring.
It’s an unfortunate misconception, because the truth is – vacant land is capable of producing some serious cash flow and it’s one of the best investments in the world because of its hands-off nature and extreme versatility.

I LOVE the fact that land just sits there and nothing happens. The simplicity and stability that comes with owning the right piece of land (purchased at the right price) can far outweigh the myriad of problems that come with owning any other type of real estate. If you’ve overlooked vacant land as an investment opportunity in the past, you need to take a few minutes and get educated about what land is all about.

Here Are 10 Reasons Why You Should Be Investing In Land:

1) With Vacant Land, You Don’t Need to “do” Anything to the Property.
Forget construction! Forget renovations! You don’t need to be an expert or know anything about how to rehab a property yourself. In most cases, you really only need to know one thing: “Is the property suitable for building?” As long as someone else can build on the land if/when they want to, a huge part of the battle is already won.

2) Land is a “Hands-Off” Investment.

Good Morning Nairalanders, my earlier post was "7 reasons why you should start your online business Now". the post was meant to help the Nairaland community think and see reasons why they should not be too dependent on the Nigerian Economy and source for alternative sources of income as other people from developing countries like India, Bangladesh and Pakistan have done. i want my series of post to inspire the Nairaland community to wake up and research alternate sources of income online.

Starting your own online business can offer many benefits. You can run it as a full time project, or it can be something that you do in your free time as a side business. The internet never sleeps so profits can keep coming in at any hour of the day, even when you're sleeping or on holiday.

You don't have to be a technical expert to start your own online business. i am of the believe that if you can register and use Nairaland then you can start up an online business if you have the proper information. Here are the 6 steps to follow.

1. Decide On Your Trade

Before you start your own online business you have to decide what it is you want to trade online? is it Mini online importation, freelancing, Affiliate marketing, Plr Publishing, web development, drop shipping, information marketing etc. you have to be specific and focused on choosing your trade. please do not choose any of the above for making quick money. see it as setting up an offline business for long time profit.

2. Decide On Your market

we have now decided on a particular trade. now we will have to choose a market. lets take an example that we choose mini-online importation in Number 1, now is the time to decide what to sell, who to sell to, where to sell etc. you will have to decide if you will be selling baby clothing, fashion jewelries, phones, shoes, perfumes etc. The more focused you are on a specific industry or niche, the greater chance you will have in selling to your target audience. If you try to sell everything to everyone you will almost certainly end up selling nothing to anyone. so please be specific.

3. Sourcing For The Right Product To Sell

Once you have decided on your trade and market you need to source for some products or services to sell to that market. in Mini-online importation you will have to get those products from the cheapest online stores around the world if you choose Information marketing earlier, You can either create these yourself or you can sell other products produced by other information marketers as an affiliate or by obtaining the resell or master resell right to the product. A lot of potential entrepreneurs are put off the online business world because they don't think that they can build a website. But there are many software programs available that make the whole process easy. Or, you can outsource the web building phase for somebody else to do for you. in some business models like the mini-online importation you do not necessary need a website as you will be selling through classified ads site, eCommerce sites, forums, offline sources etc.

5. Get People To Visit Your Product

There are two main strategies to get people to either your own website, where ever it is that you displayed your products for sell or your affiliate link . You can buy website traffic in the form of advertisements that appear on other websites or on social media. Or you can generate free website traffic. This can be done through various ways. they may include but not limited to, fully optimizing your website so that it's picked up by the search engines, uploading good quality content to social media with links back to your website, forum posting etc.

6. Build An Email List Of Customers

When a website visitor first comes to your site, it's unlikely that they will buy anything from you there and then. So you have to build that trust and relationship with them. The best way to do this is via an email capture box on your website. To get the emails of your prospects you will need to offer them something of value in return that is connected to your business. This could be a free report or eBook that provides useful info to your customer about your products or services. 1. “Move fast and break things.

Unless you are breaking stuff, you are not moving fast enough.”
No, he is not encouraging those with a penchant for breaking stuff in the anger to carry on doing so as if it is normal behaviour. He is basically saying, challenge the norm; don’t acknowledge limitations or in Naija lingo, never stay in your lane. Forge new tracks for your own lane.

2. “The question I ask myself almost every day is, ‘Am I doing the most important thing I could be doing?’”
Valid question. Are you dear reader, doing the most important thing you could be doing with your life, your abilities, your passions for yourself and society? Wait. Don’t answer just yet- think on these things.

3. “People don’t care about what you say; they care about what you build or do.”
Actions speak louder than words. You cannot keep mouthing off with no evidence to show for it. Take time to build; invest in the foundation of your building, your systems, your relationships. A house built upon the sand will crumble.

4. “The biggest risk is not taking any risk.”

Perspective. Perspective. Perspective. Think, why do you do what you do? Why are you in business? To make profit, to solve problems, make a difference, what? Let your motive be right.

GET YOUR TENSES RIGHT

Most likely, this will mean talking about old jobs in the past tense and your current job in the present tense. Of course, there may be exceptions to this general rule, such as talking about a past event that occurred in your current job. The key however is to ensure it makes sense and avoid switching between tenses in the middle of a phrase. Muddling up your tenses is not only grammatically incorrect; it also makes writing confusing and hard to follow.

USE THE SINGULAR FOR INDIVIDUAL ORGANIZATIONS

It’s easy to write accidentally about a single company in the plural if you’re thinking about the people who work there. But if you are talking about one company, use the singular. If you are talking about one company, use the singular. If you work at the BBC, for instance, you are part of its team, not part of their team.

TAILOR YOUR CV TO EACH ROLE YOU APPLY FOR

We’ve all done it. Whizzed the same CV out to lots of employers to save time…Stop! Take the time to change your CV for each role that you apply for. Research the company and use the job advert to work out EXACTLY what skills you should point out to them. They will appreciate the obvious effort.

The last thing you want is to start work and then lose your new job for lying. You also may get caught out at the interview stage when you suddenly cant answer questions on what you claim to know. And that can be very awkward.

Don’t just assume an employer will see how your experience relates to their job. Instead, use a short personal statement to explain why you are the best person for the job. This should be reflected in your cover letter as well.

GET THE BASICS RIGHT AND PRESENT IT CLEARLY

There is no right or wrong way to write a CV but there are some common sections you should cover. These include; personal and contact information; education and qualifications; work history and/or experience; relevant skills to the job in question; own interests, achievements or hobbies; and some references. Also, always present your CV on clean, crisp white paper. The layout should always be clean and well structured and CVs should never be crumpled or folded, so use an A4 envelope to post your applications.
